“The place to stay in hastings”

We have now stayed at Black Rock twice - once 18 months ago (time flies) and more recently April 2012. Tracey Ann and Lesley are the super stars of B & B/Hotels management. Kind, relaxed, attentive and professional. This time we hadn't got round to booking dinner for saturday evening and they asked if we had on arrival, and then were on to it for us and had it all sorted in a trice. For two workaholics it is one of the few things that makes us leave the email at work and is our perfect place to go and chill out for a couple of days. Breakfast is as all have said, something to go back for alone, and Lesley's afternoon tea a must - you won't need much of a supper after that! Jerwood Gallery is fab too by the way - the Old Town a great peace of Bohemia to spend a few pounds. And buy a kite from the shop near the shopping precinct tunnel under the road - lovely lady works there who knows all about kiting. Enjoy!

Room Tip: We stayed in the Garden Room and the Turret Room. Both lovely.

we experienced was checking out. Reluctantly.

Unexpected luxury for the location and a benchmark to other overly liberal users of the preface 'boutique'. Great breakfast, attention to detail and decor and the warmth wasn't just provided by the log fire, sadly needed over Easter.

Excellent.

Room Tip: The turret/sea view room is comfortable and romantic.

We stayed there last week, and honestly there is nothing we could fault throughout our stay as everything was perfect. Very welcoming with great recommendations for local restaurants, and the best breakfast you are likely to find anywhere. The room was beautiful with the most comfortable bed, and lots of small touches such as fresh milk and homemade biscotti. We have already booked to return later in the year, so we would recommend this hotel very highly.

What a truly amazing place! We have stayed here a couple of times and we will definetly be coming back! The rooms are amazing, the owners and staff are welcoming and the breakfast is amazing!!

What a great find, we loved this hotel. Tracey-ann and Lesley made us feel so welcome and when we are next in the area we will definitely be staying here again. The whole house has a warm, cool chic feel, incredibly tasteful but also extremely relaxing. We had the most delicious homemade cake and the most welcome cup of tea on our arrival and to echo other reviewers were made to feel as if our holiday had started.

Hastings was a revelation, with cool shops and places to eat in the old town. With the Jerwood opening here I'd imagine this resort will become more popular and the hotels location by the train station was perfect. Tracey-ann and Lesley's top tips on where to go and what to do were spot on, Boulevard Book's Thai restaurant was a very special place that we wouldn't have found without their recommendation. If you're looking for a south east coast break, I strongly recommend staying here.

Room Tip: I'd imagine they'd all be very similar: cool, clean and chic, we stayed in the sea view suit...

Nothing more to add to all the previous excellent reviews. A five plus star stay from start to finish, with a great personal touch. Wonderful warm welcome, gorgeous property, fantastic room, amazing breakfast. Cannot find anything negative whatsoever. Highly recommend!

We chose to stay here following the glowing trip advisor reviews and weren't disappointed. We felt like we were being welcomed to stay in a friends house, rather than a hotel, and the rooms were divine. Whilst the decor and The small details make this place - from the huge fluffy bed and pillows, luxurious bed sheets, fresh flowers in the room and a decent hairdryer, to the home made biscotti and fresh ground coffee on the tea tray. Breakfast was delicious - a really good selection of fresh fruit to start, then home made bread and a very tasty cooked breakfast. I'd recommend Black Rock House to anyone.
