“Everything we wanted”

Very friendly and helpful staff run this small but excellent guest house. Situated only a couple of hundred meters from Brighton's seafront and in the quirky Kemptown area.
The room was clean and simple and, understandably, compact considering that the building is one of those characterful, little Brighton townhouses.
We had a great weekend and will definitely return soon.

Found the sea breeze on the internet and the pictures looked great , but as we found out looks can be deceptive. A few niggles we had began with booking which we found sraight rorward but they had debited our account 3 weeks before we arrived , something which has never happened before. O n arrival we were met by a very pleasant and cheerful woman who told us which room etc we were in and a little about the area but breakfast was not included in the price! Luckily we had printed the details which did show it was and were told oh well it is only fair as you have shown me that and i will inform my manager. The next suprise was the silver standard room with en-suite. This was on the top floor and consisted of a small , low and i and i mean low ceilinged room with the smallest shower room , dirty and grubby carpets , a small cupboard to hang clothes in which could not be fully opened as it was more or less jammed next to the bed, a tiny tv which because of its size could really only be classed as a computor monitor and what appeared to be dodgy electrics, and to top the elegance 2 bedside lamps perched on shelves which appeared to defy gravity! Not the classy image portrayed by the photos on the web. The next bug bear were the seagulls singing the dawn chorus which began at roughly at 3am and continued till 6ish by which timw the will to live had all been lost, not exactly the peaceful week we had anticipated. The room was made daily but no attempt was made to hoover and even though we left our wet towels in the shower cubicle daily in the vain hope they would be replaced they were merely thrown on the radiators to be used again...... wet! We eventually asked for clean dry towels and explained we were not going to use wet towels again and wre shown to a cupboard on the stairs and told to help ourselves. O a positive note the breakfast was lovely , cooked to order and served in a contempory breakfast room with immaculate attention to table ware detail, such a shame the detail in the room was not of the same standard. If you are thinking of booking the sea breeze i would urge you keep looking as i am sure you could find accomodation of a better standard for the same tarriff.Brighton itself is fantastic and i would visit again.

I look back on these reviews with absolute horror. Yes I admit the beginning was a shameful time for the reputation of Sea Breeze. We had taken over an awful place and were trying our ver best to get up to standard as fast as possible.

The breakfast room was first and so I am pleased to read here that it met all expectation.

I would suspect from reading the review that the room was on the top floor. These rooms have been gutted and changed from attic rooms to loft conversions with nice spots lights and a very contemporary look.

Staff were excellent, breakfast excellent, good location not far from front or pier. Had freeview box - bonus. Didnt demand two nights when we just wanted one. Comfy bed and very clean. Cant ask for anymore from a B&B. Cheers dudes.

Sea Breeze guest house is located one block from the sea (100 metres), in the heart of Kemptown, I found it very convenient for restaurants, nightlife, the pier ( 5 minutes), conference centre( 10 minutes), Sea Life centre ( 5 minutes) and theatres.

We flew into Gatwick airport and it was only a 30 minute drive away. Brighton station is only 5 minutes by Taxi.

They have FreeView TV in all rooms and FREE WiFI throughout , all the rooms are en-suite and their is tea and coffee making facilities in the rooms.

Recently refurbished to mix the comfort of today in a building from the past with new carpets in all the rooms.

Fabulous.

This is a good B&B but there are a few issues:
1 noise - bit of noise from seagulls (Although my husband quite liked it - reminded him we were at the sea front!)

2 Shower room - not that plush in terms of decor - but liveable

3 electrics - looked a bit dodgy in our room

4 parking - this was difficult and expensive £9 per day at the nearest NCP) - but we did know this when we booked.

Overall - very helpful staff and a good breakfast! and good location

Initially I was quite shocked at how small and grubby the place looked, turns out the breakfast area has been refurbished and the rest of the building needs to be refurbished. I can only guess the reviewers who say it has all been refurbished went to the wrong hotel or slept in the breakfast area. Anyway the room was a shock, up 3 flights of grubby carpeted stairs and dark corridors .It was horrible, really old and dirty. I can't comment on the linen as I never touched it. I found the bathroom in what looked like a cupboard, it was acient, dark and dingy...and dirty. Anyway we werent looking forward to sleeping there but we thought we'd give it a go, we could always sleep on top of the bed as it was quite warm. When we booked we were told parking was always available at the local NCP, £9 per day and it was just around the corner. so off we went to park, well It's the smallest NCP I've ever seen, probably 60 spaces and every one full with cars from residents of all the other B&Bs in the area. long queues and no spaces. We couldnt find a meter or anywaher to park within a mile of the place. we eventually ended up booking into another hotel which was just as old but spotlessly clean, it was more expensive mind you. The landlord at the C-Breeze refused us a refund and when I questioned his advice saying that parking in the NCP was really not possible and contrary to what he had told us, he said that Brighton was known to be terrible for parking. Not quite what he said when I booked.
Brighton itself is very nice though.
