This is a basic but very c!ean and friendly hotel. The staff are very helpful and will always have a quick chat. There are three types of rooms and a member of the cleaning staff was quite happy to show us, which will help us decide when we return.. The food was excellent and because of health issues I haven't a lot this last year, but I certainly did not waste any of this. The chef also chatted to us and explained how he cooked his vegetables. There is also outside seating by the river bank. A lovely restful weekend

Room tip: Book by telephone direct and they will readily talk you through your requirements, and advise appropriately.

The staff were so friendly, helpful and informative about the area. The food was really good, especially the sausages at breakfast. The beds were comfortable. Paintwork inside the hotel was being refreshed, but without any disturbance to guests.

carpets rucked in some places.could cause a fall for an elderly person.

if you can look past the decor of this hotel ,then it is a great place,our room (number 11)looked over the river ,which i imagine would be lovely on a summers day ,the staff are so lovely and friendly ,that you feel you dont want to run the hotel down in any way.as previous review's have said it does need a refurbish ,but the bed was spotlessly clean,as was the room,we only stayed 2 night's but towel's were changed,tea/coffee replenished,even bottles of water were left again,as it is only a short walk to the centre ,we got a good price for the 2 night's with breakfast,so we were happy.we would definately stay in this hotel again.

Room tip: rooms at back were so quiet.

Walking distance to Rye's cobbled and historic centre. Very tired and dated, filthy carpets. But good enough to get your head down, bed was comfy. Breakfast great and lovely sunny breakfast room. Cheap so good value. Location is key here.
