After staying here I feel this guesthouse should be higher on tripadvisor rankings . The place is very clean and everthing for a pleasent stay has been taken care of . It is in a quiet street only a short stroll from the town centre , Ideal for exploring keswick. Furnishings and bedding were of a good standard and local soaps were in the bathroom .The only fault I could think of was the size of the rooms a bit cosy but thats something you can't change . Tim the owner was very helpful and had very good knowledge of walking and climbing , he would also cook your breakfest just how you like it , if you ask him .

A great little b and b in the Lake District. The owners are very welcoming and friendly with lots of advice on walks and the local area. The b and b itself is in an ideal location - easy to walk into the centre of Keswick and to get to popular walks. The room was decorated to a very high standard and had a fantastic en-suite. There was a good variety of options for breakfast which again was of a high standard. A really enjoyable stay - would definitely book again!

Quality of the breakfast was very good and served with a smile
Although the room was small it was very clean and had everything we could need.
Great quite position despite being near to the town centre

I found the Elm Tree Lodge Guest House via the internet and found the web site easy to use and very informative. The house and bedroom was decorated to high standard and very clean. The bedroom was a little small but had everything needed for a short stay. The en suite was to a high standard.

The food was of a good quality and I appreciated the use of fair trade foods. The tea, coffee and biscuits supplied in the bedroom were of a good quality also. The little touches of sweets and tissues in the bedroom were appreciated.

Tim made us feel welcome and he appeared genuinely interested in all his quests without being intrusive. The inclusion of the little family members at breakfast time was really sweet and added to the homely atmosphere. My husband and I would have no qualms booking here again.

Stayed here at the start of july 2009,found the owner Tim and his wife to be very welcoming on our arrival.Once shown our room we were very pleased at just how nicely decorated and clean it was and found the en-suite to be exactly the same.

Room came with coffee/tea making facilities which is always welcome,the tv in the room was a small portable,but was large enough for the size of the room itself.

Break fast was pleasant (full English) Not the largest but enough to kick start the day,there were also breakfast cereal's available if you didn't fancy the cooked breakfast.

Had the pleasure of tim's 4yr old daughter sitting with us every morning at breakfast showing us her toy's and balloon's (although it did not bother us),if you are not a lover of young children then i would advise you to stay somewhere else.

Guesthouse is very close to the town centre of Keswick (no more than a five minute walk).

All in all we would probably stay here again.

I am delighted that you enjoyed your stay and that you would probably stay here again.

Just to let you know that since your stay we have upgraded the televisions and now have wall mounted digital flatscreen tvs which has freed up the space on top of the chest of drawers where the old portable used to be.

We are very conscious of whether Grace should or shouldn't be in the dining room. Most of the time she picks up on when she is not welcome in there (which is a rarity) and most people (like yourselves) seem to enjoy her company.

We value your feedback and look forward to seeing you again in the future.

Immaculate room, hot shower en suite, good choice for breakfast which was excellent and well presented, relaxed owners with good advice on what to do. Location was very convenient for centre (2 mins) and we did a round trip walk up Skiddaw and back from the door.
