Having been let down on a B&B in Cambridgeshire, we was recommended Fairacres. to say we got a better deal is an understatement. The location was excelleent, the owners John and Sheila were just perfect and could not do enough to make your stay comfortable and enjoyable. They gave lots of advice on where to go, best places to eat etc, all to get the most out of your stay in Rye. The house is just idyllic with the most beautiful gardens to sit and relax in at your leisure. Would highly recommend a stay at Fairacres, we will definately be going back.

My Wife & I stayed for 3 relaxing nights, Shelagh & John were the BEST hosts we could have wished for our every need was fulfilled , their eye for detail is exceptional
Our very delightful room ( Magnolia Room ) gave us a splended nights sleep, the huge bathroom was an added bonus , spending time in their lovely garden is a joy
Many very good places to eat locally also being very close to Rye there's a huge choice
So many local places of interest not to be missed,
I assure any reading that this is a wonderful area to visit & you will not be disapointed if you chose Fairacres as your place to stay.

We stayed at this lovely B & B for 2 nights and couldn't fault it. We can only agree with everything that has been said in the previous reviews. This is a truly charming and memorable place. The hosts couldn't be more friendly and welcoming. The breakasts are still been talked about and the room we stayed in was extremely comfortable.
Many thanks for a relaxing break.

We stayed here for a short break to recharge our batteries. The cottage is beautiful and the welcome warm from the hosts John & Shelagh. We had a beautiful sitting room which led onto an equally beautiful garden. There were lovely touches in the room - a library of books, chocolates, welcoming drinks - both alcoholic & non-alcoholic, flowers everywhere etc etc. We had the biggest bathroom I've ever seen & the most wonderful breakfast, much of it either home made or locally sourced. We will definitely be back and recommend it to anyone visiting the area.

My wife and I have just returned from a lovely weekend stay in Fairacres B&B. The standard of service was excellent and the friendliness of the proprietors (John and Shelagh) made for a truely enjoyable weekend. Their local knowledge and attentiveness meant we were able to enjoy some of the finer points of Rye and the surrounding countryside.
The decor and ambience of the B&B is quintessentially english and you are made to feel at home on arrival. The rooms are well equipped (we stayed in the magnolia room) with every little detail having been considered, including complimentary chocolates, sherry and port!
The breakfast is extensive and the ingredients are high quality, i would highly recommned the full english and the freshly squeezed orange juice.
All in all if you are looking for a relaxed stay in a friendly yet professionally run B&B you can look no further, fairarces is a superb venue to rest and recoup from the day's activities.

My wife and I have stayed here three times and every time we arrive back home we feel relaxed and glad we decided to stay at Fair Acres. A truly fantastic experience from the warm welcome to the way they always put themselves out to make you stay as special as possible. In short this is a rare find and somewhere we will go back again and again.

I have stayed in many B&B's over the years and I can usually find something to criticize about every one, but not Fairacres. It is a charming house with very comfortable, spacious and well-appointed rooms. It is spotlessly clean. There are too many little extras to list. Breakfast was absolutely fabulous and probably the highlight. My vegetarian wife was happy but so were the rest of us who enjoyed the excellent sausage, bacon, eggs, fresh fruit, juices, yogurts, cereals, local honey and jams and Italian coffee. The breakfast was so lavish, the extras so numerous and the room prices so low, we sincerely wonder how they make a profit. John and Shelagh were also delightful hosts and very helpful. They referred us to an excellent local pub (The Plough) for dinner and some beautiful local gardens. This is really an ideal spot if you are visiting Rye and this part of East Sussex

A Charming 300 year old cottage of architectural and historical importance, in the village of Broad Oak, approximately 6 miles from Rye, 7 miles from Battle and 7 miles from Hastings. The house is full of beam and Inglenook fireplaces, with superbly furnished and decorated rooms, which are full of character. We have a sumptuous four poster bedroom with en-suite shower room. There is also a charming garden room with its own balcony and steps to the garden - this also has a superb en-suite shower room. And finally the delightful Magnolia Room with its vaulted ceiling, a large luxurious en-suite bathroom with separate shower. All rooms are well equipped with color TVs, videos, DVD/CD players, radios, hospitality trays, small decanter of port and sherry, hair dryers and trouser presses, safes and, of course, the bathrooms contain all of your toiletry needs. Breakfast is served at the family table in the Inglenooked dining room, which adjoins the resident's sitting room, with direct access to the "Italian patio" with its delightful features adjoining the main gardens and orchard. Our delicious breakfasts are made with local produce wherever possible and feature freshly squeezed fruit juices and home baked bread. We are more than happy to arrange themed visits, for example arranging itineraries for visiting places of your interest, such as gardens, castles, fishing trips and especially walking tours.
