The location just at the seafront is stunning, especially in good weather conditions, but also when stormy and you have a sea sight room this is fascinating. The new manager since autumn last year (Peruvian lady) is very nice, friendly, helpful. Walls are a bit thin. Shops and restaurants (Kemp Town) are nearby, Pavillon and theatres in foot distance (even hospital and courts rather close).
There is no parking offered by the hotel, breakfast times are a bit short (only 8:30 to 9:30), stairs bit narrow and steep for handicapped people. Close to bus stop.

Room Tip: Seaside rooms with excellent view. Northerly rooms quieter.

Stayed over the bank holiday weekend and found the hotel to be excellent value, in a great central location, very clean with exceptionally welcoming and friendly staff. Breakfast was fresh and delicious but feel it could be served until 10am perhaps. We had a smaller room with a sea view which was lovely to wake up to. Some reviewers say that the smaller rooms are too cramped but we did not feel this atall. Will definitely stay here on our next visit to Brighton.

Room Tip: Higher rooms are obviously quieter, don't worry if only the smaller rooms at the front are avail...

Spent a few night in this place for a short trip (my first time in the city). Good location, excellent views (The Brighton Wheel is practically across the street) and close to organisation's venue. Staff were both helpful and friendly. The breakfast was good and the room was compact and tidy (decor was nice but maybe a needed a lick of paint - minor point tho'). This is definiately the place to for any short stay in Brighton.

Our group of 21 year old girls stayed here for a night away in Brighton and it was everything we needed!

The location was perfect a 10 minute walk to the centre and over the road from the pier!

Good price, nice and very clean rooms and bathrooms with complementary body washes and the owners were polite and very welcoming. The breakfast in the morning was a good selection and enjoyable.

It is perfect for a large group who want a night out on the town! We booked the family room and it was perfect for getting ready in before we went out.

Would definitely recommend and stay again!

Room Tip: The family room was perfect for a group of 4 girls with a brilliant view!

I was looking for a cheap overnight stay right on seafront. The room was small but very clean. The breakfast was superb. The hosts were very friendly. Excellent value. I would go back. It's not grand but it was just what I wanted.

My Friend and I stayed in Room 1...the family room, for my birthday and it was a lovely clean spacious room with great views. The owners are very welcoming and polite all the time. The breakfast was a good variety and made freshly to order and we were allowed to leave our bags on checkout. Also, I left my camera charger there and the owners posted it to me without a problem. Thank you for a lovely stay. We will definitely come again!

Staff really friendly, felt very welcome and we were allowed to leave our luggage for a while, but we had arranged to stay in a different room to the one we were given.
Despite being in the same price category I insisted when booking that room 9 was my preference and I was assured I would get this however it didn't happen as promised (so we were in a room with the bed against the wall).
Shower was also very temperamental so it took a couple of minutes to adjust to the right temperature as either it was ice cold or gave you second degree burns.
Breakfast was also served for an hour only so it wasn't as relaxing.
