Stayed for three nights B and B at the end of August. Full marks all round. Well received upon arrival and very happy with our room. Breakfast was lovely with plenty of choice. Unable to comment on Reed's restaurant because we chose to eat out. Plenty of car parking space. Location around 2 miles from Seaton. A professional organisation with a strong emphasis on high quality.

Very nice B&B - very clean and welcoming. Our room on first floor was larger than expected, as were the en suite facilities. Nice bright and airy room with large windows and very comfortable beds. Breakfast was excellent with great food choice and was an all round enjoyable and leisurely experience. We could not believe the star rating was not higher than 2* - would recommend this B&B to friends and family

We booked into the Master Suite for three nights over the August bank holiday weekend and thoroughly enjoyed our stay. Our room was spacious and clean and the ensuite had a luxury shower and modern fittings. The rooms were cleaned each day by a team of friendly cleaners and the continental and english breakfast options were both fresh and tasty. Overall a pleasant stay.

We stayed for 4 nights in a twin room on the ground floor which was very well equipped, complete with hot water bottle & torch! Receiving lovely biscuits and bottled water every day was a nice extra. The room was very quiet, comfortable beds and roomy. We enjoyed the breakfast and 2 dinners but unfortunately the restaurant was closed Sunday & Monday which we did not realize until after we had booked. Dorothy is very pleasant and friendly. The Swallow is a convenient location if you do not want to stay in the busy seaside towns.
On the 2 nights we ate out at the Ships Inn, Seaton, great food - large servings.
We would definitely recommend the Swallows.

Room nice,large bathroom,lovely! Sadly the snoring and sound of water being run from the room below kept me awake. Breakfast was perfect and the lady who was on duty was great. Portions in the restaurant left me a bit hungry,but otherwise couldn't fault it. Would return.

From the moment we drove into the grounds of the Hotel our impression was how attractive and very tidy the building and grounds are, this continued when we entered the Hotel and found the layout, decor and furnishings pleasing. Our room was spacious, airy and, as with the rest of the Hotel, in good condition and tastefully furnished and decorated. After a comfortable night we enjoyed a very well presented breakfast comprising quality ingredients served from cheerful, thoughtful attentive and mature staff. In conclusion, it was evident that the whole package is the product of a concientious and discerning proprietor, a very pleasant stay, thank you.

We stayed for two nights in a twin bedded room on the second floor. It was spotlessly clean and the beds were extremely comfortable. The only thing I would mention is that, as the room was in the eaves, the sloping walls meant that, when getting out of the bed nearest the window in the dark, you had to be careful not to bang your head on a corner of the window recess. Breakfast was first class - the poached eggs were some of the best we've ever tasted. I had advised the hotel in advance of my wife's gluten free diet and they were able to provide her with gluten free bread. We ate in the bright, airy Reeds restaurant on the first night and the Chef was very helpful, offering to amend any dish on the menu to suit her diet. A very enjoyable stay and recommended.
