Guest house is situated in the heart of Windermere which makes it easy for those wishing to explore other parts of the lake district. Rooms were spotlessly clean, though bathrooms on the small side. Though one cannot expect more in those areas. Breakfast need not say anything...really fullfulling english breakfast with cereals, fruit, tea or coffee and above all toast...hmmm

Parking isn't a problem......speak to Brenda and she will provide you with a ticket and place where to park.

As regards host Alan, Brenda and Julie made our saty very welcoming.....though we may have caused some noise at night having wine, cheese and crackers in the lounge!!!!

I would really recommend this guest house to anyone wanting a quite, nice clean guest house with good breakfast and welcoming hosts.

We ended up in this B&B by chance but we're glad we did.
The house is on a quiet road just a few minutes walking distance from Windermere's amenities (including a supermarket, the tourist information center, the train station and most of the shops and restaurants in town).
Our room (n.5, on the top floor) was clean and very spacious. It included a large bathroom with shower, tea and coffee facilities and a TV set with DVD player. Some DVDs and books are available for the guests' use, which made for a welcome surprise.
From the room's window we had a beautiful sight on the surrounding hills and we were gifted by a couple of impressive sunsets.
In the morning we were impressed by the available choice, including a full English breakfast, toasts with butter and ham, muesli, cereals, grapefruit, fresh fruits and juices.
The landlady was very friendly and welcoming, and we were given our own front door key allowing us to arrive and leave at any time.
I strongly recommend this place as an excellent base for visiting the district.

Nice friendly warm welcome on arrival. Close to all amenities 2 mins walk but still situated in a quiet area. Room was vey spacious also impressed with the size of the en-suite bathroom. Immaculate and comfortable. Plenty of choice of dvd's and books you could use at your own liesure. Rooms cleaned everyday fresh towels etc. Nice choice of breakfast and cooked very well, not a big breakfast eater but looked forward every morning to getting up to a well cooked filling breakfast, great value for money. Brenda and Julie were always very polite and helpful made you feel at home couldnt have asked for better. Thankyou for making our stay such a nice one, Look forward to going again, Highly recommend. We enjoyed our stay in this conveniently located B & B in Windermere. The room was spacious and comfortable as was the en-suite. The breakfast was excellent with a good menu including fish. Would certainly stay here again

Ok, so, reading the reviews for this guest house I was expecting great things, however I have now realised that some of the positive comments were slightly exaggerated. I'm not saying the guest house was bad but it was certainly verging on average by guesthouse and B&B standards. I booked a double room and we were given what was actually a single room with a small queen size double bed, it was tiny, there was no room to move and there weren't even any surfaces to sit anything on, the ensuite was also extremely small. Being on the ground floor between the kitchen and the dining room was quite noisy and there was no view from the window, it just backed onto some other houses, in fact we had to draw the curtains every time we were in the room for privacy. We were woken both nights by guests staying in the bedroom above us. The mattress in the room has also seen better days, it was very uncomfortable and full of lumps and bumps, you could feel every spring. Breakfast was average, there was no fresh fruit as some reviewers have said but there was fruit that had come from a tin, the mushrooms in the fried breakfast also seemed to have come from a tin. All in all this place was fine but by no means spectacular as some reviewers here would have you believe.

We are sorry you where not satisfied with your 3 day stay at ashleigh and would have wished you have said during your stay we may have be able to have helped.
The room that you booked online clearly stated it was the smallest room in the house and also on the ground floor as this is reflected in it being the lowest priced room in the house compared to the larger rooms with views.
The bed in that room is a standard four foot six inch double which is less that 3 months old including mattress.
The mushrooms are fresh not out of a tin.
Also fresh fruit is available every day.
As for the noise from the room above that is beyond our control, maybe on reflection you should have booked a top floor room with view.
We welcome guest reviews good or bad as it helps us maintain standards but inaccurate reviews are beneficial to no one, future guests or owners, It also brings the whole point of reviewing into disrepute.

A cosy guest house tucked away neatly with a beautiful view from the dining room. The room was cosy and plush with tasteful decor.
We reached Windermere by rail and the guest house was minutes away by walk. The high street was easily accessible. Bus stop nearby made journey's easy but we had to programme in advance due to limited service, I advice car travel/hire.
Guesthouse has a private car park and the staff was brillant both in service and attitude. In fact I felt like I had visited friends who make a smashing breakfast .........

And may i suggest the DVD collection under the staircase.......Although the view outside is quite smashing.........

On arriving here I thought to myself I am so glad I picked Ashleigh out of the numerous hotels & guest houses I had to choose from, what a lucky find it was! My husband agreed it was a good choice.
It has a lovely warm, cozy feel to it as soon as you enter the front door and you are greeted with such warmth and friendliness by Brenda.
We were really impressed by the size of the room and there was ample wardrobe and drawer space. the en suite is well above average size with a decent shower. The digital TV/DVD with complimentary DVD library is a very nice touch, as is the ample complimentary tea & coffee facilities.
The room was absolutely spotless (but then so is the whole place) with fresh towels & sheets provided daily & came it with a lovely view which was an added bonus.
Breakfast......well what can I say..............WONDERFUL!
Cereal, grapefruit & orange juice in abundance & then came the full English with toast & an assortment of jams with more toast if you could eat it and a good supply of fresh coffee or tea...this breakfast set me up for the day! It was absolutely gorgeous!
You are given a key for the front door and told to come and go as you please which was nice......no 'battle axe' landlady laying down curfews!!!
We would recommend this hotel to anyone wanting a comfortable, friendly & relaxed place to stay, near enough to local shops, restaurants & bars but far enough from the hustle & bustle to make it tranquil & peaceful. The train station & bus stops are only a 5 minute walk away which make it an ideal base for travelling to other parts of the district.
We will definitely return here whenever we stay in Windermere.
