I chose this guest house because of its location, within a mile of the racecourse.
The owner phoned a week before we were due to arrive, to check everything was ok. I told him that one of our party couldn't come and he offered to change the sleeping arrangements from 3 rooms to 2 and refund the cost, which was great.
We arrived early and were warmly greeted by our hosts and offered a parking spot in the rear yard.
We were given extra keys as the hosts do not live on the premises. This was a godsend as my son decided he would stay out until 5am but also because of the freedom to come and go.
The rooms were adequate, had freeview tv a decent bathroom. The decor could do with touching up here and there but it was clean and tidy. We were hardly in the rooms anyhow, as we went to the races immediately and only returned for a change of clothes before enjoying the nightlife.
Breakfast was served next morning (my obviously never made it) and was excellent with choices of cereals, as much tea, coffee or fresh orange juice and a great full English breakfast.
I would definitely recommend for a weekend or short stay, its right near the heart of the city and easy to access.

Room Tip: contact the owners prior

I stayed here with my daughter who agreed it was the best value and excellent location. Our hosts Russell and Anne provide a welcoming atmosphere, excellent breakfast - the eggs are from their own chickens, goose egg was a new experience for me. The room was clean and comfortable, good hot shower in newly refurbished en suite. We walked the walls, shopped the shops and had dinner at the Pied Bull pub, which is a micro brewery too, a good choice for lovers of real ales.

Me and my friends decided to stay here after having trouble finding a hotel which would offer us 3 beds for a night out! It was booked very last minute and they gave us a great deal. After reading some of the reviews on here I was a bit worried and I would like to say to everyone who reads this IGNORE the horrible reviews because they couldn't be more wrong! This is a lovely homely b and b in an excellent location to explore the city ran by the nicest people who took all of the guests needs into consideration! We stayed in room five, a snug, clean double and single bedded room which was close to the door so it meant we could sneak in quietly after our night out! I would recommend this b and b to anyone who wants to explore the city and avoid your standard hotel.

We wanted somewhere not expensive and Laburnum House certainly was that. The owners let us stay in the family room (we are 3 mature ladies) so we each had our own bed which was great.Five minutes walk from the centre, 10 minutes from the station so no taxi fares. The place does need some updating, shower for some reason very noisy. Breakfast was fine with Russell the owner being the very good host. We could come and go as we pleased as the owners do not live on the premises. Would recommend for a short reasonably priced visit to Chester.

Room Tip: great for our purposes as 3 friends wanting a room together

Okay, firstly this isn't a Ramada or Holiday Inn, but it is a small family run establishment (bed & breakfast) with an owner who could'nt do enough to help, from show us to our rooms promptly, guide us in and out of the small car park, and ensure we had everything we needed for breakfast.
We stayed for two nights, three person room but our daughter decided not to come but that was handy as we had a spare bed for storage, small room admittedly but that was reflected in the competitive prices for all rooms.
Might not have suited some, as the negatives were it was the closest room to the front door and the dinning room, but as with these type of breaks we were out most of the daytime, and I sleep soundly at night. Leaving the window open in the summer could be an issue as it is on what must be the inner ring road.
On the positives it did have a newly fitted en-suite with good shower, flat screen TV and adequate tea/coffee making facilities.
The location could not be faulted, I very much doubt if you will get anywhere as close as this for the price. This is literally minutes from the centre/wall no matter how fast/fit you are!
Breakfast was a wonderful experience, quality ingredients, and owners free range eggs, cereal and all your usual things.
The car park is really their back yard, but can't complain as I did email to explain that we would just leave the car static for our time and walk every where, there only ever seemed to be the owners car there and perhaps one other so don't know what would have happened if more families wanted to leave their cars!
So to summarise, pleasant stay, good value for money, and would definitely go there again.

We booked a room for one night stay at this b & b at short notice. We stayed there for 10 minutes, which was long enough! We couldn't stand the awful smell (a combination of urine, damp and cooking fat) that lingered throughout the accomodation.

Their web sit is very misleading as it looks half decent. It isn't! No way is this a 3 star. Maybe 1 star!

I would not recomment this b & b.
