Me and my fiance have just spent one night at this fabulous bed and breakfast,and could not have asked for more.
Having come to Brighton on a whim we decided to pull up at a room with a view purely because of the parking to be honest,having not really checking out trip advisor first. Well let me tell you what a lucky break that turned out to be! We was greeted with genuine warmth and although all the rooms with sea views were booked (our own fault for not booking I guess) we was shown a superb loft room which overlooked a small park. The room itself was one of the best equipped and cleanest I have ever stayed in! And I have travelled all over Britain and indeed the world. Everything from the smart tv to the heated mirror in the wetroom that refuses to steam over while having the hottest of showers. The fixtures and fittings in the room are top notch high end and you can tell no expense has been spared,from the L.E.D lighting to the krups coffee machine. I am a housekeeper by trade and the cleanliness of the room was amazing!
When the weather,or indeed IF the weather warms up this summer,we will be coming back to stay here again,and this time sample One of the sea view rooms. 10 out of 10 guys,keep up the good work.

A couple of nights staying at this superb establishment proved to be one of the highlights of my wife's recent birthday celebrations. What a find! Location... Quality... Comfort... Great breakfasts... Fabulous espresso coffee... and amazing all-round hospitality delivered by Steven and John, who just can't do enough to make your stay enjoyable (as well as other unseen members of the team). Previous reports have really said it all. Being able to park outside the front door was a real bonus. An unexpected and never-to-be-forgotten experience was being able to observe the murmuration of starlings around the pier just before sunset from the comfort of our beautiful and well-equipped room on the first floor at the front of the buildling.

Being from the area we returned to celebrate my birthday but with trepidation with the reputation of a general lack of personality with Brighton's major Hotels. No need to worry any more "A Room With a View" at 41 Marine Parade is on a corner plot with huge picture windows and although small in size, more boutique B&B than Hotel, smart as you like rooms with modern furnishings, beds you don't want to get out of, great breakfast, all in front of Kemp Town a 5 minute walk to the Pier and over looking the sea front. Great hosting from Steve and John.

Room Tip: Higher floors windows opposite the sea front.

After reading many reviews here on trip advisor my wife and I took the plunge and booked two nights in late march.

What more can I say. Impeccable beautiful little hotel in an excellent location with magnificent views.

We were greeted with warm smiles even though we were to early to check in. This was no problem and was offered coffee or tea while our room was prepared.

The room on the first floor was stunning. With ceiling to floor windows and an amazing view out to the beach and the Brighton wheel.

Room was spotlessly clean, very roomy and had a fantastic bathroom. Everything here has been finished to a very high standard.

It makes a huge change to actually have a quality bed and pillows in the room. Many hotels could take a leaf from this lovely little hotel.

Breakfast is amazing and always cooked perfectly and delivered with a smile by the hotel staff.

I have nothing negative to say about this hotel and would recommend this wonderful niche hotel to anyone wanting to stay in Brighton.

It was an adorable week end in spite of the nasty cold and rainy weather! The bed was sooooo soft that we didn't want to leave it. Breakfast was yummy. Staff is great! Everything was perfect! Will be back!
