Reviews are a bit mixed on this one; I guess it depends on what you expect. Sandpiper is a reasonably priced accommodation with a very nice owner. I stay here a couple of times a year, when visiting Brighton with friends. The landlord always makes us feel very welcome.
The place is clean and safe and the location is perfect. Very close to the seaside and city centre, on a quiet little square. The advantage is that it is close to everything, but at the same time away from the noise of traffic and bars. It does not offer breakfast, but tea making facilities are available and the shops are around the corner so it is easy to get a sandwich.
There are not many cheap places in Brighton and this offers a private room against prices that are not much higher than hostel prices.
The building is old and the shared bathrooms, furniture and carpets are not modern, but everything is clean and Brighton is too exciting to stay in your room all day!

This is the type of guest house in an English seaside resort that survives entirely on the basis of its location, about two minutes walk from the seafront.

In all other aspects it reminded me of a run-down bedsit. The owner was friendly enough but I couldn't say it was worth the money we paid, or at least only worth it because the equivalent properties all charge the same.

Perhaps it depends upon what you need from a B&B (although we only got the first B). We stayed in the basement rooms and they have beds, a shared shower/bathroom, small TVs. All round I'd say it was poor, I have no idea how the AA rate is as a 3 star property and I'd say you'd definitely find better value in Brighton if you plan ahead. This was our failing and consequently the Sandpiper was one of the very few available.

Turned up in Brighton with three friends yesterday and were offered us the two basement rooms for £25 pp. This was perfect because we had the communal bathroom to ourselves and pretty sure we didn't bother anyone coming in at two in the morning. location was brilliant, sea view from the front door and only a short walk from the pier and station. The owner was friendly, checking in took less than a minute and checking out was even quicker. Rooms were clean and warm, beds were comfortable, breakfast wasn't available but we weren't expecting it. Would definitely stay here again and recommend to anyone,

Room Tip: have the basement rooms if there are 4 or 5 of you, but mind your head!

There appears to be some mixed reviews of this guesthouse. I actually had a very positive experience. We booked to stay here for a Friday and Saturday night at the last minute, and the price was the cheapest we had found on the visitbrighton website.

I was very pleasantly surprised by the ease of checking in - we paid upfront and were given the choice between a room on the lower ground floor or one on the third floor. Having chosen the lower ground floor room, we were delighted to find a fairly large room. We had booked a double bed room, but there was a double bed and an extra single bed and lots of storage space. The bathroom was very clean, and was one of the best bathrooms we'd seen from our collective guesthouse/B&B experiences.

I really recommend this guesthouse - naturally, most people don't visit Brighton just to stay in their room, do they!

Room Tip: all rooms are good! just don't leave your key behind when you go out!

Me and my boyfriend booked to stay at the sandpiper guest house for one night and told the owner what time we would be there so we could get checked in and pay. When we arrived in Brighton we waited around until it was time to check in, when we got to the guest house, it looked as if it was closed and no one was in, we had knocked several times but there was no answer. We waited outside the guest house for a while to see if anyone would turn up to check us in, we had waited around 2 hours and there was still no sign of anyone! At this point we were very tired and getting frustrated considering we had booked a few days before, after waiting this amount of time we had a walk round Brighton and along the beach and decided to go home that night after an unreliable experience with this guest house.

Very affordable, clean & quiet property. Very accessible to Brighton centre and seafront. The owner was extremely welcoming and kind. We visited for a family birthday and he supplied us with a lovely chocolate cake! The photo of the room from another visitor suggesting an issue of security, doesn't show the bolts at the top and the bottom of both doors. We stayed in this room did not have any concerns about security. Would recommend this place and will stay again.

We stayed here for 2 nights in January, landlord was very friendly and welcoming. It felt very homely hear and was ideal for what we wanted just somewhere to sleep and showered! Very good value for money and excellend location right on top of everything you need - seafront, restuarants, shopping centre and clubs. Liked the fact you could come and go as you please there where no time restrictions. Would stay hear again.
