We have just returned after four wonderful days at this Bed & Breakfast. We must say that we couldn't find fault, the location is brilliant, the room was perfect and the hospitality just superb, anything we needed whether it was water, milk tea was always provided cheerfully. During a week that was arguably the hottest of the year, coming back to a granite built building was indeed a cool relief. David and Sarah were the most amicable of hosts - on two occasions David went way beyond 'the call of duty' in particular on the evening before our departure when we discovered that the car had a puncture, with Davids help the puncture was repaired locally and we still left at our planned time of departure the next morning. Brilliant place to stay in The Lake District - hopefully we'll be back.

Having stayed in Hawkshead many times, we must have walked past this B&B on hundreds of occasions, but never really took any attention of it. What a mistake!

Last weekend, on a whim and given the gorgeous weather, we booked a room for Saturday night. As others have said, the welcome from David was very warm, with tea, scones, cream and jam offered on arrival. We stayed in 'Wordsworth', which was very comfortable, well-decorated and spotlessly clean. The house is a gem and given the historical associations with Wordsworth, interesting in its own right. It is also perfectly placed, with plenty of parking space.

One thing that really stood out for me was being asked 'What time would you like breakfast?', instead of the usual 'breakfast is from 8.30 until 9.00'. It was delicious as well!

All in all, I would have no hesitation in recommending 'The Old School House'; we will certainly be back.

Very definitely a must for visitors to The Lakes. Lovely quiet setting within minutes walk of Hawkshead. David gave us a very warm welcome (on an extremely hot day) and encouraged us to go upstairs to settle in whilst he made us a pot of tea plus (extremely fresh) scones (clotted cream and raspberry jam). We stayed in 'Coleridge' - rear view, low slanting beams with small, ensuite - which was adequate & contained a shower cubicle/loo. The wash basin was in the room. A nice quiet, quite roomy bedroom with two singles or put together in a zip mattress. The Old Schoolhouse was reburbed by the current owners in 2011 and it feels very special. Lovely carpets, curtains, cushions etc... in this long low Tudor (ex) schoolhouse. Breakfast, individually cooked by David, was just what we all wanted at our shared 10-seater long table. Nothing was too much trouble for David - including the offer of a free glass of Port, Sherry or Baileys before leaving in search of an evening meal.

£90 B&B was reasonable we thought ... and we'll very definitely return very soon.

Room Tip: Coleridge was rear facing, quiet and very pleasant. Looked at the others and don't think you co...

David and Sarah were so helpful and welcoming with a genuine hospitality that is rarely found. We loved the house but most of all we left, taking with us their gift of friendliness and cheerfulness....Thank you to both of you!!

We stayed at the Old School House as a party of 6 the first weekend in June. And what a wonderful weekend we had. The property is lovely, full of character, beautifully furnished and spotlessly clean with just the right amount of old world charm . It was a very special weekend for us , as we were having our marriage blessed in the village , David and Sarah our hosts were so helpful and accommodating , nothing was too much trouble,i had my hair and makeup done in my room and the florist was too and fro with our flowers. Before the ceremony we were served champagne in the pretty garden and joined by more friends who were made very welcome , It was the perfect place to be before our Marriage blessing and i would highly recommend it to couples marrying in Hawkshead , it feels just like home . The bedrooms at the Old School House are lovely, very comfy beds and furnished to a high stranded with fluffy towels. We enjoyed the very well cooked high quality Cumbrian breakfast served around the large table in the dining room, there was also a good choice of cereals fresh fruit and yoghurt , one of the best breakfasts i have ever had in a B&B . David and Sarah work very hard to make this a very special place to stay and it shows , Last but not least they have there own private off road parking, very rare in Hawkshead village . Highly recommended .

What a find! My wife and I stayed here for three nights together with her family who were visiting from Canada. Everything about the Old School House exceeded our expectations which made our stay in the Lake District even more memorable. David and Sarah are the best hosts you could ever ask for and the house is a delight. Everything was so comfortable and nothing was ever too much trouble, from the welcoming afternoon tea and cakes to the complimentary cheese and biscuits and port in the evenings. The rooms are beautiful and the overall ambience of the place is first class. David's suggestions of places to visit and best routes to drive there really made our holiday. I have visited the Lakes many times in the past and have to say that Hawkshead is the best base for getting to all surrounding attractions and the village itself is lovely - very peaceful with four excellent pubs/eateries. Highly recommended!

I booked this B&B for a single night with a large group of friends & was delighted all round. Booking & arranging was smooth & efficient. Upon arrival we were met by Sarah & David, given tea & cakes which was a very welcome & unexpected treat! Rooms comfortable & very well equipped. Breakfast great.
Fabulous location, beautiful house & I would recommend this B&B to others.
