I would highly recommend a stay here if you are looking for peace, spacious accomodation and excellent fixture and fittings. The hot tub was a real treat and made the trip worth every penny. I managed to host an excellent evening for my guests because we had plenty of room for games and the perfect surroundings. I would use this location next year when I organise another get together.
The houses around the lake are quite close together, so you do not get very much private garden space but as we usually meet in winter the house is perfect as its comfortable, warm and modern.

“Stunning - would highly recommend”

Came for a group holiday with friends. Lovely warm welcome from a gentleman called Jamie, settled in fast as everything you need is provided.

Main living areas were spacious and offered an amazing vista, we especially loved the modern design of the villa and as a nature lover, how close you feel to nature. A couple of days it was raining but we were lovely and cosy inside watching nature through the wall to floor windows, keeping warm by the super hot fire! The flatscreen, WII weren’t used too much but handy to have them there. Plenty to do in the local area, as well as the Art Spa, us girls had a few nice pamper sessions there! Prices for treatments were reasonable, not as much as expected. And nice to be able to walk around the estate, you feel like you are in another world.

Kitchen was modern, spacious, well equipped and clean, all you need provided, and lots of fridge space so we all had room for our food.

Bathrooms were high spec and plenty for the number of beds. I must say I slept great there - beds are super comfy!

All in all our group were very impressed with the villa - stunning inside and out, fantastic location and we are planning our next visit for the summer so we can have some nice bbq's and hot tub sessions by the lake. Can't wait!

“Great Stay”

Great location for the lodge. Plenty of walks and bikeing areas. Lodge is excellent accommodation for getting away from it all and really well 'cared for'. Decor is perfect and there's plenty of room for a group of people. Would definitely book again and recommend to my friends.
Only one minor hiccup is that the local pub was a bit too expensive for the quality of food.

Osprey Lodge is in a lovely peaceful lakeside location. It was generally well equipped to cook for 8 people other than the lack of a grill pan and a whisk. Communal areas were large, sociable and comfortable if a little on the tired side. Master suite was lovely other than the faulty bath which leaked into the hall below. The other 3 bedrooms were small and basic and only two of the four bedrooms had ensuite bathrooms. Hot tub was £85 well spent (although unfortunately we were only able to use it on the second day of our holiday as it took a long time to heat up to a reasonable temperature). We received a warm welcome from Jamie who responded promptly to a call about the leaking bath.

My only significant problem was the booking process. After an initial enquiry I was emailed a headline rate which was comparable to similar sized properties we were considering elsewhere. During the booking process additional charges were incurred as follows:

£39.50 booking fee
£35.00 winter heating charge
£85.00 high occupancy charge
2.75% fee for paying by credit card

The hot tub (£85), broadband (£24.95), travel cot (£3.65) and high chair (£1.65) were all optional chargeable extras which, in my opinion, should really be included in the price of a "luxury" holiday. Altogether, these additional costs meant that the holiday cost significantly more than the initial headline rate I was quoted and, apart from the hot tub fee, none of these extra charges were mentioned in the email response to my initial enquiry about the cost of renting the property. The owner refunded us £85 as a "goodwill" gesture after I complained about these additional costs.

Thank you for taking time to post a review on your holiday & we are pleased that you enjoyed the Osprey Lodge & found the setting peaceful.

With reference to the extra charges that you refer to in your review, we are genuinely sorry that you feel the charges were not made clear at the time of booking, but feel it only fair that point out the following points.

We can confirm that all of the charges are very clearly shown on our website, being clearly displayed on the pricing page & then again on the actual booking form page.

With reference to the higher occupancy charge & the winter heating supplement, these charges are very clearly shown on the booking page, directly next to the SUBMIT BOOKING button & in the same size text as the rest of the information on the page. Absolutely no attempt is made to hide these charges or to make them difficult to find, quite the opposite - they are very clearly displayed & have a prominent position both on the website & on the booking g page itself.

Possibly some of the confusion may have arisen by the fact that when you originally submitted your booking, the booking form clearly showed the number of occupants as just 2 x adults & 1 x baby, who required a travel cot & would not need a bed. However, when the actual pre arrival paperwork came through sometime after your booking, the number of occupants had increased to 8 x adults & 1 x baby, meaning that rather than the 1 x bedroom, all 4 x bedrooms would now be occupied.

Obviously this was a substantially larger party size than we had originally quoted you for & the larger party size did mean that the higher occupancy charge of a one off £ 85 would be applied.
We can confirm that despite you changing your booking at a later date & the revised occupancy being some 4 times the original booking size, we did in fact agree, as a goodwill gesture to refund you the £ 85 higher occupancy surcharge in full & without quibble.

This amount was duly paid back onto the card that you used at the time of the original booking & we note that you fully acknowledge this in your review.

At the time you were very appreciative of the gesture & you clearly acknowledged that you had made significant changes to the booking & that it was only fair that a much larger party size be charged more than a party who would effectively only use the one bedroom.

Moving onto the credit card charge of 2.75% - this is also really clearly shown on the booking page & you have to actually proactively select this method of payment, in the drop down list, when you select your preferred payment method & the 2.75% charge is shown right next to this option, it is quite frankly impossible to miss. We do also accept debit cards, or indeed direct bank transfer payment, which are free of any surcharges. The guest did choose the credit card payment method & inline with the majority of companies; unfortunately we do need to pass on these surcharges to our guests.

The booking fee of £ 39.50 is again very clearly shown on the site & covers the comprehensive pre arrival security paperwork & the pre arrival spa paperwork & passes.

That said, we very much look forward to welcoming you down on the estate again at sometime in the future and thank you for your constructive comments.

A group of 9 of us stayed here as a change from our annual weekend away in the executive lodges at Center Parcs. Lower Mill Estate is only a couple of miles from Kemble, which is serviced by a direct 1.25 hour train journey from London. The countryside is attractive and the lodge is set on a nice lake visited by lots of birds. We were greeted by a friendly young chap called Jamie who talked us through the services and answered our questions. The communal parts of this lodge were very spacious, sociable and decorated with modern furnishings, albeit some appeared to be a little worn with over-use. In addition, we often found we were missing cooking utensils, crockery, cutlery and glassware. The rooms varied significantly in size (only 1 with en-suite) so some members of your party will have to comprise. One of the two mattresses in our room was stained and sufficient pillows were not provided. Although I didn''t make the original booking to know what we could expect, the general theme of lodge was a lack of equipment or services that you might expect in a luxury villa, e.g. no TVs in bedrooms, no daily cleaning/bed making service, insufficient mirrors, full en-suite in every room, etc. I can make a direct comparison with our experience of CP lodges here, which historically have been comparable in price. This situation was not helped by charges for additional extras - be warned if you want broadband, a wii console or a cot! We enjoyed the hot tub and the views over the lake, but we couldn't use it until day 2 becasue it hadn't been switched on and heated for our arrival. Overall, it was a great setting for a fun weekend away with friends, but I couldn't recommend it. Looking at other reviews, I anticipate that the owner/manager will offer a robust response to this review, which is entirely honest and reflects our experience.
