Very straightforward to organise booking. Eclipse was easy to get to, a clean and tidy rental home awaits. Modern finishes and mod-cons with very comfortable furnishings, very spacious accommodation with brilliant outside area. Fantastic views over to the sea and Rottingdean windmill! Well-located in a quiet residential area, very simple to access village shops and travel to Brighton. Would highly recommend a break away here.

“Lovely house, great view, well equipped.”

We enjoyed a good week at this property. First impressions are great; contemporary furnishings, spacious, in good condition, great views.

Location:
Rottingdean is a lovely village with a small Co-op and Tesco, bakery, deli / greengrocer, pubs, tea rooms, gift shops etc. Top Tip: Queen Vic pub has a dedicated gin menu! The beach is shingle. Long walks either direction on the undercliff path beside the beach.
The driveway is very steep with a dip so if you have a lowered suspension car you'd struggle to get it in the drive but there is ample on steet parking outside. There is a bus stop at the end of the road from which you can pick up buses in either direction along the coast. The quickest bus will get you into Brighton in 20 mins. All the drivers were very helpful. Top Tip: Family tickets don't have to include kids, so are a cheap way of getting 2 or more adults into town.

House:
Everyone said their beds were super comfy, the master bedroom is very big, all bedrooms had plenty of storage space. TV in lounge is a smart TV so you can watch Netflix, Iplayer etc, but NO DVD player. However every room has it's own tv/DVD player. Kitchen is well equipped including condiments, herbs and spices, tea and coffee, dishwasher and washing tablets etc Plenty of toilet rolls! All the bedrooms are spacious. We had a BBQ on one day with guests, the house easily accepted all 13 of us.
Decking is perfect with a great view of the sea and a quality table and chair set which (if you use the sturdy and comfy footstools as well) will seat 8.
The decking steps to the garden are very steep and the gate at the top isn't very secure so small children would need supervision.
Neighbour was very friendly!

Communication:
Owner was easy to contact, replied to every communication very promptly and was professional and helpful.

Advice for wheelchair users:
Our son uses a wheelchair but can take a few steps with help. None of the issues below caused us any issues because of my son's walking ability but would if you are a 100% wheelchair reliant. However the owner is very approachable and it is worth getting in contact beforehand if you have any questions / concerns.

Village streets are very narrow so need a little negotiating
Raods around house are steep so pushing a wheelchair is hard work
The garden does not have step free access: a couple of steps and narrow passage past the side of the house and a long set of very steep wooden steps from the decking.
House is not step free access. One step to front door and then a high threshold.
Downstairs bathroom / toilet is too small to access in a wheelchair.
Steep driveway to walk up / push up to get to street level.

We wanted somewhere near Brighton but not in the centre as we have a lively cocker spaniel who needs a garden. Eclipse is in Rottingdean which is a 5 minute drive from Brighton Marina and has nice local pubs/restaurants within easy walking distance. The house itself was ideal for us - a family of four with two teenagers and dog - everyone had their own space and the modern interior is bright, stylish and extremely comfortable. The view from the back from both floors looks straight out towards the sea and Rottindean Windmill and was lovely to wake up to. Highly recommended, the owners deserve every success.
