My mother and I stayed here last night, in the twin ensuite Room 9 while visiting my brother who is currently living in Cambridge. Although we were unsure what to expect, the lady looking after the guesthouse while the owners are on holiday gave us a very warm welcome and showed us to our room. The room and the bathroom was spotless (and my mother can spot a speck of dust from a mile away!), brand new furniture and telly, the bed linen was crisply perfect, the towels were huge, soft and fluffy and they even provide generous amounts of shampoo/shower gel, conditioner and hand wash (which all smelt lovely and were not the cheap sort you usually find in hotels/guesthouses!) The room was compact and the bathroom was tiny, but honestly, if you go for a break only to sit on your hotel room, you are rather a strange sort! It is perfect for a short break and, most importantly, the mattresses were wonderful so we even had a great night's sleep! Although we didn't have breakfast, it too looked and smelt lovely in the (busy) dining room. It is on a very quiet road and if you get a room to the spacious back garden, like we had, you don't hear a peep all night. Definitely would book here again next time we all come down!

Room Tip: Ask for a room to the back and make sure it is one that has been refurbished

The staff were extremely friendly and were happy to accommodate our requests. The room was very clean and larger than anticipated and the en suite was large enough. The breakfast was also good and it was nice to have a choice of cooked breakfasts and cereals. The location is out of town however there is an accessible bus stop just round the corner which goes straight into town. I would recommend for anyone that requires a base to stay at for a few days in Cambridge.

The only negatives we encountered were that we had a ground floor room at the front which meant that we did get woken up several times during the night by road traffic. Also our room and sheets smelled very strongly of something which smelled like Vapor Rub, unsure if this was from a cleaning product or a lingering smell of previous guests.

Room Tip: Rooms at the back would be quieter than at the front.

We travelled from Manchester and arrived very late but the owners sorted us out nicely and waited up for us. We were there for a football trial at Cambridge FC
This is a very nice and cosy guest house, where everything is ok, nothing is really bad.
Room was nice
Bed was more than nice and cosy.
Decor was excellent
Breakfast very good
Landlord very friendly especially the man, the wife looked a little stretched and over worked.
Close enough to town
Price fair enough for what you get
Overall I would strongly recommend this value for money guest house.

We had a very pleasant visit to this guesthouse. Staff were very helpful, linen was scrupulously clean along with generous towels which were provided. Breakfast extremely good. The building itself needs a coat of paint, but for its location it was just what we needed.
Recommend requesting a room at the back of the house, as front rooms are on roadside therefore noisy. Ours was quiet but for the snorer in the room next to us, so presume the walls are paper thin.

Room Tip: Rooms as back quieter, but water pressure in shower not great, but good enough for a short visit.

We stayed at the acacia on the 28th sept we had a very warm welcome and were checked in and in our room in no time at all . The room was very clean and fresh smelling as for the bed it was very comfortable . We walked into the city centre it took us about 40 minutes but there was a bus stop directly out side with a good bus service . Breakfast was very nice and I would recommend this guest house to anyone . Thank you for making our stop over comfortable .
