Very warm and friendly hosts... would definitely stay here again. The room was very comfortable with great service at breakfast where proper coffee is served and nothing appears to be any trouble. A little gem of a B & B

I stayed over the easter break with my boyfriend and I would highly recommend this guest house, Jo and Dale were very friendly, helpful and welcoming.
Great breakfast! great seaview room, great location, clean and tidy, what else could you ask for :-)

Our room was very well equipped, with a fridge and a good TV. We had two armchairs which was nice, and although the room was small we could move the chairs to be able to see the TV, when we weren't out and about that is! Generally speaking the room was very clean, although the shower had some grease marks and the grouting could do with some attention. There are lots of stairs in these seaside town houses, so not much good for anyone with walking problems. We do not recommend the cooked breakfasts, as some of the ingredients are of a lower quality, but they are generous. The area is a little run down - we witnessed a street fight outside - and sometimes the parking is difficult, but in this instance there is a large underground car park opposite which is secure. It's also close to the White Rock Theatre, but sadly there wasn't anything on when we were there.

Room Tip: It's never worth paying extra for a sea view, because you're hardly in the room at all, and the traffic roars past all day

Thank you for taking the time to write a review.It was good to hear you injoyed your stay here in the 1st floor garden room. We always ask people if they are ok with the stairs when booking.
We would like to pick up a couple of points .The grouting in the shower cubicals have been grouted in a anti bacterial grout that is off coloured to stop the mould, not because it is dirty. If i missed a bit of grease i cannot have had my specs on.
We are very concerned and surprised, that you,thought our food is of low quality, its a shame you did not tell us at the time.We always try to use local produce, mushroom, toms, free range eggs, from a local farm we also only use best back bacon and heinze beans.We are renowned for the choice and quality of our breakfasts as many of our reviews have commented on.
There are many houses and the pier that are under going regeneration work, does this mean that we are run down or being done up?
We would have to disagree with you with regards to your coments re the sea view rooms, as most of our guests that have stayed in them will agree that it is most definitely worth paying the extra money .

I stayed Easter weekend for some solo downtime, to visit a new place, and hike from Hastings to Winchelsea. Seaspray was just what I needed - quiet, relaxed, good location, warm hosts and a decent breakfast. Thanks!

We spent a very pleasant stay in this warm bed & breakfast. We were in a large bedroom with our 7 years old daugther, with a view on the see, well isolated from the noise of the circulation.The hosts are really friendly and welcoming persons. The typical english breakfast is generous and delicious.
