Great location for the town and for walking up Skiddaw like we did. The guy whon runs it with his partner is so friendly and couldnt give us enough advice on where to eat, drink and walk. In fact I think he's actually a machine not man because he runs up and down Skiddaw for fun, we did it and it took us 5 hrs in full walking gear he was on his way down before we were even half way up.
The rooms are traditional but clean and have en suite. There was no hair dryer in ours so the man lent us his partners. Breakfast is really nice, great sausage and cooked to perfection along with a good selection of cereals, yogurt and fruit.
We'd definately go back to this place and he said that if we contacted him direct next time it would be cheaper as we'd booked through late rooms.

The best b&b we came across after 2hours of searching. With out a doubt the best price for the service and modern decor. (No chintz to be found)Definitely a reason to revisit Keswickxx Thanks again xxxxx

Clean, comfortable bed, good breakfast and friendly. Good location. Rooms are basic but perfectly adequate. Our room was at the front and we were not disturbed by the road as other reviewers have found.

The hosts of this B&B are the nicest, most helpful, friendly people. Because of this, I wish we could rate Babbling Brook higher, but, alas, we cannot. For the price we paid, I expected more. The rooms are very small. They are on a very busy street and on a hot day/night with the windows open, traffic noise is very loud. Our bathroom was as small as is possible with a tiny sink and shower. There was no hairdryer in the room. Breakfast was average, pretty much the full English. No brewed coffee, only instant. Ugh.

On the positive, the room was clean, the hosts were helpful.

I stayed here with 6 other members of my family at the end of July and couldn't fault a thing! The rooms were to a very good standard and the beds extremely comfortable! The location was perfect for our walks during the day and for evening meals in Keswick. Angela and Paul were the perfect hosts! They were extremely friendly, had a great knowledge of the area and made a mean cooked breakfast! Myself and the family would definately stay here again!

Room Tip: The King Size Room is definately worth the extra money!

We stayed here on the 27th of July for two nights for a family get togehter in Keswick and it did not disappoint. Paul and Angela are fantastic warmhearted hosts and looked after us from check in to departing. They have a beautiful little place, impeccably clean and well kept. Breakfast was fantastic. As a fellow hotelier of many years I can find it hard to relax when away as I find myself unwillingly analyzing my stay, judging the service and standards but can guarantee you to have a 5* stay here for sure.

We were booked into the Guesthouse through Contour Walking Tour so we were not sure what it would be like and what a jewel we found. We only stayed one night but wished it could have been more. Paul was an excellent host and gave us some great tips about places to eat in Keswick which made our stay even more enjoyable. It was very nice to be across the street from the river and able to stroll the path along all of the playing field after dinner. It was a great ending to a wonderful walking tour through the Lake District. We can't wait until we can go back again.
