“Home from home”

A delightful edge of village barn conversion specifically for B & B - well executed with good sound insulation and retention of character features. Spotlessly clean and comfortable together with a warm welcome from Val, your host. A relaxed atmosphere pervades and guests naturally chat to one another over a good (and flexible choice) breakfast. We stayed for 3 nights mid Sept`12 and slept like a log. Highly recommended and definitely one of the few B & Bs that we would definitely return to!

Stayed one night. Val our host is so helpful and goes out of her way to ease your stay, driving people about and concerned that everyone has what they want. My room was just lovely with a superb shower. Breakfast was delicious and plentiful with locally sourced ingredients, all sat around the cottage dining table which was beautifully laid out. The setting is beautiful and my room looked out on the lovely garden.

Very comfortable and tastefully decorated bedrooms and bathrooms - with seemingly infinite hot water. Delicious and freshly prepared breakfasts and, on request, dinner. Friendly and welcoming proprietor for whom nothing was too much trouble. Situated in peaceful village a short walk from Fountains Abbey and a short drive from Ripon.

My husband and 3 male friends stayed here for one night in May whilst cycling the Way of the Roses (coast to coast). The weather was truly horrendous (heavy rain/floods) but Val welcomed them with tea and flapjacks and soon had their wet clothes in the washing machine! The accommodation and breakfast were excellent and hubby vowed to return at a later date - without the bike. So we booked for August bank holiday and enjoyed a pleasant two night stay. The farm is a good base for exploring the surrounding area - Fountains Abbey, Ripon, Grassington etc. The first evening Val cooked us a lovely meal (just the two of us, as other guests were at a wedding). On the second evening, we enjoyed a meal at Prima Italian restaurant in Ripon – which gets busy, so booking may be advisable. We would highly recommend Bay Tree Farm.

From the warm welcome to the comfortable room, from the delicious evening meal (provided with only an hour's warning) to the breakfast of local produce (including the best bacon I've ever tasted), this is really my idea of the perfect B&B.

From the moment I enquired, via email, about a single -night's accommodation for our party of three, I thought that I had found a real gem. Val offered secure storage for our bikes, offered to wash clothing for us etc.
On arrival we were impressed by the warm welcome (including tea and delicious home-made cake) and by the spotlessness of the rooms and the high quality of the bedlinen, hospitality tray etc.
Val goes the extra mile by offering guests dinner (as an extra) Our meal was excellent, and Val happily catered for both a gluten-intolerant member of our party as well as a vegetarian guest.
One of the very best B&B's I have stayed in.

We stayed two days here 11 and 12 July. From the start we knew our stay would be good with a friendly welcome from Val. Our satisfaction continued with a clean, comfortable room and great shower room.

At short notice Val provided our evening meal and we were able to have friendly conversation with other guests around the large table - we decided to eat there on our second night and had another excellent meal. Breakfasts were equally good with a choice for all.

Val works very hard to keep standards high at Bay Tree Farm and we heartily recommend it.
