We weren't sure what to expect from Cabo Villas after reading some mixed reviews. We loved it! The location is awesome & one can easily walk to downtown & the Marina area. With easy access to the bars on Medano beach as well! Can you say Mango Deck?!?!

Our room was actually above our expectations. We had a great view of the adult pool, beautiful next door condos, & a little slice of ocean view. The furnishings were nicely appointed & were very fresh feeling. Also very clean. The couch & bed were very comfy. We slept so well each night. The shower was great as well as our balcony. Best thing, though, was the AC. It worked FABULOUSLY! I also liked the toiletries, they smelled nice & minty which feels great on sunburned skin. The layout of our room was interesting & felt roomy.

Each & every member of the staff was amazing & very kind. I liked that the male staffers weren't gawkers like I have experienced other places in Mexico. I felt treated with respect at all times. Our favorites were definitely the bartenders! The happy hour was nice & we ate breakfast at the beach restaurant several mornings. I'm obsessed with chilequiles & let me tell you, do yourself a favor & get them here!! Best I've ever had.

When it comes to vacations we like a little relaxation mixed with tequila shots, too! Cabo Villas, I felt, catered to each of these. We were able to nap by the adult pool in utter relaxation. But also get down at the rooftop bar & the beach area. So nice to not have to listen to blaring music at all times, just when we were ready to party. The other lovely aspect is the wonderful loungers on Medano Beach. Great views of the rock formations & incoming cruise ships, too. We enjoyed them almost every day. It does get busy on cruise days so get down there early & stake your claim!! The downside, I would say, is that the infinity pool is poorly placed against some rooms. So really, you're looking at people on their balconies instead of at a beach or other nice view. A little weird but obviously they did the best with the space they had. The clientele was a good mixture of families, couples, seniors, & foreigners.

We did the couples massage in the little beach hut which was nice. We wore our swim suits which was just fine. Lovely massages & just the right amount of pressure. Which leads me into...the hard sell. Yes, they do push the condo sale on you. We did it for the freebies. The aforementioned massage & some resort credits. They are pretty annoying & usually take longer than the 90 minutes they tell you, but we do it for the goodies. Overall, I enjoyed our stay more than I thought we would & would love to come again in the future!

Room Tip: Adult pool view, not infinity pool! Or everyone will be staring at you on your balcony.

My wife and I have been coming to Cabo Villas for the past 5 years and we just love it. We are owners and have stayed in several different rooms. This year we brought another couple down with us and we stayed in a two bedroom lock off in the CSL building, which is the one closest to the beach. Our rooms were overlooking the main pool with and ocean view towards San Jose Del Cabo. Still very nice but not as beautiful as looking at the arch. The rooms are a good size and the bed was very comfortable. Showers were hot so they obviously fixed the issue others were complaining about.

There are so many great things about Cabo Villas, the first being the guys down at the beach, a special Thanks to Felix the cat, Adrienne, and Victor, who took such great care of us and tended to our every need. It's nice coming back year to year and the staff remember you and make you feel at home. Location wise, you couldn't ask for a better spot, you're steps away from the best beach in all of Cabo, and only a short walk into the marina and downtown. Restaurants at Cabo Villas are very good and we really enjoyed Friday nights at the Baja Brewing company for Prime Rib night. I really enjoy going into to town to eat at Maro's Shrimp House and Salvatores, the food at the both these restaurants is exellent and the price is very reasonable, I don't know of any restaurant in Alberta where you can eat lobster and shrimp for under $20.00. Also, make sure to try the Tiramisu at Salvatores, to die for!!!!

If you're adventurous and looking for a new thrill, check out Cabo Fly Board, it was an absolute hoot, only complaint is the cost. Also, if you're an early riser head down to the beach and go see Julian, he runs the paddleboards, it's best to do this early before all the boats and jet skis make the waters rough!

For those that enjoy the spa, well you can spend $150 for a massage at the resort, or you can walk down the beach and get a great 70 min massage for $30.00. Why listen to music of the ocean in a spa when you can relax to waves crashing right before you. Truly the best bang for the buck.

If you're looking to go fishing and can't afford a big 40 footer, try to find Captain Purple, aka Jaime Gutiesrez, he runs a 26 foot Panga boat and is a very knowledgeable fisherman. He can be reached at 624-150-5020.

