My husband and I have probably been to Cabo 25+ times and I always warn first timers that they will be overwhelmed by people at their hotel trying DESPERATELY to get you to buy a place down there. Typically, if you push them off in a kind way, they get the message and leave you alone. Not the truth here!!! We own a place overlooking to Marina and staying there is great when we have several people there with us, but when it's just the two of us, we like to stay on Medano Beach (actually we were looking for a place to potentially buy), walking distance to the office, Mango Deck, all of the cool places in town as well as the marina. We had been intrigued by Cabo Villas because of it's location, as well as the fact that they have a great brew-pub on the roof.
Our encounter with them started off poorly. My husband called twice (with promises of a return call) to order a bottle of Champagne be in our room, as we were celebrating our wedding anniversary. That never happened. Then, upon our arrival, Wendy told us that for $280 US in addition to what we had already paid, she would upgrade us to a fabulous room. The room was anything but fabulous! We had no ocean view, we were on the ground level, about 20 feet from a tiny, dirty pool with tons of people always hanging out. The water was turned off one night (they did warn us about this) but when they flipped the switch to get it going again, at about 4am, it made a LOUD noise which sprung us both from our bed! Oh, by the way, our bed (we were promised a king size) was a queen size, hard as a rock and pillows that were almost impossible to sleep on!
I would never in a million years recommend this hotel and am surprised that they are able to stay in business after the way that we were treated. Even after all of our concerns were voiced, we were told "that's just the way it is" and that there are plenty of people who want to stay there. Basically, they didn't need our business. Therefore, we didn't give it to them! We ate all of our meals off site and did our best to not spend any time there. Ugh... What a disappointment!!!

Room Tip: Choose a different hotel!

Had to admit Cabo Villas is great location.. Is close to DT, Marina and all the nice places I like to visit.
Being in the Hotel Industry when we strive so much for Customer Service - this place is not as it used to be. In regards of the Hotel, our room was old and nothing seemed to be working properly, not even WIFI , we had to go to pool and Bar areas to get some connection. Stuffing level, Housekeepers and Waitress are more incline to customer service than Reception and sales people. During our stayed we witnessed so many comments of unhappy clients in regards their rooms and poor Judgement of the Management. I was thinking to get a time share there for my family, but I guess will have to find another location. My biggest compliments are for David, one of the guys doing his internship - management should get some tips from him how to treat customer - granted that he doesn't have much experience, he was all about providing a good service.

Spent the week at Cabo Villas Beach Resort in Cabo San Lucas, Mexico. Was upgraded to the penthouse which sounds great except no air conditioning for three out of seven days and no plumbing for two days. The hotel is in the process of a complete, 3-year renovation which will be spectacular once completed.

Room Tip: Can't get much better than the penthouse!

Cabo Villas is in the perfect location. Many of the rooms have a beautiful view of the ocean, and private hot tubs. The staff was friendly, and the service was above reproach. The servers at the swing bar were our favorite; Marcelano, Adrien, and Javi to name a few.

Short walk to wherever you wanna go in Cabo . Head to the beach and take a left, keep walking till you hit Tabascos ask for Martine and relax. Don't miss Gardenias tacos. And the swing bar with swings for chairs and sand for a floor.

Had a FABULOUS time at the Cabo Villas! It was an absolutely perfect week. The accommodations were great, in a fantastic location close to everything. I was in paradise every day! Please read on.

First on to what everyone really wants to know. Is there a little hard sell on the time share? Yes, my advice is say you are already an owner and just say no if you are not interested. If you are willing to take the tour they can be quite generous with the free stuff. They offered to upgrade our room to the top floor penthouse for nothing if we were to listen. If you know how to handle them it will make no negative impact on your stay.

Now on to the good stuff! The location is perfect. Right on Medano beach in the middle of everything. Very close to the marina, shopping and the beach is really great. The staff absolutely bends over backwards to accommodate anything you could think of. Within 2 days or so you are being recognized. The room was appointed very nicely and the bed and furniture were in very good shape and comfortable. Our housekeepers were amazing. One day we came back to our room and even my dirty laundry had been folded! I was very impressed with the high level of attention to detail. Everything was always in its place. The property was extremely clean and landscaping was always perfect. We even met some really cool friends that helped us have an even better time. The adjoining restaurants were also very good and the level of service there was also top notch. The coldest buckets and some of the best sushi I have ever eaten! (See Baja Cantina Beach for more on that).

Overall the resort was just great! I would go back and recommend it to a friend in a second.

Now, of course, there is always a little bitter with the sweet, There was a little construction on site and during the week would go on till about 6:pm. Depending on where your room is you may not even notice. Also, there is a lot of boat and wave runner action going on at the beach. At times the boat exhaust got bad, head ache bad. But after a good ocean breeze it would blow away, and another bucket of beers you would not even notice.

All things considered I thing a 4 star rating is very fair and I can not wait to go back.

We went on a girls trip to Cabo in June 2013 and stayed at Cabo Villas. It was my first time in Cabo and the location of this resort is perfect. The accomodations were awesome and staff extremely friendly. We were in one of the older units that had been remodeled. It had a nice updated living space and "to die for" view on the veranda. The pools and tiki bars are all within seconds of your door to condo. This resort is on the side of a hill. Make sure you're in shape because there are lots of stairs and levels as you walk down to the beach. The beach lounge cushions are amazing as they are very comfortable and the beach staff was amazing (cudos to Miquel & Victor). Alot of activity on the beach as you on right beside the Baja rental location for water taxis, jet skis, etc. The music on the beach was pretty loud and you could hear the location next door with different music which could drive you crazy at times. Not a serene beach location if that is what you're looking for but lots of foot traffic and people/activities to look at. The food and drinks are great at the resort. Only had bad service once (David) at the main restaurant on the beach as he was downright rude. Only negative was the construction noise and the hottub. They were demolishing an older unit right behind us from Monday to Thursday starting at 9 a.m. and ending around 8 p.m. Then on Wednesday they started renovating the unit above us at 6:45 a.m. With a call to the front desk they were able to get them to stop the noise and not start again until 9:00 a.m. I know they have to do stuff like this but hate it was the week we were there because it was unbearable inside our unit. It was really loud. Then they replaced our hottub on the veranda mid-week with a brand new one but did't ever get the new one functional while we were there :(

You are within 5 minute walk to the Harbor which contains nice mall, shops, and restaurants. On the far side of the Harbor is old town Cabo where great restuarants and bars were located such as Cabo Wabo and Desperatos. This area of Cabo easy to walk to and from Cabo Villas. We took a taxi once for $7 for four of us before we realized how close it was. Next door to the resort on the beach was The Office and Mango Deck. Both are lively with great food/entertainment. We ate at The Office twice because the service and food were incredible.
