Having read such glowing reviews I had no hesitation in booking myself and my wife into Rockvale b&b.
Good points are that the two ladies that own it are lovely, a friendly and prompt greeting upon arrival. It is very clean.
We paid £70 for one night, if I had paid £45/£50 I would have considered it appropriate.
We were in an attic room. Luckily I am only 5ft10", if you are 6ft, don't book this room! Gents would have difficulty using the loo without hitting their head.
No shower facilities in this room either. The breakfast we opted for was Haddock in poached egg, this was disappointing as it was swimming in milk, not the way I have had it in many other hotels. The bread for the toast seemed to be value bread, not home made or from a bakers and looking around the rather crowded breakfast room other options such as full English looked like value sausages etc, not nice one's from butchers the price should warrant. The breakfast slot is 45 mins 8.30-9.15 so not great if you want to get out early to explore.
The decor is like staying in an elderly aunt or grandparents house.
The view and position on the house are fantastic, but at hotel room prices it's not somewhere we would consider staying at again.

Room Tip: Don't accept an attic room unless you are under 6ft!

This was a last minute trip to Lynton so phoned up Rockvale and managed to get the last room. The b&b is lovely, had a very warm welcome, first by the cat, which our 2 year old loved and then by the owner. Our family room was perfect, great size and just what we needed. The room had a lovely double bed and a single. We had taken our own travel cot so didn't use the smaller bed, but still felt roomy. Had our own shower room and loo also. The b&b is the perfect location. We have been to lynmouth lots of times but never to Lynton so we were very pleased with the location of the house. We where recommended by the owner a restaurant called the green house which was about a 3 minute walk away, the food was gorgeous and they were happy to have our daughter there, even though it was a Saturday evening.
The house is also located next to a little cinema, in what I think was a converted church, if we didn't have Elsie with us we would have gone for a film! We caught the tram down to the beach the next morning, again the tram was about a 4 minute walk away then headed into the craft centre on the way back (which is fantastic if your a craft lover) to the b&b where we were aloud to leave our car even though we had booked out. Would highly recommend and will go back if we ever fancy another trip to Lynton. Ps fantastic breakfast!!

Four friends stayed for four nights using this B&B as a base. First impressions were "comfy and clean". This was maintained throughout the stay and the breakfasts were great. Alwyn and Heather were very friendly and often shared a laugh. The rooms were clean, the beds comfy. Best nights sleep I'd had in a while. I guess the worst part was walking up the steepish drive after the pub but I need the exercise. If you are hunting a nice place to stay, you won't go wrong with the Rockvale. I only heard good words from the other guests. Book it!

We found Lynton lovely but after we had done all the beautiful walks we found there was a lack of things to do. The thing that made it for us was rockvale, we were happy to spend our evenings there and the menu choice was way above usual hotel standards, the service was so personal and the food better than any we found in the area. We also had a lovely lovely room. If we were to visit again we would definitely book rockvale.

Stayed for two nights at Rockvale and from the moment I arrived I felt very welcome - starting with Wispa the cat climbing into my car to say hello!

Heather & Alwyn are fabulous hosts, the house is spotlessly clean and in a perfect location offering wonderful views over Lynton.

Hearty breakfasts were served every morning, with eggs fresh from their own hens! I didn't have their home-cooked meals in the evening, but did overhear a couple choosing from the menu and it sounded good.

Would absolutely recommend Rockvale, and wouldn't hesitate to book if I'm in the area again.

Rockvale is excellently positioned for some delightful views, as well as the cliff railway linking Lyton and Lynmouth. Luckily for guests, hosts Alwyn and Heather don't rest on their laurels and provide a welcoming guest house. Our room was immaculately clean with a suitably comfortable bed for a perfect night's sleep. Breakfast ordering is a daily challenge having so much choice, and brilliantly prepared and provided. Porridge is especially gorgeous, as the creaminess and smoothness is outstanding, although I recommend requesting the unsweetened version. Fresh eggs are provided daily by the Rockvale chickens, and served any which way you fancy. For evenings we dined at local restaurants, either Lynton or Lynmouth, although fellow guests assured us that Heather and Alwyn's dinners are worth staying in for. Rockvale is such excellent value for money that we'll be back again sooner than later. Debbie even fell in love with housecat Whisper.

Excellent accommodation made all the more fabulous by the warm welcome with home made cake, tea by two lovely northern ladies. spotless, lovely location, wonderful breakfast and even more wonderful the delicious home made evening meals. very good value and fully deserves 5 star status would definitely stay again when in Lynton. sheila and Fred x
