“Great Location, Average experience”

We loved the proximity of this hotel to walk around lovely Burlington and chose it for exactly that reason -- to enjoy the lake, park and shops. We already checked TripAdvisor and knew that our experience could be mixed. The rooms are tricky. The night before we checked in we toured a room with the front desk staff and found it to be a nice, albeit small and a bit worn room. The next day we checked in and the room we actually were in was located in the "basement" -- which had a nice view of the park, a cool brick wall, but unfortunately the carpets were damp, buckled and the room smelled musty (016). We were offered an adjacent room a few doors down and again, the room had the same issue (008). Housekeeping said it could have been due to the air conditioning, but I don't think so.
Finally, the desk clerk called and said they had an upgraded room on the second floor, next to the elevator, with a view of the roof --(207) we took it. It was quite nice and updated compared to the other rooms in the lower level we saw -- glass and tile shower; cultured stone vanity and fridge/coffee maker/microwave.
The breakfast is self serve and adequate, but nothing fancy --there are a few staff around cleaning up and refilling coffee carafes, but expect paper plates and cups. The fitness center is nice and modern and the hotel does have a small self serve laundry room, next to the pool. The hotel has a lovely deck that faces the lake and we enjoyed sitting there for breakfast, but ventured out to other restaurants and shopping during our time in Burlington. As other reviewers mention, you can see the wear and tear all over, but if you can overlook that, it is an adequate hotel. Also, the noise travels -- doors banging and kids running through the hallways -- that can happen from time to time in many hotels. It's too bad that Burlington has so few excellent hotels because it is quite a lovely place to visit and we really enjoyed our time here.

Room Tip: Avoid the lower level basement rooms.

we Stayed over June 29. Excellent location, front desk great (except forgot to tell us about free breakfast). Room great, nice and quiet too considering all the weddings overnight. Food at pub for kunch was really good, had a burger. Service a little slow but they were busy. Knowing hotel at capacity staffing should have been planned better, especially for breakfast. Breakfast they ran out of food and you could not find anyone to get more. When they did it took another 15 - 20 min. And it was not very good. That is my only really bad comment. We stopped and had a goodbreakfast elsewhere.

But overall I would recommend this hotel for location to everthing and lots of places to eat and
drink around and lots of shopping boutiques.

The location of this hotel is great, right on the waterfront but it really needs some updating. The lobby area seems to have been moderized but the rooms and upstairs hallways are pretty worn out. The carpets especially need some care. In addition to the worn appearance there were some minor maintenance issues in my room such as wall paper peeling off in the bathroom and a broken seal in the window. On the plus side they don't overcharge for the rooms and there is a modest breakfast included so this hotel can be considered a good value for the area.

The staff was friendly and the attached restaurant was awesome...but this place is starting to show its age. Cracked tiles, peeling wallpaper, an AC unit that barely cooled the room were a few of the things i noticed. A few improvements and this place could easily return to a top notch hotel again.

My daughter and I stayed at this hotel last week and had a really nice time. The room had two double beds and ample space and furniture for a comfortable stay. The WIFI was easy to access, the bed and bathroom was clean and well stocked and everything was in good condition. We were lucky enough to have a nice view of the lake and pier. The reception and breakfast staff that we came into contact with couldn't have been more helpful. The pool and jacuzzi were well maintained and a welcome facility. I feel that this was good value for money and would stay again. The only constructive criticism I left them with, was that metal cutlery at breakfast time would have been preferable to the plastic ones which were available.

Room Tip: Ask for a lake view - we were on the top floor and suffered no undue noise.

Free parking, great waterfront location, nice pier for an evening walk (lots of foot traffic) and close to all the amenities. The staff weren't rude but not overly hospitable (non descript and forgettable). I was there with co-workers and we all enjoyed the restaurant (Beaver and Bulldog) patio. The weather was great and the beers were cold - food was average.

I had a King Corner room - bigger than the average room and quite spacious. The rooms do need some major upgrading. Fresh paint and modern furnishings would bring this place out of the 80's. Burlington doesn't have a great selection of decent hotels but in my experience this is probably one of your best options. It is average but clean and they offer free wifi.

I had occasion to be in Burlington on business and frankly wasn't impressed by the options available. So, I decided to wing it. As I drove through town I recognized this property and appreciated the waterfront location. The location is really good. The rest... just ok. There is ample free parking (don't pay in the lot, the front desk will give you a pass), check-in was not great but the employee was trying hard, the room was a vestige of some 1982 design failure. The jacuzzi in the room was enough to make me want to disinfect the whole place. The room was clean (ish), the bathroom was clean (ish), the air conditioner in the room was in need of a overhaul, room service was very good. The bed was fine, but nothing to write home about. Clean though. Check-out was fair. So, if you find yourself in Burlington and don't want to stay at a major chain hotel on a busy road, this is better than sleeping in your car.
