we arrived at the hotel on december 30 to a genuine warm welcome from caroline,part owner of the establishment...we were shown to our room on the second floor,room 8,it was exactly as shown on the internet,very clean and wonderfully warm (it was minus 3 when we arrived).the breakfast was to die for....choice of cereals,fresh fruit and the full english...cooked to perfection by martin,co owner of the hotel...it realy does set you up for a good days walking...the only downside for me was the ensuite,smallest ive ever seen,but then i am six foot plus.....it served its purpose......lots of books and leafletts at hand on local walks and lots of information on pubs and resturants in windermere town..some realy nice eateries in windermere itself but for a bigger choice try bowness on windermere,just a twenty mins stroll down the hill,ur spoilt for choice...the spanish tapas bar is certainly worth a visit...for a nice afternoon snack....for a more traditional feel try the angel inn...roaring log fires,great choice of local ales and good food....cant visit windermere without a trip on the lake....do it....wotever the weather...we went to ambelside..then did langdale pike,we didnt get great views due to the mists....hey o...was a good walk though. new years day was very very cold,with clear blue sky,tress and the ground covered in a heavy frost,twenty five mins walk from hotel is orrest head view point....a nice easy stroll,if you go there i hope you get the same views as we did,words cannot express the beauty we experianced.......cat wait till our next visit......dave and donna.

We stayed 3 nights at Rockside in November 2008. We chose one of the two suits they have on offer, suite 10. You can't tell from the picture on the website, but its actually split over 2 floors. There is the main bedroom with the smallest en-suite you could imagine and then a few steps down is the lounge area. It was perfect for our stay and nice to have that bit extra room. I would definately go for a suite if you're planning to stay a few nights or more.
The owners were very pleasant, and yes the home baked cookies are as good as the other reviews. During our stay it was peanut butter and ginger, yummy.
Breakfasts also excellent. Cereals, fruit, lots of choice too on the cooked breakfast, always hot, plenty of toast - excellent to start your day.
Rockside is in the old part of Windermere which is about a 20 minute walk from Bowness and the main lake. I would probably have chosen to stay nearer Bowness if I had realised how far it was away. There was definately more to do in Bowness during the day and in the evening. However for touring round during the day, Rockside was in a perfect location right on the main road in and out of Windermere, don't worry though, not at all noisy.
All in all, we had a great stay in an above average B & B. Would definately recommend Rockside.

We stayed here for 3 nights at the end of September. Rockside is in a great location, shops / restaraunts / a few pubs right on the doorstep, only 20 minute pleasant stroll into busier Bowness. We received a very warm welcome, stayed in a really nice, comfy room (suite 2) & were served superb piping hot breakfasts. Hope to go back someday soon.

We have just returned from a 4 day break at the Rockside and we would certainly book in again!

We chose Rockside after reading other reviews on Trip Advisor and we weren't disappointed. The location is great, just a short walk to the train/bus station and a whole host of eateries and a couple of pubs - plenty of choice within a 5 minute stroll, and just a little further (approx 20 min walk) is Bowness with even more to choose from.

The choice at breakfast was fantastic with everything from a full english breakfast (with vegetarian alternative) to home made pancakes with maple syrup plus the usual choice of cereals, fruit, yoghurt and juices.

We were made to feel very welcome and there was lots of information in each room provided by Caroline and Martin the owners with suggestions for things to do, places to visit and places to eat. And as an added bonus there were home made cookies to welcome us back most days!!

Some of the larger hotels could learn a lesson here - just showing this kind of service and attention to detail.

My partner and I spent a two night stay in this lovely guest house, Caroline the prop was very friendly and helpful, always cheery and chatty. The room was comfortable and clean with big bay windows overlooking the road. Breakfast was good and plenty full with lots of homemade ingredients.We had a very pleasant stay at this guest house.

I stayed here for 4 nights and the guest house is in a good location near the train station and just under 2 miles away from Bowness. The room we stayed in was a decent size and had the usual mod cons. The breakfasts were really good and you had an excellent choice.

The little extras that were provided, made this guest house stand out from the others in this price range; such as the complimentary cookies and the information packs informing you about local amenities.

My only negative comment would be the noisy bed and the fact that the bed was only provided with a winter duvet, which made it rather warm!
