“An excellent find: a cross between a hostel and B&B”
5 of 5 bubbles Reviewed March 4, 2012

We booked 2 x double rooms next door to each other for our friend's 30th birthday (rooms 3 + 4). The reviews on TripAdvisor had been brilliant and - we were happy to find - accurate. This place feels like a cross between a hostel (friendly, inclusive, easy, affordable) and a B+B (privacy, catered breakfast, excellent service).

It's very central and our room overlooked the Pavilion; we could get to the sea or to the shops/restaurants in literally 5 minutes. Our room was made up on our second day with fresh towels, coffee + teas and sweets on the bed - little touches like that make it feel like a B+B. There was also a CD player, kettle and hairdryer in the room.

Our room did smell a little - sadly, I imagine previous guests have ignored the "no smoking" signs - and as it overlooked the street, there is some traffic noise. The walls are thin. There's a shower and sink in the room - the shower was warm and adequate. You could also use the communal bathroom for the toilet and there's a separate communal toilet too.

Caroline was the main staff member who looked after us and was superb - friendly, professional, she went above and beyond and was very warm and helpful. (Thank you!!!)

We were very impressed by the vegan breakfast provision including soy milk, soy spread and soy yoghurt. A very healthy and abundant breakfast in a nice space. You can leave your bags while you go off exploring on your check-out day which is always nice.

We've previously stayed in boutique B+Bs in Brighton. Kipps is about half the price and very fit for purpose so we'd definitely come back and would recommend it if you want somewhere central, friendly, clean and affordable to stay.

Excellent location, nice staff, very clean place, good value. Enjoyed the "theme" evenings, Valentine day, "cup cakes" evening and "pancake" evening...Sadly, common space is a bit limited.
As a hostel, it remains average, can't tell about private rooms, dorms are all ensuite, and of decent size with plenty of storage, but the bunk beds are of the "flimsy" type, swaying and creaking with each movement, that's the bad point...and the lack of individual lights!

Kipps is right in the centre of Brighton so is great if you are on foot and want to explore. The staff are really nice and friendly and helpful. There is a little bar and a communal lounge area so the place feels very social and welcoming. The rooms are fairly basic but then it's a hostel! Tidy and clean and good value.
Everyone was very respectful of each other's space so it's far better than other hostels I have stayed in.
They run activities during the week - Pub crawls and games nights so if you are travelling alone it's a great way to meet people. Internet access (Wi Fi) is also free which is a big plus for me!

Room Tip: The dorm rooms are pretty cheap and the breakfast is great value.

One of the best hostels I have stayed at, if not the best, while I have been in the UK. The staff were always there to help and it was nice to have someone show me around when I first arrived, not many places would bother to do that.

They also had themed nights every night like cake night, soup night etc.. unfortunately I couldn't enjoy those as I was out at night but it is a pretty awesome idea. It reminded me of a big B&B and is very welcoming. For £15 you can't go wrong. Obviously like any hostel with largish dorms your sleep is very dependent on those around you which the hostel has no control over but luckily for me I had two great nights sleep.

The location is perfect too.

This hostel sets itself apart from the large, impersonal institutionalised hostels with its friendly and helpful staff (armed with local knowledge and readily recommend destinations for day trips) and complimentary evening snack.
Not quite near the train station, but being along the main road opposite Brighton Pavillion makes it easy to locate. Bus stop is nearby.
Superb lounge with books and movies, and one terminal with free internet.
Awesome place for meeting other travellers.

Me and my partner's requirements were for a budget room in central Brighton which gave us a fighting chance of actually getting some sleep. I enquired with Kipps about the noise levels at night and was told guests are asked to keep noise to a minimum after 11pm. This was reassuring. I'd expect a hostel to be a bit lively but also prioritise the need for guests to sleep without disturbance. Unfortunately this didn't turn out to be true, and even though it was a week-night we had thumping music penetrating our floor all night. It was very loud during the evening, but despite it being turned down around 11pm it was still loud enough to make it very hard to sleep, and it carried on until after 3am. Due to this we were dead on our feet the next day and unable to make the most of being in Brighton, so it really affected our trip adversely.

Kipps Brighton has a lot of positives, which I will get on to, but my number one priority in booking any accommodation is that I can get some sleep. Even in a dorm I'd hope to get some shut-eye, although I'd expect to get disturbed a little if there's no curfew and guests arrive back late, but if you offer private rooms then you should cater for single people and couples who would at least like enough quiet to fall asleep without industrial earplugs. If there is a policy of quiet after 11pm then it has to be enforced and if there is a room right above the speakers in a bar area the space in between has to be properly soundproofed or the music has to be turned low enough that it's not going to disturb any guests trying to sleep. This is a no-brainer really, but Kipps failed on this front. I'm no stick-in-the-mud, I just wanted to sleep and this is very important to me!

On the positive front the staff at Kipps are very friendly and for the budget price they really make an effort. The room we stayed in was really nice and Kipps provide nice little touches such as complementary things other budget hostels would scrimp on. Breakfast is basic as you'd expect but whereas other places would offer only the cheapest possible ingredients Kipps had decent coffee, cereal, bread, butter etc. Clearly they don't mind their overheads being a little higher in order to make it a more pleasant stay for their guests, which is a bonus. Another big plus is the location. It's practically opposite the pavilion and a short walk from the seafront, but not slap bang amongst the pubs/clubs so no rowdy drunks shouting outside your room at kicking out time, honking taxis or pavement vomit to navigate the next morning.

Overall, if it weren't for the noise factor from inside the building, I would recommend Kipps Brighton, as it is run in a way that values its guests more than most places. If they can ensure everyone, in the private rooms at least, can sleep without being kept up by a thumping bassline from below, then I would return myself.

If you want somewhere in central Brighton that's cheap, friendly, clean and pleasant, then Kipps is a good choice. Just don't expect to sleep at night.
