We stayed here for 4 nights Aug 2012 and had a very pleasant experience. The room was the cheapest we could find in Ambleside but met all our requirements and more. Our host was superb, offering friendly chat and advice. The hotel is in a great location; 5 minutes walk from the lake and 10 minutes walk to the town centre.

Our room was of a decent standard and offered a good view of the days weather. The bed was a little small but comfortable and the water pressure was non existent, but overall I was happy with the room for the price.

The breakfast choice was good and cooked to a good standard. The host requires you to fill in a form requesting the next days breakfast. He took it as granted that we wanted what we ordered for the whole stay. I would have happily filled a form in each day.

The car park is a little on the small side and you rely on the skill of other drivers on whether you are going to get blocked into your spot.

I would come back again.

Stayed for 3 days in July and the sun shone! A miracle indeed this year.Anyway booked a standard room. It was clean but a bit soulless. TV is a joke, 14 inch box like the one i had 35 yrs ago as a kid but i can hear reviewers saying " you don't go to a B&B to watch telly" and you're right. Just had to let it out! The B&B is in a good location about 5 minute walk into Ambleside, the rooms are a nice size and the breakfast is good. Sorry about the telly rant!

Room Tip: Rooms to the back will be quieter

We stayed 2 nights in July while at a wedding in Windermere.
The room was spotless and the breakfast was great, you can have just about anything you want.
The owner was very friendly and answered any questions we asked him about the local area.
Very convenient location as only 5 min walk into centre of Ambleside and a small car park was a bonus.
Would recommend to anybody who wants a good value guest house.

Room Tip: rooms at rear may be quieter than the front as busy main road

Breakfast was good. Owner was friendly but seemed a bit shy, could have been more chatty although seemed to try. Rooms nice. I would stay again if visiting

We stayed two nights in the arabian room in July, 168 for the room for two nights and break... first impression.... guest house good location between ambleside village and waterhead
Its an 8 bedroom guest house, with on site parking for four small cars...
The guesthouse in our view isnt warm or homely, like we expected, carpet in reception very bland...
Warm welcome from owner was warmish..
The double bed was very comfortable, lots of pillows slept well..
The spa bath was reason we booked guest house... yes it was nice we used it 10 times in two nights between us.... water temperature vared between hot and luke warm.... and only side jets not bottom jets in spa.... and one jet broke... shower above bath..
large flat screen tv and digital box.... though no dvd player
large mugs nice touch and tea cooffe make facilities in room..

room had aribian touches.... rubber pads to stand on in shower very dirty..
breakfast needs pre orderring night before on slips..
and served between 8.30-9 i felt that was too tight...
breakfast dissapointing for lakes.... didnt like sausage.. bacon fine half a tomatoe beans and mushrooms..... selection cereals.... fruit juices and tinned grapefruit..... for cost felt breakfast could have been better..... though coffee nice in caferterie...

checkout was 10am.... felt that was early limited time to relax

in general mixed feelling.... though positives are bed spa bath negatives cost and breakfast
