We stayed 4 nights in this cosy B&B. Kath en Roger are really wonderfull people ...They make you feel at home. We enjoyed the amazing breakfast with fresh fruit every morning. Kath adored our children, we were her first family and we loved her kindness...
The rooms were very clean, complete and well decorated...the bed had been equipped with a blissfully soft mattress.

Kath also gave us great advice on trips.
A really excellent experience...
We will definitely recommend this B & B to our best friends when they are looking for a nice house near London (25 min by train) and the Harry Potter Studio's...
We already miss the good laughs with Kath ...
Hope to come back someday.

Had a great three night stop here. Kath and Roger are very friendly, the rooms are cosy, luxurious and spotlessly clean and the breakfasts just amazing. Nothing is too much trouble, if you are a light breakfaster you can choose from an array of cereals, fruit salad, yogurts, toast, if you prefer the heartier type of breakfast there is everything from the traditional full english, through to haddock or smoked salmon on muffins. Being vegetarian, we plumped for the fruit; followed by eggs on toast.
We came over from France with our french neighbours, the house is the perfect base to travel into London from, we took the train from Stevenage (25 mins train time), Luton is closer but we had people to visit. We also visited Woburn Abbey and the safari park, which was great. Could easily have spent another few days in the area visiting Cambridge etc; but time was short this time. Local pub is a minute or two's walk for a good nightcap. We will go back and we thoroughly recommend it to anyone staying in the area or flying in to Luton and looking for something a bit different from the usual hotels. Excellent.

Room Tip: We stayed in Kingham which has an ensuite, theother room ahs a private bathroom too but just acorss...

A lovely 'cottage' feel to this B&B. I was made to feel part of the family straight away - and looked after really very well. The rooms are wonderfully kept, everything's new. I have no reservations whatsoever recommending this to anyone who was thinking of staying in the area (long- or short-term).
Great little village, close to town but far enough away to feel you're in the country. The surrounding countryside is also great for some lovely walks (good pub up the road, too!)

On arrival at this picturesque village we were greeted by the warm and welcoming owners of this beautiful B&B where we were guided to our ample rooms.
We stayed in the clean and cosey 'Arthurs' room where we had all the mod cons of a flat screen tv and a kettle with tea and coffee supplied if so required.
The brand new bathroom was for our own private use and was just three paces from our room, where they had supplied shampoo and body lotion, which came in handy after forgetting my own!
The inviting front room gave us chance to sit and relax after a long day of exploring, this also gave us the opportunity to draw upon the owners local knowledge where they were only too happy to recommend local attractions to visit and propose walks in the surrounding area.
Before retiring to bed we were asked what our breakfast preferences were, with us taking up the offer of a cooked breakfast and an extremely good one it was too!
Nothing was ever too much trouble, with our hosts working around our schedule to ensure our stay was as peaceful and as relaxing as possible.
This really was a home from home.

I had a 2 night stay here whilst working in the area and had a lovely time. The room was very clean and tidy with a really comfy bed and there was a lovely new bathroom down the hallway for me to use. The surroundings were beautiful, just a shame the weather wasn't so good so I could make the most of it - there is a pub within walking distance which also seemed very nice. Breakfast was awesome, fresh fruit cereal and a full English cooked to perfection.

Overall I'd love to give this the full five stars as the hosts were great and I really enjoyed my stay but I just don't think I can give a full five stars for a room that doesn't have en-suite. I'm being really finicky there and I'd like to be able to give 4.5 but not an option unfortunately. If you need a place to stay near Luton but would prefer to be in the countryside then this is the place for you.
