“Nice, but not great”

Had a couple of nights here for a stay in Exeter. The room was nice and clean and the owners friendly. The bathroom we had was very small and if you're a size 14 or over you wouldn't fit on the loo without having to open the shower door. The breakfast was nice and the lady serving very courteous and polite. We were very luck to get a parking space outside the building as it was the last one so be ready to trawl the surrounding streets for a spot. Parking in Exeter is difficult at the best of times, but obviously not their fault.

Fine for a night or two.

Room Tip: Check the bathroom size if you're larger then average.

I only stayed one night but thoroughly enjoyed my stay. I was on business so didn't need more than a bed and a kettle but this guest house gave me more than that. The room I stayed in was on the top floor and although relatively small, had ample room for the double bed, desk and washbasin. It had obviously been recently decorated and fitted out so was in immaculate shape and spotless. I stay in plenty of b&bs and hotels but it is always the people that make or break an establishment. The staff looking after the guest house were filling in for the normal staff and were so helpful. I couldn't have met nicer people. I paid £35 for the night which didn't include breakfast, although Caffe Nero's provided a good coffee and croissant.

I booked a room at this guesthouse for one night and it was perfect.
Really good and helpful staff. Guesthouse is based aprox 6min from city center and 4 min from Exeter Central Train station.
Room was really good and comfortable.
wi-fi works good as well.
Would come back

My wife and I booked here to visit my daughter at University and this is well located if your child is in the eastern part of campus.
The owners are friendly and unobtrusive and and the lady who served breakfast was equally friendly. Something I also noticed, as compared with other guest houses and B&B I have stayed in was that it was free of twee i.e. the place wasn't a homage to places they have visited etc it was functional.
We had a double en-suite on the first floor and though not spacious had everything in including TV and kettle. It was well decorated and something I really noticed, spotlessly clean.
Location is great for getting into town and as we were on the train didn't have a problem with parking though this is accommodated if required I believe for a small charge.
Breakfast was good for what we were paying, choice of cereals, toast with plenty of things to pt on it and a choice of full english or eggs however on toast. Posh hotel quality, no, but very adequate.
Pretty sure we will stay here again when we visit my daughter

We were travelling through Exeter on our way to the Devon coast and this was an easy to find, pleasant, value for money option.

The owner had called ahead to say that as we were arriving late the keys would be in the safe outside the door (to be honest it would have been easier if he'd just texted or emailed the instructions as I was busy negotiating large bags through Paddington).

The breakfast was decent, the rooms sufficient in size (though not large). We were probably unfortunate to have a family with a crying baby above or to the side of us, but no complaints.

I chose the B&B because it was cheap, central and had some decent reviews on here. On arriving, I was greeted by the owner who was friendly enough but not exactly warm. He took me to my room, which was small but nicely furnished.

I have few complaints about the room, which was well-maintained and decently appointed. However, the walls and floor were very thin, so some noise from other guests was audible.

However, venturing outside my room was a much less pleasant experience. The guest house seemed to be full of rowdy, burly men, some of whom were having arguments at full volume. The corridors reeked of smoke - indeed on one floor in particular there was a strong smell of cannabis. All very surprising in a supposedly non-smoking B&B. It felt safest to stay in my room.

Breakfast was fine but unremarkable. Certainly it didn't use high quality ingredients, but then for a budget B&B that's to be expected. The endless loop of Enya music playing in the Breakfast room was disconcerting - perhaps an effort to stop guests lingering too long?!

This certainly isn't the worst B&B in the world. But if you're looking for warm, welcoming service and a quiet, relaxing place to say, this probably isn't it.

spent two weeks at the braeside whilst working at the university . we were given a twin attic a accessible through several flights of stairs . the room itself was pretty small and one bed was tucked beneath the pitched roof which meant little headroom for my workmate who fortunately isnt the tallest of fellas , that said the room itself was impeccably clean and refreshed daily . the beds were cosy and all fixtures and fittings modern and working . as a slight downside we had to share a bathroom though that was located just outside of our door so was not a problem . breakfast was included in the very reasonable tariff and this was always fresh and tasty , once again the cleanliness of the dining room was impeccable . the hosts as already mentioned were friendly and inobtrusive with an obvious penchant for the music of mike oldfield as his tubular bells was played on loop at breakfast each day - a quirky little touch but a little irritating after a few days . the Braeside is ideally placed a short walk from the town centre and offers good value accommodation in a town where that can be hard to find
