there were no complaints regarding staff as everyone was very friendly and helpfull. Yes most of the staff are foreign but they are students over in this country for a few months learning English.

If you are looking for 4/5 star accomodation then this is not for you!!the rooms are outdated and reminded me of B&B in seaside resorts in the 70's and 80's. I think they got the pictures on the walls from a car boot sale!!!!

There was very little hot running water (room 3)and the room we were in was above the kitchen and as previously stated by someone earlier very noisey.

The actual layout of clean sheets/towels and refreshment's were spot on no complaint there.

The breakfast area was very clean and airy and the waiter very friendly. The food was quality, cooked to a good standard.

The company that run this Hotel need to look at the room problem, it would not take a lot of thought to change the decor and put more modern furnishings in the rooms.

I would recommend this pub but only for the service you got ...breakfast area and bar but not the bedrooms.

We stayed for two nights at this hotel in January 2007. It was perfect - full of charm and very olde worlde.

We couldn't understand why some of the reviews are so negative. There are four pubs in the village and this is by far the best one. The rooms are exceptionally clean and the one we stayed in had wooden beams and was very quirky (which we like). Please bear in mind that this is a 15th century Inn and the floors and ceilings are going to be uneven. If you want perfectly square, boring accomodation, I suggest you try a travel lodge or something.

The Manageress and the staff were all very friendly as were the locals.

We ate in the restaurant on the first night and enjoyed the food so much that we booked again the following night. The garlic mushrooms are to "die for".

Hawkshead village is very pretty - even in Winter, and the surrounding areas are lovely too. There's alway something to go and see or do, even if you don't like walking (which we don't).

Book to stay at this hotel with confidence - it really is a "little gem". Enjoy.

I have regularly visited this hotel with family for about 10 years. It is a major benefit that it is a privately owned hotel. It shows in the prices and bar prices particularly it is excellent value for money compared to most of the hotels I stay at when work are paying. The hotel's public areas and bed rooms are all spotless. The owner Jeff Atkinson continually invests in the fabric of the hotel the recent higlight being the new indoor pool and jacuzzi. The standard of decoration is also very high.

The spot in the centre of Grasmere is lovely especially in the evening when the crowds have gone home. The carpark is small but that is because of the position and age of the hotel.

The only down side is that the evening meal is a little old fashioned. If you stick to the meat and game you cannot go far wrong.

The the staff are pleasant and remember from visit to visit.
