We were looking to celebrate our engagement at a small hotel, with great views of the brighton beach, the piers and a good price for a four poster bed.
This is exactly what we got!
From start to finish the staff were helpful and kind, even keeping cold a bottle of bubbly i bought in for our stay.
There is a nice little bar to have a drink before you go out into the town.
The hotel does have that faulty towers feel about it especially with the decor and old lift but we enjoyed this and thought it added to the character of the place.
Location is great with Kemp Town right around the corner, our favourite part of Brighton, with all its cafes, bars and restaurants. If you have not ventured around it please do.
The walk into the town centre is 10-15 minutes all along the seafont taking you past brighton pier, the aquarium staright into the south Lanes, perfect.
The breakfast, which we had in bed, was delivered on time and fine for us. We expected worse mainly because we'd recently stayed in two hotels in Italy where everything was cold and old. This was not the case here though a lot of people have mentioned it in earlier reviews. I suppose we rarely stay in hotels and dont have a certain expectation for their breakfasts. I had loads of sausages, bacon toast and beans. After I was full and happy as was the my partner. Simple as that, if you are looking for a locally sourced specialist breakfast you will need to find another hotel or go find a cafe somewhere in the surrounding area...good luck and see how much they charge.
The room was great, 4 poster bed for a great price, some changes could be made, a modern bathroom for example but too much change would lose this hotels character which we would not want to see.
The man who reviewed earlier about a MyHotel deal....really... we asked about 4 poster beds there on the weekend and they were £500/night. I also heard they have no views except that looking into offices opposite!
Bed was just right, comfortable, cosy and what we wanted. Traffic was slightly audible when we went asleep but it definitely didnt keep us up.
If you are looking for a little quirky hotel in Brighton with a great location and good service we reccommend here.

We booked a Sunday night for my wifes birthday. We had a great day in Brighton and returned to the Lanes Hotel. We met great staff and had a great room on the 3rd floor at the back of the hotel.
Unfortunately that's where it ends. Our room was like a sauna. The radiator was off in our room but in the hallway was on full blast! we tried to turn it off but to no avail! So we opened our room window. Dam pigeons everywhere. The noise kept us awake. Our room was next to the lift and the lift made one hell of a noise as the door rubbed together on opening and closing. We went to bed at 11:30pm and heard every guest using the lift till 3am.
Above us was the noise of gurgling water all night, no idea why? Also because the room was so hot and the window was open we heard the ambulances from the nearby hospital all night.
This could be a great hotel if management fixed the dam lift and fitted radiator stats too. The pigeons need sorting too. Some effort has been made.
On the other hand the room was excellent for £60 and so was the breakfast, ok the sausages are crap and need addressing but having stayed in a lot of hotels it was a good buffet breakfast. The coffee is excellent.
Conclusion: FIX THE LIFT. Sort the radiators and kill the dam pigeons!
Apart from that a dam excellent hotel in a great location close the Lanes. Don't whine about the parking the hotel website is very accurate about this so first come first served on the five spaces. Also free WIFI and that is a real bonus. The staff are great.

Room Tip: Get there early to get a parking space

Hard to find a reasonable priced hotel in Brighton on a Saturday opted for the Lanes at £85 a night because it looked really nice on the web site. Dissapointed with the room even though I knew I was paying for a cheaper back room. The room looked very basic with no doors on wardrobes, dingy bathroom and hard uncomfortable bed, Breakfast was horrible
cheap cereals, cold thin sliced white toast, thin cheap sausages. congealed scrambled egg and value beans, nice bacon. Only plus side the receptionists at this hotel are very welcoming, polite and friendly.

I definitely do not think this hotel offers value for money. Although they are very proud of their parking spaces (4 - at a push), they don't mention that if you can't get one of those spaces you need to add a considerable sum to your spending budget to pay for parking. Unable to find a space on the seafront, we parked for 2 hours 20 minutes in a central car park at a cost of £20. The breakfast was the worst breakfast I have ever had in any hotel/B&B/Guest House. Coffee was bitter. Toast was pre-prepared & therefore cold and soggy. Egg was obviously powdered and microwaved. Croissants were stale and, as for the porridge, don't ever, under any circumstance order it!!! On the positive side, the bed and pillows were among the most comfortable I have experienced in a hotel and the sea view was lovely. (Faded, artificial flowers were slightly superfluous!) Also, the location was very good.

We stayed there last weekend and the room was comfortable and clean. Staff were great ,from my initial email about vacancies, to showing us the new refurbished rooms when we returned to pick up the car at lunchtime. Location is perfect for everything.

Words cannot describe my disappointment of this place. The room was awful and pokey, they say it had broadband but it never worked in my room. The food was nice if you bring a shovel to remove the grease and the staff were rude.

We arrived on the Friday and were unhappy with the room straight away, the staff also told us we could park outside, but later we were told off for doing so in a very unprofessional manner.

The price was terrible too as for the same money I could have got a deal at MyHotel which does not compare to this place.

I hated my stay here and have stayed at a lot of hotels.

PS. Please make sure you bring your sunnies, you will need them regardless for the room decor.

I stayed at the lanes hotel with my fiance for a much needed weekend away from the busy city life in london. I have to say i did not know what to expect as the reviews on this site were definetley mixed!! however as with everything i thought i would give the hotel a chance and i am very glad i did!!
the staff,hotel premises and the whole experience together exceeded my expectations completley!
The staff in particularly were both friendly and very accomadating. We had a few special requests which were met and considering it being a busy weekend we were very much impressed,
The hotel is in a prime location to the centre of town, about 10 minutes walk to the shopping mall and 5minutes from the nearest bars and restaurant!
if your looking for a weekend away and want a clean room in a safe and friendly location then the lanes would be your best bet!

definetley stay here next time we are in brighton!
