“Perfect!!!!”

After a long day walking along the South Downs, we arrived at Downs View B&B, to a fantastically warm welcome from Lesley. Our room (the lilac room) was superb; with a huge bed, all the facilities you could possibly want and a super clean bathroom. We especially liked the 'chockful of info' welcome pack and the m&m's! Nothing is a problem for Lesley and Ron, I accidently spilt tea on the bed sheet, took it downstairs and Ron whisked it off and said he'd put a new one on, no problem. In the morning we had the best breakfast, such a choice to choose from. We chatted with Lesley during breakfast and it was with some reluctance that we thought we had better make tracks. My only regret was that I didn't try one of Lesley's freshly baked flapjacks, I was just too full!!! This B&B is perfect, as are Lesley and Ron!! from 2 Very Happy guests (Jo and Jamie)

We were very well looked after during our week stay in Aug 2012 at Downs View.

Lesley Ayling is an excellent host, and an excellent cook.

Our room was immaculately prepared for our stay.

The location is close to Brighton (busses every hour) , the South Downs are all around, and there are other lovely places to visit eg Arundel and Lewes.

I did not mark sleep quality any higher because we happened to stay during the hottest part of the year, kept the windows open and therefore heard traffic noise about 6:30 to 8:30 in the mornings.

You really have to stay here, it is the best B&B we have stayed in for ages. Great attention to detail. The pretty rooms are large, airy, beautifully presented, with loads of goodies in the en suite bathroom, really nice linen and the beds are huge and very comfortable. The breakfast is superb with an excellent menu, lots of choice and yummy home made bread - this is the life! The hosts, Lesley & Ron, have thought about everything a guest could need and we had a relaxing, enjoyable and entertaining four days with them. A really delightful home from home.

Room Tip: All the rooms are large and airy and those over looking the garden are quieter.

Like some other reviewers, my friend and I stayed here for one night while walking the South Downs Way. We had walked about 19 miles that day, so it was great to arrive at an excellent B&B at 6pm. The rooms and en suite facilities were excellent as was the hospitality. A great place to stay for a night or more. The breakfast was excellent by the way.

If it is Upper Beeding you are stopping during your walk - this is the place to stay.

Very comfortable and clean bedroom with superb ensuite bathroom. Great attention paid to detail
to ensure you enjoy a relaxing stay. Hearty breakfast offering a great choice which sets you up for the day.Easy and secure parking at rear of house. Friendly and attentive hosts who are happy for you to come and go as you please throughout your stay. A 'gem' of a B & B. This is certainly the best place we have ever stayed in having been in many places as far afield as New Zealand.

Large comfy bed, nice bed linen, large modern ensuite bathroom, generous breakfast, secure parking - the owners seem to have thought of everything. The location is not in the pretty part of the village but that doesn't matter as it is only a short walk away. I would definitely recommend this B&B for people who want somewhere to recover after a hard day's walking or cycling.

Friendly and helpful hosts (without being obtrusive), large comfortable room (comfy bed, crisp sheets, large bathroom), pretty garden to sit in and excellent breakfast with unusual choices and home made cake. Walking , cycling and pub for food all from the doorstep. We stayed overnight for a party but will be back
