“A big and lovely farmhouse ”

This is a really nice farmhouse to stay at, with really big rooms and plenty of space for a large group. The owners are welcoming and friendly. Its a bit remote as you'd expect from a farmhouse so I would recommend stocking up on supplies.

“Gorgeous welcoming house.”

A group of 8 of us (all adults) stayed Friday-Sunday this weekend to celebrate my 30th birthday.

We all arrived separately and Julie was very warm and welcoming to the couple who arrived first as check in wasn’t until 3PM and they arrived at 1PM. Although they were just trying to find their bearings she offered for them to sit inside for the warm when they arrived while the house was being finished.

We all arrived back at the house at 3PM where we were welcomed by who I assume was Julie’s husband to show us around and let them know where to find them if we needed anything.

The house is gorgeous, the pictures really do not do it justice. It’s so beautifully decorated and so warm and welcoming.

I read quite a few reviews before booking and I think a lot of people seem to have issues with how uneven the flooring is etc but it’s really not an issue. It’s hardly noticeable, unless of course you’re just there to pick faults.

Also where the dogs are concerned, they are left to roam free around their land (as they should be) but if you keep your doors closed (the two main doors half half hatches so easy enough to do) it’s also not an issue. They’re all very friendly and just want a fuss!

The property sleeps 10 and with how huge the house is you really do not have to worry about everyone being under everyone else’s feet as it’s so spacious.

We used the hot tub while we stayed and it was great, it’s emptied and cleaned between every group of guests so we had to wait for it to reach temperature before using it which wasn’t at all an issue as it was well worth the wait.

Everything you could need for your stay was there ready for use. Morrison’s and Aldi are only a 15 minutes drive away in Kendal.

The house was absolutely spotless, literally couldn’t fault it at all.

Everyone had a wonderful time and between 8 of us it was an absolute bargain price wise.

I would highly recommend and definitely consider visiting again, it would be gorgeous at Christmas.

“Nice place, shame about the dogs.”

The house looked great on arrival, with plenty of outside sitting space, and a hot tub on decking. Upstairs seemed to be sloping down to one side which was a bit strange, with furniture levelled with blocks of wood. Bed linen lovely and clean. Water pressure in the kitchen was awful, as was the main shower upstairs. Dishwasher didn't work apparently because the water pressure wasn't strong enough - so had to hand wash everything.

The owners' dogs were round trying to get into the house all the time - so we had to make sure the doors were always shut! Sometimes they were perched on the stable door into the back of the kitchen when cooking. The dogs were obviously used to being in the house. That's ok if you are a dog lover!

I would go back as long as I was promised that the dogs wouldn't be visiting, otherwise would choose to stay elsewhere.

Excellent place for a gathering of couples.

“Just beautiful highly recomended”

We recently stayed at this property as a large family to celebrate the new year period with mixed ages and children. Upon arrival the house was as described, just beautiful but the pictures do not do it justice for how beautiful it is! The house was very clean.
The directions we were provided with were great and although we were informed sat nav wouldn't get us there we found google maps directions were great and got us straight there.
We enjoyed everything the house had to offer the children particularly enjoyed the hot tub with Bluetooth music, as did the adults after a long days walking!
Beautiful views all around, motorway traffic causes a little distruption but only when window open at night.
We paid an extra charge to be able to take our springer spaniel with us and although the charge is a little more expensive than other properties we have stayed in it could be justified with the spotless decor of the house. What I would say is that I personally didn't feel it was worth it, the property has many dogs around some clearly very threatened by our dog and we wasn't able to let our dog outside to roam freely for fear of a dog fight and he needed to be kept on a lead at all times. If the property was gated or fenced off around the front it would have given our dog a little freedom. Also be sure to have the door closed properly! A few times we would be sitting in the lounge area and the front door was nudged open by one of the dogs, gave us all a little giggle!
On a whole the house is in a superb location and I would highly recommend to anyone considering booking! We all had a fabulous time!

“Be prepared to be double booked, far better accommodation and hosts nearby. Noisy, run down location”

After booking this farmhouse well in advance, my whole family were excited to visit and celebrate my grandparents diamond wedding anniversary.

Unfortunately, due to the incompetence of the owner we were double booked. Our party consisted of 8 guests, 2 of which were young children who were very excited to use the hot tub and other facilities after a 5 hour drive up from Kent.

Unfortunately we are well aware that such mistakes could happen but when the owner of the property promises you a free stay for the trouble of double booking, you would expect as a bare minimum that they would follow through.

Sadly, the owner Julie has decided not to answer texts, phone calls or emails and there has been not a shred of decency shown.

Upon arrival you are situated within a rather run down caravan site, and despite all the upheaval caused, we managed to have an amazing stay at the beautiful Helmount Barns accommodation which we resided in instead - we would absolutely recommend this larger and better cottage with beautiful views and cant thank the owners enough for their hospitality!!

To those not wanting to face the possibility of being ripped off or have the weekend from hell attempting to find a place to stay last minute within the lakes do not take the risk. Truly shameful.

Would you recommend this hotel to a friend?   No.

“Absolute Perfection”

Our weekend away in this beautiful property exceeded all expectations and the Farmhouse is even more beautiful in reality than in the pictures shown online. The hot tub was a fabulous touch and the beds were so comfortable. We couldn’t have asked for a more amazing weekend and we’ll definitely be returning in the near future!!
