I was looking for a cheap, clean hotel. The Kings delivered. The room was clean, the bed comfortable, the breakfast excellent, the free wifi in the room worked, the location was very good. £69 B&B for two on a Friday night - the booking.com rate being better than the rates offered by other booking services. Thank you, Kings.

It was so cheap for how lovely it was. The room was absolutely gorgeous- they really could charge a lot more for it. The staff were very friendly and helpful. We only stayed one night so didn't use the bar or have any food there but I got the impression it was all very professional and good. The only problem was the room was far too hot. I dread to think what it would be like in summer!

Thanks for the review and I was pleased to read you took advantage of one of our winter offers and ejoyed your time at the hotel. Regulating the heating during the winter months is difficult to get a tempreture that suits everyone. You can switch the individual radiators off in each bedroom.

I look forward to you using the hotel again when you next require accommodation in Brighton.

I stayed at the kings hotel with my partner for a mid week break from London. Upon arrival, we were given the option to upgrade to an ocean view room for an extra £10 a night. The lady at reception was lovely and let us pop up to look at the room before deciding. We accepted the room on the first floor with floor to ceiling windows and a wonderful ocean view. The room was spacious with a sofa and tv, and clean. It was however very hot but the radiators were easy to use to fix this. Another problem we had was that we were woken up both nights by loud music which we initially thought was from another guest, but then realised it seemed to be coming from the restaurant downstairs. It begun at about 7am which we felt was too early and continued for hours. This dampened our experience and would impact whether we would stay at the hotel again which is a real shame, as we loved the little extras such as the ability to use the small pool at the Queens hotel about 15mins walk away.

Thank you for your review and feedback regarding the noise coming from the restaurant. This should not have happened and I will discuss the matter with the Operations Manager. I do hope that the facilities and view will make you stay again and you will see that we have rectified the noise from the restaurant issue.

Stayed here from the 25th-27th February 2013, booked through hotels.com for £45 a night, checked in at reception with the opportunity for an upgrade for £10 a night to a deluxe/sea view room, this proved worthwhile. Our first room on the 5th floor was rather small and cramped and in need of a revamp! so we went back to reception for the upgrade for two nights at £20, the second room on the 3rd floor was spacious and modern with a large television and great sea views. Staff were friendly and happy to help, a great hotel if your on a budget and are seeking a good location!

Stayed overnight with my friend just for a one night break. The receptionist was very welcoming and accommodating.Yes,the exterior of the hotel does look slightly tired but is subject to the ravages of the weather being on the front in an English seaside town. The reception is clean and warm with fresh modern wallpaper,as is the restaurant. We were keen on a sea view and we were offered an alternative room if we were unhappy with our allocated room. There was no problem with us checking in slightly early.
The stairs are a bit creaky but are clean and presentable.Lift only takes three persons but was not too much of a problem.
Our twin beds were very comfortable and the bed linen was crisp and white.Room was very well heated,so much so I turned the radiators down. All the lights were working and tea and coffee making facilities in our room.Extra coffee for us coffeeaholics was gladly supplied.
Bathroom was clean though rather dated.Shower not very powerful but loads of hot water and shower gel/shampoo and liquid hand soap provided.
Only one large towel each supplied.A couple of additional hand towels would have been welcome but we did not ask .
We were able to open each sash window a few inches for fresh air.The tv was in full working order as was the hair dryer.
Plenty of coffee, toast and orange juice for breakfast (served to you at the table). In addition to toast and/or cereal you were offered the menu to choose full English or pancakes with fresh fruit and cream or yoghurt.
All staff were extremely pleasant and helpful.
To summarise the hotel was warm, spotlessly clean and extremely comfortable. The breakfast was good.Staff very good.Hotel in a good position.Excellent value for money too!
We will certainly be using this hotel again in the near future.

Thank for your review and it was great that you enjoyed your stay. We provide a hand towel and bath sheet per person and these are changed daily. If you require additional towels if you had asked we would have organised this for you.

I was pleased to read you will return in the future.

A good value hotel, nicely decorated room, reasonable breakfast (although you had to choose, rather than buffet style). 2 main issues - the place was ridiculously hot but then again most hotels seem to be! And the sea view meant we were also above the main road which was noisy. Walls are a bit thin too, so you can hear the other guests! Not the best night's sleep :(

Room Tip: Sea View is nice, but means you're above the road too...

Thank you for your review and I was sorry to read that you found the location of your room noisy. If your a lite sleeper perhaps a side sea view room the next time will be a better choice. I do hope we can tempt you back with one of future offers.
