“Very odd”

Stayed one night in mid September and did not enjoy the experience.
The location is great, but on a Saturday night the revellers may as well get in the room with you, it's so noisy.
The entrance is difficult to find and the lobby was a work in progress. It's clearly an old house but seems to have managed to lose the charm but keep the inconvenience associated with older properties.Our room was tiny with tasteless purple sheets and out of date decor.The toilet made a terrible noise when flushed. Downstairs smelt damp.
Breakfast was ok, although the coffee was instant.
All in all not recommended.

We stayed for 2 nights while attending a wedding. It is in the centre of Canterbury and excellent for sight seeing although expect some outside noise during the night (no fault of owner). We were upgraded for no extra cost to the Sun Room, which was a bonus. However, as the other comments there is no receptionist and no bar which is a missed opportunity. Breakfast was hot and plentiful but how the notion of a Canterbury breakfast came about I have no idea it consists of mushrooms smothered in Cheddar cheese?? It is an oddity and a bit pricey but we had a good time.

The location of this hotel is excellent - you can't argue with it. It's just opposite Canterbury cathedral. It's a quaint little tudor house, which is exactly where you want to stay whilst in Canterbury.

Breakfast is good - although you do have to order in advance.

The only issue is the service. It's slightly ad-hoc. And although when you receive it, it's excellent, it's slightly disorganised.

All in all, very enjoyable, clean and in an excellent location.

From the outside you think how amazing it looks with its leaded windows etc! But this hotel is undeserving of the status of a hotel, it's more like a B & B. Therefore it is overpriced for the service & amenities it offers. The room was fine with all the basics, although you would struggle to get up the stairs if you were elderly or physically challenged, but the service offered is minimal. I have no complaints about the young couple who seemed to run the place (they were helpful & friendly) but they are not available 24/7 & there is no-one at the desk to help with queries or problems. Our room key was problematic to use & we had to call the owner on his mobile to help...not sure he would have been so thrilled late at night! There are no bar facilities either so we bought a bottle of wine & then had to wander around behind the desk to find glasses & an icebucket because there was no-one to ask! The hotel is not easily accessible by car & you have to park in public car parks a 10-15 minute walk away. It is in a great down-town location but those cute leaded windows don't seal & the noise from the narrow streets below meant very little sleep on a Saturday night! I am not usually a complainer but that noise was LOUD, so not somewhere to stay with young children! A positive comment....a good English breakfast! Would I stay again....only with earplugs & a lower price.

Room Tip: Don't sleep in the Cathedral room if you are not a heavy sleeper...especially on a Saturday nigh...

It is a lovely 15th century property (lovely to look at from the outside that is). No main entrance, just some back door. No way to drive near it, no parking nearby. No permanent reception only when you are lucky. Hard to get anything up those narrow stairs. I would only recommend it to young couples, not elderly people or families with children. Breakfast was very average. It is definitely overpriced for what you get but the location is good when on foot.
Avoid going on weekends! Druken townsfolk will keep you awake until the early hours of the morning with their yelling and cursing.

I stayed here a while ago and was surprised to see the reviews , but had great experience so booked again.
Had a lovely room, Awesome location and the Manager was really nice and helpful again.
I found the breakfast great on both days and even when i wanted 2 more eggs , he was happy to cook them for me.

I would stay again when next in Canterbury.

We booked a room with a 4 poster bed for a Friday in July for a friend's wedding, and called ahead to double check we would be OK to check in at 12 noon instead of the 1pm time on our booking email. No problem I was told.

Turns out it was a problem and a very big one. En route to a wedding we planned to stop off, get changed and head out - something the hotel were aware of.

At 12 o'clock we arrived to find the hotel closed. Lights off, no-one inside closed.
We called the landline and left messages, we called the mobile number posted on the door. We banged on the windows, rang over and over again, tried the door, the bell and no-one answered. A chef from the next door property explained we were not the first guests to experience this problem.

I called again in the afternoon and early evening to try to speak to someone but no-one answered. No-one ever returned our voicemail messages either and at just after 11.00pm they called to see when we were checking in as they wanted to go home for the night ... ?!?!
