“Great Location & Service”
Reviewed March 18, 2013

We stayed here three nights in early March, 2013. In real estate, location is everything. This B & B has the perfect location; adjacent to the boardwalk and the sea, in the old town and only a few minutes to town center shopping area. It is also a walking distance from the train station. Service and breakfast are excellent - Tracey is a very good host. And very helpful.
Our room looked out to the sea, it was spotless and very comfortable. Wonderful B & B in Hastings, a charming town with history.

This B&B ticked all the boxes for us - central location, spotless and well-appointed room and bathroom, comfy beds, excellent breakfast and a charming, welcoming host in Tracy. If you were of reduced mobility then the steep stairs and the walk to the nearest car park could be an issue, but neither bothered us, and you can unload bags before parking. Highly recommended.

One little tip - try to get to the car park before 6pm so that you pay £3 for 24 hours - after 6pm the machine will only accept £1 for overnight, and you have to dash out again before 8am to then pay £3. We missed by minutes!

Have just got back from a trip to England. Stayed three nights in the very nice coastal town of Hastings. Stayed in The Old Town Guest house and was very happy with the quality and value for the price. It is situated right in the old village and is within easy walking distance to the newer part of the town as well. Quaint shops, pubs, restaurants abound. Right by the sea.
My room was a nice size. Spotless and comfortable. Excellent shower and bath.
Full English breakfast every morning was superb. Served in a nice dining area.
The hosts, Tracey and Emily, could not have been lovelier and were very helpful with questions about the locale and recommendations on where to dine.
Not a huge B & B guy usually, but this one is great.
I will definitely return to Hastings and will always stay at this B & B.

We have just stayed in the Old Town Guest House for three nights and would recommend it. Our room was spotlessly clean and comfortable. The Guest House is in the Old Town and is in easy walking distance of the many restaurants and wine bars. We were in the top floor room and heard no boise from the street. The new owner, Tracey, couldn’t have been more welcoming or helpful. Would definately recommend this place.

have just stayed in the Old Town Guest House for four nights – and I can thoroughly recommend it. My room was spotlessly clean and comfortable – and the shared bathroom next door was large with fantastic water pressure. Both rooms and the dining room were beautifully decorated to a high standard. The Guest House is on the edge of Old Town, which is the best part of Hastings, and close to everything. The new owner, Tracey, couldn’t have been more welcoming or helpful – and her breakfasts were wonderful. Yes, there is a steep staircase and a bit of street noise at night – but I had earplugs, and the stairs didn’t bother me at all. One of the best bed and breakfasts I’ve ever stayed in. Thanks Tracey, it was great.

We stayed here for 3 nights in Octobers 2012. The good points were , the room was very nice and clean and a good size and the ensuite was nice, but there was no door between the bedroom and bathroom, so when one of us wanted to use the toilet there was no privacy at all.
When we arrived Doug said to us there is the key of your room go and have a look at it and see if you want to stay , I don't know what would of happened if we said we didn't want to stay as we had already paid the deposit. Then he said could you settle you bill , being a bit shocked as we have never been asked that before my husband said ok. Doug then said it will have to be cash as my card machine isn't working. I must admit we began to hear alarm bells. Ten minutes later on our way out Doug saw us and asked if we had our pennies yet, we said we were just going to get it ,and told him after travelling the world we have never been asked that before and asked him if he thought we were going to do a runner. This made us feel very uneasy and not sorry to leave.

Room Tip: There was 56 stars up to our room so if you don't want to climb that up and down every day it...

Dear Guest

In response to your comments made in this review.
Some good points made -very nice room, clean, good size and nice ensuite.
Thank you for these comments.

But oh dear, how it went down hill from here!
Why would Doug ask if you wanted to stay after seeing the room?
This was just a piece of friendly banter!
We take great pride in all our rooms and ensure they are kept to a very high standard on a daily basis. Our guests are always happy with the cleanliness and decor of our rooms (as were you).

The ensuite is situated off the bedroom and has its own window. There is no position in the bedroom that the toilet or even the bath can be seen. Anyone concerned about this please visit our website, select the ‘book online’ link then ‘rooms or photos’ where you can see the room in question (seaview double ensuite). This clearly shows that your comment of ‘no privacy at all’ is very much exaggerated.

You made your reservation over the phone. We only ask for one night’s payment as a deposit in advance to secure a booking. You were then sent a booking confirmation via email clearly stating the remaining balance is payable on arrival, which the lady admitted to reading somewhere, at the time you were paying.
We do not know of any well run accommodation provider that doesn’t require payment in advance or on arrival.
Unfortunately our card machine wasn’t working. We cannot comprehend how this situation sounded alarm bells? You were given a receipt, as we give all our guests when payment is settled! We never for one moment thought or suggested you would ‘do a runner’ as you put it.
How could you have been made to feel uneasy by Doug, the owner of the guest house, when asked to pay for bed and breakfast which you had booked? This comment has discredited Doug’s reputation as a most welcoming, helpful and friendly host and totally contradicts every other testimonial written about him and The Old Town Guest House in general, on our website, the eviivo reviews (see the ‘book on line’ link on website) and tripadvisor.

Yes, there are a number of stairs, which due to the age and character of guest house we cannot change. When a booking is made over the phone we always tell guests this and with online bookings it clearly states on our website and the eviivo accessibility page that guest accommodation is situated on the second and third floor which involves a number of stairs.
So you would have known this prior to arrival.

We feel complete dismay at your defamation of The Old Town Guest House.
This is the only negative review we have had in over 150 genuine guest reviews on our website, the eviivo reviews (see the ‘book on line’ link on website) and tripadvisor.
Please read as they speak for themselves.

As the saying goes, you can’t please everyone and it certainly begs the question-
is it us or them...???

Doug and Jen are so very warm and welcoming and nothing is too much trouble to make our stay the best. We have visited the Guest House 4 times and the standard was as always very high. The breakfasts are delicious and the whole place so very clean and tidy. The furnishings etc. are to a very high spec.
Thanks again for a wonderful stay

Room Tip: We stayed in room 9 which has a double bed, lots of room and it's own bath and toilet facilities...
