Me and the wife went away for weekend 31 may,Hotel is 10-15 mins walk out of Windermere, It is set in its own peaceful gardens.Must say after reading reviews very apprehensive but was very impressed with everything,Stayed in room 11, newly refurbed and couldn't fault..Stayed in hotel at night for meal, 3 good courses for approx £16 and plenty of it.Drink not badly priced either for a hotel.Regarding staff they couldn't be more have helpful and polite especially young man on bar Friday night .Breakfast was plentiful , hot and as much tea,coffee and toast as you wanted.No problem with bill and everything was in order.This hotel does allow dogs in the rooms but we had no problems what so ever.This hotel caters for the visually impaired so has good access for people with any disability's, Overhall we enjoyed our stay, the hotel is slightly dated in decor but it was clean and tidy. We wish we had stayed a bit longer

Room Tip: lovely hotel but if you dont like walking stay nearer center ,but then why would you go to lakes and...

Together with my wife, I stayed at this hotel for 4 nights, using it as a base for re-exploring the Lake District after over 50 years...

Much both for and against this hotel. The location is ideal, the gardens are nice, the food is reasonable to good (simple menu, but usually well prepared and cooked, hot plates, good portions, etc). Menu and bar prices were reasonable. The staff were pleasant, friendly, and very helpful - and were very good at dealing with blind folk (the hotel being a favourite spot for such folk), although there was a certain lack of finesse with those waiting at table - also whilst there was an easy familiarity which was liked by many, some guests might find that over the top.

The beds were comfortable enough, and the room was quiet, plenty of tea and coffee makings, TV worked OK, plenty of hot water, in fact everything one would expect. No Wi-fi, but this was available (free) in the main public rooms downstairs.

However, the worst part was the cleanliness of the place - the main staircase was covered in dog hairs, our bedroom had bits on the carpet for the entire stay (my wife commented that she hadn't seen or heard a vacuum cleaner during the entire period). The en-suite shower contained no soap dish or shelf upon which to place the shampoo or soap (why..?!), so these had to be left on the floor of the shower - and just left there EVERY morning by the room cleaner, exactly where we had placed them..!! Clearly no-one ever cleaned the shower....

The lift was somewhat Dickensian - on our arrival and check in, we squeezed into the lift with our luggage, pressed the button for the appropriate floor - after much groaning and jerky movement (and no, we are not grossly overweight), and the sensation of rising and falling, the door eventually opened, and we found ourselves back on the ground floor... Talk about Faulty Towers..!!

Climbing the stairs to the first floor was accompanied by lots of creaking boards, and our bedroom door groaned and screamed every time we opened it (subsequently it was oiled after a request to reception, which solved the situation - but why didn't the cleaner mention this to maintenance staff in the first place..?)

The bedroom lighting system seemed odd - the bedhead lights couldn't be operated singly, or without the main overhead light coming on as well, so it was all or nothing.

To be fair, the hotel was between Managers, but someone would have been in charge if only on a temporary basis, and should have ensured a proper standard of cleanliness and staff training - clearly this wasn't happening. Would I stay there again..? Quite simply, NO - not on your Nelly, at least certainly not until the cleaning systems were jacked up, at any rate.

I have given this hotel a 2 and their achieving this is due only to the lovely room we had (Room 30 in the Annexe), the very spectacular Rhododendron tree outside and the value for money. I honestly have to echo previous reviewers about the Waiters.I thought I had walked into one of those candid camera set ups.
Firstly there was one guy in the morning (having read the previous reviews it must be the same guy that other reviewers came across) who was using his time to do some sort of northern stand up routine. Sorry, didn't work for me, way too familiar, totally unprofessional, absolutely unnecessary and not something I enjoy with my breakfast. He actually told a guest to "like it or lump it". Needs to grow up or ship out.
Secondly we had to have our room bill corrected twice. They had patently put someone else's food and wine bill on our room and then had the audacity to tell us that our position was "debatable" whilst grudgingly removing the erroneous charges!
Great hotel and location spoiled by amateur and unprofessional staff.

Ok rooms, nice reception staff. Extremely rude, disinterested wait staff in the dining room. We let the place know in advance of our dietary requirements which they said will be fine, then mentioned it again when we arrived, then again to the wait staff in the morning. We were put under the impression by the front staff that the chefs would already know and have something prepared. This was not the case. Even after explaining it again to the wait staff, our food came covered in butter and the mushrooms also cooked and soaking in butter. If we were allergic, this would have been a court case. Mistakes like this often happen to vegans so it would have been fine if the staff were apologetic but they weren't. They took a " what do you want me to do about it?" Approach and just didn't even care. The white haired guy with the earring was particularly arrogant and pretty much ruined the average to nice feeling about the place. If you absolutely must stay here due to everything within a 5 mile radius being booked, then go out for meals.

We had one night stay at this hotel, we stayed in the annex Bradbury House Cottage, had a lovely room and the bathroom had large bath and shower, definitely a bonus. Very comfortable bed as well. Not applicable to us but this hotel is very geared up for people with visual problems and good access for people with disabilities. The staff were all friendly and helpful. Would stay with them again. Only one snag, was that it could have been better signposted as we missed the entrance twice.

a lovely room nice gardens but a most miserable barman everything was too much trouble. breakfast next day one of the waiters was asking people if they were going home when they said they were he said good 1 day guest 2day pests.i can see people being amused but it is not very professional.at the evening meal i ordered prawn cocktail 25 minutes later i asked where it was the waiter said it was left on the side in the kitchen. the main course was turkey and the meat was good but it came on a plate with gravy brimming up the sides no gravy boat if you did not want gravy too bad. why is britain so bad at service no one communicates with you.

Room Tip: the higher the better for a quite night.

It was our first trip to the Lake District and the first time we have taken our dog on holiday. We are really glad we picked this hotel. Very dog friendly and very clean. We stayed in the annex (Bradbury House Cottages). The room was very clean with good facilities. The bathroom had a large bath(excellent after a long walk) and a seperate shower. We were offered a dog bed and bowl (we bought our own with us). There was a fenced free run area for dogs and a toilet area. The breakfast at the hotel was nice and filling. We had evening meal at the hotel one night and that was nice as well. The staff were very friendly and helpful. The hotel suited our (and our dogs) needs very well. We would definetly stay here again.
