This truly has to be the best B & B in the world! John & Shelagh are the most sweetest people you could wish to meet, They have an excellant knowledge of the area and attention to detail is second to none, the cottage is beautifully cared for and has a homely atmosphere. We will definately return again soon. Thank you for the most relaxing break that we well and truly needed.

My wife and I stayed for two nights in the 'four poster' room as a birthday treat; it was worth every pound and more: John and Shelagh were excellent hosts, and made us feel as though we were home from home from the moment we arrived. Their expansive knowledge of the area - of the variety of things to do and good places to eat - was fundamental to a thoroughly enjoyable weekend as we have little to no time to plan our vacations... and the breakfasts were truly delicious; we cannot speak highly enough of their service.

We had a lovely spacious room with a balcony, giving direct access to the meticulously maintained garden (candle lights in the evening!).
Service provided by the owners Shelagh and John is absolutely fantastic; they know every interesting detail of the vicinity of Fairacres and Rye (but also of other regions, like Cornwall!).
The breakfast is beyond any imagination.
This B&B is an absolute MUST, we cannot think of any suggestion for improvement.

Having been let down on a B&B in Cambridgeshire, we was recommended Fairacres. to say we got a better deal is an understatement. The location was excelleent, the owners John and Sheila were just perfect and could not do enough to make your stay comfortable and enjoyable. They gave lots of advice on where to go, best places to eat etc, all to get the most out of your stay in Rye. The house is just idyllic with the most beautiful gardens to sit and relax in at your leisure. Would highly recommend a stay at Fairacres, we will definately be going back.

My Wife & I stayed for 3 relaxing nights, Shelagh & John were the BEST hosts we could have wished for our every need was fulfilled , their eye for detail is exceptional
Our very delightful room ( Magnolia Room ) gave us a splended nights sleep, the huge bathroom was an added bonus , spending time in their lovely garden is a joy
Many very good places to eat locally also being very close to Rye there's a huge choice
So many local places of interest not to be missed,
I assure any reading that this is a wonderful area to visit & you will not be disapointed if you chose Fairacres as your place to stay.

We stayed at this lovely B & B for 2 nights and couldn't fault it. We can only agree with everything that has been said in the previous reviews. This is a truly charming and memorable place. The hosts couldn't be more friendly and welcoming. The breakasts are still been talked about and the room we stayed in was extremely comfortable.
Many thanks for a relaxing break.

A Charming 300 year old cottage of architectural and historical importance, in the village of Broad Oak, approximately 6 miles from Rye, 7 miles from Battle and 7 miles from Hastings. The house is full of beam and Inglenook fireplaces, with superbly furnished and decorated rooms, which are full of character. We have a sumptuous four poster bedroom with en-suite shower room. There is also a charming garden room with its own balcony and steps to the garden - this also has a superb en-suite shower room. And finally the delightful Magnolia Room with its vaulted ceiling, a large luxurious en-suite bathroom with separate shower. All rooms are well equipped with color TVs, videos, DVD/CD players, radios, hospitality trays, small decanter of port and sherry, hair dryers and trouser presses, safes and, of course, the bathrooms contain all of your toiletry needs. Breakfast is served at the family table in the Inglenooked dining room, which adjoins the resident's sitting room, with direct access to the "Italian patio" with its delightful features adjoining the main gardens and orchard. Our delicious breakfasts are made with local produce wherever possible and feature freshly squeezed fruit juices and home baked bread. We are more than happy to arrange themed visits, for example arranging itineraries for visiting places of your interest, such as gardens, castles, fishing trips and especially walking tours.
