“The best view ever!”

A lovely place to stay when visiting Flores and to start your trips to the surrounding islands. The view is the best, which you can enjoy for hours from your private balcony while enjoying nice dinner or breakfast. The staff was helpful, although not all speak very well English. But when we asked for something they help you organize it. They have a good connection with a travel agency in town, which organizes snorkeling trips to surrounding islands and trips to Rinca & Komodo to see the dragons. Was great! We stayed here for two nights, but could have stayed longer!

Minus: bit damp bathrooms, no mosquito nets, so bring your own

We stayed here in between taking a 2 day boat trip round Komodo national park. Before arriving Adrian who owns and runs Bayview had been incredibly helpful, suggesting travel plans and booking boats for us. We stayed in the top two rooms with incredible views over the bay and a great seating area to relax in. The rooms were well set up, clean and the staff really helpful. LBJ is booming and Bayview provides a welcome retreat from the bustle below. Highly recommended.

We had spent 3 days driving and treking in Flores and slept in some pretty nasty places. The Bayview Garden does not fit this profile!
Easily the best location in town, all rooms have fantastic views of the town and bay. The room we stayed at was surprisingly large, with a/c and fan and a bathroom on-suite with hot running water and a shower that had pressure ! Our room had a large terrace and great views. The dinner menu is not extensive but well cooked and serves that Indonesian delight - Bintang Beer.
There are view downsides, in order to enjoy those great views the hotel is located on top of a hill which is a bit of a trek, and moving between reception, the restaurant and your room is not suitable for any of you with dodgy knees or ankles.
Adrian the owner is very friendly, and as our flight was cancelled for no good reason found room for us to stay an extra night which was an unexpected bonus.

I had a lovely time here. My entire trip to Labuanbajo, Flores, hinged on Adrian's recommendations over what to do and suggestions as to their prices. Thus I found him extremely helpful, and not to mention the rest of his staff who provided impeccable service. The hotel room I stayed in was fantastic, mainly because of the big balcony which faces out into the archipelago - my brother and I usually spent the end of our day sitting there and looking out into the sunset. The other plus point about this hotel is that of its proximity to the "High Street" of Labuanbajo - Adrian pointed out to us a 5-min walking route that we could take to reach the High Street.

However, the hotel falls short on two respects. First is cleanliness; this could be improved by cleaning fixtures such as the dusty bed lamps more regularly. Secondly, at the time of our visit, there was no wi-fi connection in the hotel. However, Adrian did mention that he will get it up and working very soon.

Other than that, I have nothing bad to say about this hotel. The amenities are satisfactory, the location (and view!) is perfect and Adrian is extremely helpful. I would certainly make a return visit.

we stayed at bayview gardens when we were in labuan bajo and had a great time. rooms are clean, spacious and lot of privacy. adrian is good company and we gave us lot of information. pitty not everybody speaks english very well.

Overall I agree with all the other positive reviews of Bayview Gardens.

The hilltop location overlooking the town and harbour offers beautiful views and is a very pleasant retreat. The only thing is it is a bit of walk to get to and from restaurants and other amenities "in town down below" -- I did find the short cut, and used it to walk back in the dark after dinner, which was fine, just make sure that you have a torch/flashlight with you.

The room I had was very clean and comfortable -- the terrace was lovely to sit on at all times of the day, and the tea/coffee, cold water and snacks were a nice touch.

There is a very useful folder full of information on the hotel, the area, tours etc. Reading about Bayview Gardens, the owner and how it is run by a big extended family, and the efforts that have gone into constructing and running an environmentally-friendly outfit, gives one a very good appreciation of what the place is all about.

I believe that some other reviews here, that have complained about the (lack of) service, seemed to expect that this would be a typical "hotel" -- once you understand that this is a family-run place, it all makes sense and everything falls into place. Every request I had was attended to, and I have no complaints -- it's just that one should not expect to be served all the time by staff who speak fluent English or who are trained hotel employees.

A nice touch was being able to request an in-room massage by a therapist from the nearby Yayasan Ayo Mandiri, which trains and employs individuals with visual or other disabilities.

Room Tip: Every room is great.

After spending three nights on a dive safari without running fresh water (no showers for three days!), this place was paradise. It had a great view of the port and gave you a glimpse of what lay beyond the island of Flores. The place was clean with running hot water. They have a board where you can indicate what time you want your breakfast which is delivered to the patio in front of your room. In addition, the included breakfast was both filling and tasty. It was a nice touch that water, coffee and tea are also included.

Only downside? To benefit from the great view one has to walk uphill!
