Last visit was The Tokyo suite , so this time we opted for Shanghai and Marrakesh - which didn't present a problem . Our bags were moved into the 2nd room while we were out in Canterbury . The Shanghai is on the top floor of this wonderful building , it is quite a small room but is 'perfectly formed' - very clean too . The Marrakesh is a different kettle of fish being accessed from the back garden . It is a larger suite with two showers/toilets/tvs . Once again exquisitely clean . Welcome and service are great , as is the breakfast - we even bought some sausages and bacon to take home . I helpfully set the chessboard correctly ( with the white square in the right hand corner ! - no charge ) Next time The Venice room as recommended on here !!

My wife and I have just returned from a trip to the beautiful city of Canterbury. The Venice room was simply wonderful. The House of Agnes is a beautifully restored and maintained building, and the service & hospitality of Sandie and her team were impeccable. I would highly recommend this B&B to anyone! Well done the House of Agnes.

Room Tip: The Venice Room opens out onto the rear garden area, and is very peaceful.

We stayed in the Boston room of this remarkable boutique guest house for my partners 40th. The rooms and open bar settings were absolutely immaculate and so tastefully decorated. The owner Sandie arranged impromptu cake and song to celebrate Eva's special day over a Breakfast fit for a king. We would return in a heartbeat. Sam and Eva.x

We have now stayed at the House of Agnes on two occasions and on each visit have been over-whelmed by how lovely the hotel is. We have stayed in a different "themed" room on each occasion and would highly recommend the "Venice" room, it's stunning!.

Even though we are locals, thank-you for making our stay very memorable - hope to see you again next year! X

It is always so delightful to see the same smiling faces returning to the House of Agnes.

Our efforts go into ensuring that each visit is as enjoyable as the first. Although I would never be convinced that we do everything right all the time, I can definitely say that we will never stop trying!

Just back from a nights stay and definately can recommend. Staff are very friendly and its very central. We stayed in the Mumbai room which looked out onto the street, fairly small but perfectly formed. The breakfasts were good and very speedy, it was nice to have a veggie option:-)

Definitely a special place to stay - we stayed in the Canterbury room with its ancient wood beams and four poster bed. It's a bit like being back in the 17th century (but with decent heating and double glazing).

Breakfast was excellent (tip - you might want to grab some of the sausages they use from the butcher over the road).

I was a bit worried with it being so close to the railway, but I didn't notice the trains at all. Otherwise the location is great - a minutes walk from the west gate makes the whole city centre easily accessible on foot and only a couple of minutes walk from the rail station.

Probably not the cheapest place to stay in Canterbury and if you're just after a bed for the night it might not be the best choice, but a good choice for making a weekend away that bit more special.

I really loved this B & B and would love to return. The first thing you notice when you go into the centuries old building is the warmth of the welcome and how stylishly it has been decorated.
There are 3 small sitting areas for guests, including a tv room with newspapers, an honesty bar and a comfortable area with board games. Go up the old creaking staircase and the bedrooms vary in size and decorative theme. Ours was very small but contained everything we needed and was lovely and warm on a chilly early autumn evening. At £89 for 2, with a carpark at the rear and within 5 minutes' walk of the town, restaurants and cathedral, I felt it was excellent value. I had a quick look into a bedroom named "Venice" located at the back, very spacious and absolutely stunning - at about £130 per night.
At the rear there is a large well-kept garden with seating and lighting which would be wonderful on a warm evening.
Breakfast consisted of fruit juice, freshly made fruit salad, Greek yogurt, cereals, muesli or granola fresh tea coffee and toast plus your choice of cooked, locally sourced bacon, eggs etc. The owners are personally involved in the running of the business and their attention to detail shows.
You are a few minutes walk from the cathedral, shops, restaurants and pubs. We ate on both evenings on the upper level of Chapman's, a fish restaurant 2 minutes walk away. Excellent meal with complimentary amuse bouche and chocolates with the coffee.