We love coming to Cabo and are already booked for 2014.

Room Tip: Ask for 3rd floor or higher and be sure to distinguish between Ocean Front and Ocean View

We enjoyed the location of Cabo Villas. The timeshare presentation is definitely pushed on you before you get checked in. I never saw the front desk area until we checked out. The location is fantastic. You are close to everything from Medano Beach and all the activities on the beach, restaurants, the Marina, and the downtown area. Our rooms were clean, comfortable and overlooked the pool. We exchanged with Interval International and were apparently lucky that we didn't have the first floor looking at the wall of the pool. Service was great as well as super friendly.

The downside is that there are a lot of stairs. Some of the stairs didn't have hand rails which makes it a little more difficult to go up or down with any type of handicap. Having knee problems I utilized some of the ramps, but on the most part the stairs were everywhere you go. There are some updates that need to be done on the resort, but on the most part the resort is clean and accomodating.

We appreciate your feedback regarding the number of stairs at the resort. Due to the layout of the property and the fact that the property lies on a hill, we did our best with the vertical challenges. Many guests prefer the ramps, similar to yourself.

We've owned at Cabo Villas for two years but never stayed there until last month. We weren't disappointed but did experience an unfortunate issue described by others here on TripAdvisor, and this keeps me from rating the resort with five stars.

First, the positive. Our room(s) we're clean, furnished nicely and with nice appliances ... just as we expected. The staff was accommodating and friendly. The convenient location near downtown and the marina can't be beat. The view from our 2BR "Bayview" unit was fabulous. It's exactly what we purchased and expected upon arrival.

Now the negative. We were entitled to 7 nights in the more upscale Bayview unit but the first night at Cabo Villas, we were assigned a less upscale 2BR unit in an older building at the resort that was not handicap accessible. This was for one night, then we were moved the next day to the better unit we "own" and had reserved fully a year prior.

Cabo Villas did not compensate us for the difference and offered only a lame excuse as to why we were downgraded that first night of our visit. Hopefully this will not happen next year or ever again.

All in all, we love Cabo Villas and can't wait to return for a longer stay.

Staff is very friendly, the view from my room was splendid and the thing I loved the most is that this resort is near medano beach and near the center of cabo so it was easy for me to walk around cabo and discover a lilttle bit more.

Things we loved:
- Location - walking to Marina and Downtown
- Swimmable beach for the kids
- Baja Cantina - one of the most comfortable and enjoyable oceanfront relaxation spots to enjoy some drinks and watch the kids play in the water
- Actually very good food - the Sushi was especially good at Baja Cantina
- Rooms were pretty big and nice, especially if you have an ocean facing unit with sliding walls
- Probably one of the best spots in all of Cabo for enjoying the beach and activities
- Helpful service and staff - Adrian at Baja Cantina was great

Not so much:
- Timeshare pressure upon check-in, especially when they heard we already committed to going to Dreams for their presentation
- Towel policy - at $25 deposit per towel, hold on to your towels because people are like hawks
- Maintenance could be a little tighter. The hot tub from the unit above us dripped onto our balcony for a couple of days until they fixed it.
- A little noisy from the rooftop Baja Brewing Company, but some level of that is acceptable. The food and atmosphere there was good.

Bottom line, we had a great family vacation here for a week. Enjoyable for us and the kids (ages 3 and 5). We will be back.

Just got back from our third trip to Cabo in a year. First time staying at Cabo Villas. All I can say is the staff is fantastic. They are very friendly and accomodating. They make you feel like you have come home. I have stayed at a couple much larger resorts in Cabo and although they were fine, the size of them did not lend themselves to as friendly an atmosphere. I notice that one review said there was lukewarm water. I was there at the same time and, yes, the resort did have some hot water issues but they began repairs as soon as I called to report the problem. Sometimes repairs take longer than the resort or the guests would like. That can happen to any hotel, resort or even your house.
The resort is close to the marina and the town which means you rarely need a taxi.
The resort sits on the one section of Medano Beach where you can regularly go in the water.
Easy access to the Mango Deck, Baja Cantina, Baja Brewing Company, Edith's, The Office and other well reviewed restaurants.
We will be going back every year to Cabo Villas to see all the new friends we made!! Can't wait for 2014.

Room Tip: Ask for a room above the second floor. Gives better views.
