Don’t believe the negative reviews on here - we had a lovely stay. Great little find - near the high street & great value for money. Staff friendly & helpful, lovely 13th C chapel gardens & the noise level was fine. I did use earplugs but slept well & it was great to be so near the town. Generous continental breakfast. We’d definitely stay here again.

My family stayed there during my graduation in July 2018.
Firstly, the place has no clear entry or reception.
The breakfast times had not been made clear so "we arrived too late".
Then, the staff "arranged" our parking payment (which costed us extra): we were fined as there were probably issues with the method of payment. At the hotel we were ensured not to worry as they would have taken care of it as it was their responsibility. They have done nothing! Up to today's date our emails have went unnoticed and the penalty charge increased of value due to late payment.

What a lovely place Canterbury is! Quite magical. The hotel was clean and great value for money! Owners were very polite and helpful! I would definitely recommend staying there! Great for the centre of town!

Booked 5 nights from 21st to 26th. Stayed only 3 nights. Left 24th. Would have left earlier if there was an alternative
Parking. Booking.com had a ‘P’ for parking symbol. Phoned the hotel and was told the parking was very close. Arrived and the parking was almost a quarter of a mile away near the outskirts of the town on a first come, first serve unsecured council car park. Not good if you have a new knee and chronic osteo-arthritis. Charged £6 per night for parking.
Outside. Noise of parties in the evening until 2.00am. Late night and early morning deliveries (3.45am) and refuse collections, large, heavy, reversing and turning vehicles (1 & 2).
Stairs. Very steep. Banister rails very low (3), only 2 feet tall on the step, but lean forward to the next step on the way down and they become only 18 inches tall. Thick dust covering some of the stair rails (4). Stair rails were sticky, although this was probably a benefit. Motion sensor lights, but no light at all from ground to first floor (5). Wall paper peeling off wall. Broken wall sockets hanging off wall.
Bedroom. Claimed to be deluxe double. No ventilation. Smelled of mould and rot. Choose between smelly, hot and stuffy or open the window for the street noise. The window frame was rotten with holes through it (8). Daylight visible through the rotten wood. Bare electrical wire hanging from the ceiling (9). Cracks in ceiling Artex (10). Flakes of Artex on bed in the morning. There was nowhere to put cases. The room was very small (less than 10 feet wide), so small that the ensuite door banged against the bed if slightly more than half opened (11). No space for two people to pass. The radiator thermostat seemed to make no difference. The radiator did not come on – in last week of October. Woodchip wall paper. Holes in the walls. Some badly filled but not painted over (12).
Facilities in room: Kettle, tea, coffee (etc) available. Nowhere to plug kettle in. The kettle lead is too short. The kettle is on its own shelf (13). To plug it in means moving the TV from the other shelf adjacent to the socket or balancing the kettle on the same shelf as the TV. Not ideal. Nowhere to fill kettle since bathroom sink is too small anyway
Hair drier lead is too short to allow use with either mirror. Either use mirror or hair drier, but not both at same time. Mirror was cracked. Broken glass with sharp edge stood out at calf/knee height (14). King size bed. Queen size duvet. No headboard, just wall. Bedside lights old and cracked (15).
Mini bar (fridge) had a handwritten “out of order” sign taped to it (16). It had obviously been there a while.
Bathroom. Extractor fan very noisy (17). Stayed on 15 minutes after switching off. Toilet was electrically operated. Extremely loud. Neighbours confirmed they could hear our toilet and we could easily hear theirs grinding and vibrating (like a hammer drill) at night. Recorded at 73 decibels (vacuum cleaner equivalent) on phone but seemed much louder. Toilet seat loose and moved backwards and forwards. Rubber stops on toilet seat missing exposing particleboard core (18). Smelly. Shower tray and door not clean, lots of black stuff up the corners (19 & 20). Showerhead fixture broken, so shower head just hung upside down (21). Two towels had holes in (22), one of which also had a very dubious brown stain. Mirror on the wall useless as it faced the toilet. One hook to hang two wet towels.
Wifi. Worked first night, failed to work after (23) – other guests commented on this at breakfast.
Asked for another room and told they were fully booked.
Breakfast. Room cramped. Items not laid out but had to be requested (plates, glasses etc). Croissants, toast cereal yoghurt. Looked NOTHING like the picture on their website. White sliced bread only. No ‘selection of home made pastries.’ Cold sliced ham, curly, dry, sliced cheese. Jam and marmalade from the same large, open ‘Bon Maman’ jars three days running. UHT Orange and Cranberry juice drinks. The menu said a selection of hot drinks including chocolate. In fact only English breakfast tea (decaf) and coffee were available. Emergency Fire Exit sign stuffed behind tea and coffee box.
Got back Tuesday evening. Intermittent power cuts, but only in the hotel, not adjacent buildings. Finally a complete power cut. Nothing electric worked in all the hotel. The toilet was electric so would not flush (24). No shower, no light, heat or TV. It took over an hour for the manager to come to phone an electrician. In the meantime we went to another nearby hotel and booked rooms for the following nights instead. Smell of sewage all night. Electricity was back by morning but no hot water for washing or showers in the morning.
Service. Nice Italian exchange student on placement but with no authority. Manager off site. We were refused access to manager (phone address etc) who was always ‘too busy’ to talk to us. Have since emailed manager for possible refund but have had no reply. Tried phoning three times in nine days to reach manager. No response.

Room tip: Choose rooms away from the front. Don't underestimate the noise

Perfect location. Very lovely lady who welcomed us. Looked newly decorated... BUT... we were SO disappointed.
The family room looked clean and tidy but double bed had no mattress protector, which I feel was unhygienic. Single beds had protector but were plastic causing my 15 year old son to get incredibly hot!
Bathroom was horrible. Plug in sink broken, water either scalding or freezing... no in between, showering impossible, only plug socket available for hair dryer was behind rickety double bed and no where near a mirror. Not a well designed room at all!!
Bathroom in total need of refurb it was horrible.
Breakfast room was cramped and other guests had to stop eating and move so we could leave our table!
Breakfast set out nicely but poor quality and cheese left uncovered in fridge so was dry and curled. Couldn’t face breakfast second morning so ate out.
Whole property smelt very strongly of Indian food and spice because of owner cooking his own meals. Was very unpleasant!!!!! All our belongings smelt of the lodge when we got home... horrible!!!
