I stayed here with my husband and two kids, 5 and 7. We chose BW Sands for its location. It is across the street from 2nd beach, about a 10 minute walk to False Creek Ferries, and about a 20 minutes walk to the closest playground in Stanley Park (walking with a 5 year old). Room was large. Like the hotel says - great tap water! The bus stop is in the front of the hotel, so we requested a room on the rear, which the hotel accommodated. Only minor problem was the AC. When I turned it on, it was loud. So, I turned it off and opened both windows (none of the windows have screens) while we out during the day. The weather was mild, so this wasn't a problem.
Note that West End seems to be the gay area of town (for lack of a better description). Our kids have several friends with two mommies or two daddies, we have gay and lesbian friends, etc. so this is not an issue for our family. Live and let live. However, if you are not comfortable seeing same sex couples out and about, then this may not be your vacation spot exactly.
