My partner and I booked this hotel very randomly, and very last minute, on the morning of our stay. What luck to find such a beautiful hotel in the heart of our favourite part of Brighton (Kemp Town). A really warm welcome from Terry who showed us our lovely room and offered any help we might need. I was particularly impressed with the coffee machine in our room (no instant coffee - yay!!!) He recommended a lovely restaurant (Ginger Dog if you are interested) and even offered to book on our behalf. The decor was modern and subtle without trying too hard to be 'different' and 'qurky'. The breakfast was varied to suit almost any taste (fruit, cereal, pastries, cooked) and more than satisfactory in size. We had a blissful stay and would, without a doubt, recommend this beautiful hotel to others, Thank you.

We stumbled across this trailing through heaps of hotels on the internet. We've just come back and had the most fabulous stay, the room was clean, and very stylish, even the tips down to the bottle of water, kitkat, mouthwash, white stuff toiletries and robes. The service was great and breakfast yummy! About 8 minutes walk to all the action. Shall defiantly go again!

We had such a nice stay here. Love Brighton anyhow; but now found a great hotel to stay in. Charlotte Street is a good location and much nicer to stay in the Kemp Town area, made me feel more like a local than a tourist. The hotel was nicely decorated and the room so clean.
Their attention to detail is spot on, from the DVD library and player in the room, to the White Company toilettries. The breakfast choice was wonderful and the sausages were amazing! This was the nicest fry up I have had, and left me feeling ready for the day out.
Location wise, it is lovely and quiet at night; but a straightforward 5 minute walk down to Old Steine and into the Lanes. Parking is fine, just drive around and find a parking "C" zone, get the permit from the hotel (£5.50 if paying cash), one permit lasts 24 hours, so it is up to you to keep that topped up, though they will remind you. So, overall, a lovely place to stay, would definitely recommend them and also...thank you again for the lovely birthday cup cakes, such a nice surprise and another thing to make this a memorable stay :)

A gem of a hotel, but what made the place was not the cleanliness of the well kept rooms, nor the excellent breakfast, but the friendliness and hepfulness of Jamie. We had been to Brighton before but Jamie pointed us in the right direction for great places to eat, have a cup of tea, and options of evening fun. Really pleased with the help in parking and going the extra mile to provide daily parking pemits and identify places to park. A big thank you to Grey's for helping to make our 4 day stay both chilled and fun.

We stayed here for a wonderfully romantic Valentine's Day and loved it! View to the sea, stylish room, bedding SO comfortable (so comfortable we fell asleep instead of going out Friday night!), bathrobes, nice products, yummy treats in-room and vast amounts of delicious food at breakfast (the host even specially got me cream, not milk, for my coffee!)... So convenient as a couple minutes walk to the Pier, yet quieter location, perfect for walking around town all day then retiring to our luxurious suite at night. Friendly, beautiful and we will definitely be back! Thank you!

Overall Grey's is a nice b & b in kemptown, 10 mins walk into brighton. We stayed here 2 nights.Bit of a strange smell when you walk into the hotel, not sure exactly what, but rooms didn't smell. Room and shower small but nicely decorated, tv and dvd player in room, also senseo coffee machine, i didn't find the bed very comfortable though. Breakfast 8.30-10am, was ok, good choice. When we arrived we were informed that we could buy a parking permit from the hotel to display in the car and this would enable us to park in the street outside. We were told that they would put the charge for it onto the room (£6.50 per day). We agreed, they gave us the permit and we displayed it in the car, which we had managed to park just a little down from the hotel. We never moved the car as we walked everywhere for the 2 days that we were there, so imagine our surprise when we went down on sunday morning to put our bags into the car to find a £70 parking ticket stuck to the front of it!! When we checked out we said we had a ticket only to be told hmm.. yeah they are pretty harsh round here! What?? Then he said our permit ran out saturday afternoon!! Apparently they are only 24hr permits and you need to put a new one in everyday!! At no point when we checked in were we told this! We would hardly only want parking for 1 day when we were staying there for 2! We just assumed the permit was valid for our length of stay. This needs to be made clear to people when they check in. Made it a very expensive weekend for us now, due to a lack of communication on their part, and they still charged us for the 1st nights parking, nice! Ruined our weekend.

We are very sorry that this guest received a parking ticket, but it was explained to him meticulously when he arrived that the permits were for 24 hours. We go to a great deal of trouble to make sure our guests understand about the parking here – it can be tricky. We explain about the scratch-off permits, how to display them and where best to park. We even fill out the permits for them. However, at some point the individual does have to take responsibility for where and how they park their car. We did, in fact, go to their room several times to warn them that they needed a new permit by 3pm, but they stayed in their room all morning with a 'do not disturb' sign on the door. We cannot monitor the movements of our guests 24 hours a day.

I should point out that the 'strange smell' the guest experienced on entering the hotel was a vase of fresh lillies.

Excellent b&b. Have stayed in many hotels over the past few years and I think I have to say this is the best. Very friendly staff and a very smart room which was fully serviced and very quiet. Amazing breakfast which left me feeling full all day. Will definately return.
