Please take this seriously, I hate writing bad reviews, but I've stayed in a few holiday cottages over the last few years and this is by far the worst and if I can spare someone a disappointing stay, I'll be glad.

We stayed at Old Court number 23, booked direct with the owners, not John Fowler Holidays. Thankfully we were only staying for 3 nights, but I seriously considered returning home sooner. The main problems here are: poor cleaning, a lack of investment, awful smell of stale cigarette smoke and the pet friendly policy.

The cleanliness is poor. When we opened the front door of the property, we were greeted by a stale smell of cigarette smoke and dogs. A bad start. Then we moved upstairs and found the bathroom was tired and not clean enough. Specifically the shower tray still had the last occupants' hair and grit in it. There is some interesting mould growing up it (see pics).

I wasn't able to sleep in the bed because of the strong smell of cigarette smoke on the pillows and duvet. I slept on the sofa for one night, putting up with the strong smell of dog and various pet hairs sticking to my clothes.

The broken shard of glass sticking up from the air freshener bottle (left on the lamp table) and the fact that the smoke alarm was not attached to the ceiling when we arrived were a mild health & safety concern. The ground pepper scattered in the cutlery drawer was also quite grim. In short, you have to wash everything before you use it. Whoever cleans & inspects this property between guests is not doing a good job.

Room Tip: We stayed in Old Court 23. Please see the pictures; it might be worth staying somewhere else.

we were booked in for four nights but due to unforeseen circumstances were a day late arriving so therefore leaving us with just the three. As it turned out three NIGHTS were three nights too many. The days were fine but the nights were a nightmare. My husband and i had a double room and our teenage son had a twin room.
When we first arrived we both said how hard we thought the bed in our room felt but when night time came it became very clear how hard and uncomfortable it really was.
We described it as a piece of board with rocks on it. I think that the mattress had more than seen its best day. We both had to get up and go the sofas in the living room and that is where we spent all three nights. My husband did tell me to go into the other single bed in my sons room but we haven,t spent a night in different beds let alone different rooms in eighteen years of marriage. The rest of the semi detatched bungalow we stayed in was satisfactory but what a shame that a big company like John Fowlers can,t keep a check on something as simple as that. It can make or break your holiday and unfortunatley it broke ours. p.s they need more paths from your cars as there is only one path from parking to bungalows and if the people allocated to the parking spot in front of the path are parked up then you have to walk over the grass as the car is parked over pathway. It had rained heavily before and while we were there and the grass was about four inches long so going in and out was not good unless you want to wear wellies all the time it is wet.

Booked a long weekend in Penzance at the Kenegie Manor via John Fowler Holidays.We decided on this as there was a 50% reduction off the price which worked out at £102.00 for three nights.For what we paid could not complain but if it was full price we would have been dissapointed.We booked a old court bungalow but was given a terraced cottage very small but fully equiped with everything you would want for self catering.Isolated complex approx three miles from Penzance by car or taxi £6.80 each way. You would have to go into Penzance the food and bar on site is terrible.Receptionist could do with lessons on P.R.We stayed at this manor from 7th/10th Oct 2011.

We have stayed at Kenegie Manor park several times; mainly for the position as it is ideal as a base to explore West Cornwall. The cottages/chalets are quite old but most owners have updated them and, for the last three years, we have enjoyed double glazing, modern showers and decent television in the various 'Old Court' chalets we have been allocated.
The kitchen to our chalet this year was well equipped [I tend to cook for us in the evenings and at some holiday parks have found very little in the way of useable cooking equipment].
We did not eat in the bar/restaurant but the staff were very helpful and it looked clean although a little dark. I have used the indoor swimming pool and this was lovely and warm.
We have only ever had trouble with parking when people have more than one car to a chalet and park in other than their allotted space - there is an overflow carpark so this should not really be a problem.
Not the most up to date holiday park but clean and attractive and very well positioned.

book 2 seperate accomodation for disabled people.
1 x parking big problem not enough space.
2 x slippy slope down to the front door without a rail then a high step into the bungalow with no handle support!
3 x double bed very small
4 x shower rubbish and size of bathroom couldn,t swing a cat!!!!
very quiet location.....didnt think much to the reception being used as a bar..food all frozen
only ate there once
so sorry wont be booking again.

Room Tip: ideal location for using as a base to sleep...nothing else. all furniture dated and not comfortable

We love cornwall and have stayed at Kenegie Manor many times, it's nice and quiet and a great base for exploring the surrounding area. Marazion is a lovely place, we sat outside the Godphin Arms having a meal with St Michaels Mount in the background, which was just lovely. The accommodation is basic but always clean and tidy with everything you need. The swimming pool is useful on rainy days as is the bar area, the staff have always been friendly and helpful. We are looking forward to returning next year.

I have to admit we were dissappointed when we arrived and saw how cramped our House (they aren't cottages!) was, but as other reviewers have said they are basic and adequate (just!). Our dissappointment continued when we toured the grounds and used the swimming pool, everything is looking tired, worn, and dated. It needs some investment and this is the problem, the manor, facilities and site are all for sale, and it feels like the owners have lost interest.
The swimming pool is in a poor state of repair, cold showers and only open at certain times!!!! Parking spaces are too small and only one per house, so be prepared for parking issues when other site users are not considerate to others. Our House was cramped, the double bed was a mini double (!!) and there was damp in both bedrooms and bathroom, in August.
This is where there will be differing standards however, some of the Houses are site owned, others are privately owned and could be a better standard if the owners have updated them.
Ours was privately owned and was shocking! Very poor shower that was mouldy had a split hose and leaked, we had to place a bucket on the kitchen floor to catch the water as it came through the ceiling. We reported it, waited 2 days for it to be repaired, after 2 days it was leaking again.
If you are determined to go try a google search to find the privately owned properties as they are cheaper to rent than through the John Fowler site, but try to get pictures of the accomadation so you can guage the quality.
We booked last minute, got a discount and paid 60% of the john fowler price and were still a bit peeved at paying that amount for what we recieved, my recommendation is try somewhere else, however the location (local area) speaks for itself and in my humble opinion is the only thing Kenegie Manor Holiday Park has going for it.
