I echo all the positive reviews of this resort. I am writing only to describe the partial view rooms for those of us who booked too late for a beach front room or can't afford them. I didn't see any reviews of these rooms before we went. The partial view rooms are located in a block of rooms, four down and four up, behind the beach front rooms. We had a second floor room, with our own staircase (with a foot bath at the bottom of the stairs), which made our little balcony very private. (The middle two rooms share a staircase). The terraces on the front row are not private at all - people walking to the beach walk right beside the terraces, so although the beach view is nice, if you care a lot about privacy on your terrace, you should consider the second floow end units. The terraces are set so that you can peer between the front row and get a slice of the sea, but from the second floor the palm leaves block most of the view. Anyway, the beach is so close that we spent very little time on our terrace. The room was basic, nothing fancy, which is the way we like it. Air conditioning is only available from 7 pm to 7 am, but we didn't even use it at night (in December). The wifi was a little weak; to be sure of a signal, you are best off sitting down at reception. We had a great time, and would definitely stay here again. A word about the food - we did not locate a local, family owned place to eat within walking distance. It is necessary to go into town, and then drive to the other end of town to find places that are not tourist oriented, but it is well worth the trip. The restaurants along the beach are more expensive than we care for, and don't feel local at all. If we didn't have a car, this would have been a problem for us. The only negative, and a small one at that, was a mysterious roar, like an air conditioner, which seemed to be coming from across the street. I never figured out what it was, but I suspect it may have had something to do with power generation. This would not be an issue for the front row of cabanas, and possibly not for the bottom row of the rear row of cabanas.

Room Tip: Partial ocean view rooms were just fine.

your feedback is very much appreciated and we say 'gracias' on behalf of the whole staff !
As you described it in your review, the Partial Sea View Rooms are cozy, private and all you really need when staying only 10 meters away from Tulum's beautiful beaches. All rooms are appointed with either two queen beds or two double beds this is why we think these rooms suit friends or families best. In the past we have made the experience that the choice whether to stay in a ground floor or top floor room is very personal and subject to individual preference.
Furthermore, our Hotel has been working continuously on little improvements here and there, and as you might know Tulum's beach zone is self sufficient in terms of gas, power and water, the little 'roar' you are referring to is part on our "changes to the better list" as we are working hard to implementing new and above all green ways to provide power to all units with the least ecological impact. Come back in a couple of months and you will see or "hear" the changes :)
We hope to see you again one day.

We just returned from our second visit to Cabanas Tulum. Since we were travelling with our son, we were not able to book a room in the newer part of the hotel, which will soon become The Beach. On our last stay, we felt that the new rooms were much nicer than the rooms in the "family" section of the hotel. With the grand lobby almost ready for The Beach, it is clear that most of the energy is focussed on this new area and the new, couples-only rooms. It seemed like the original portion of the hotel was a bit neglected.

I was happy to hear that the older rooms will soon be "refreshed". As a design fanatic, I spent a fair bit of time imagining how the old part of the hotel could easily be improved; I only wish it was done before our visit. The rooms are small (no big deal since you're outside A LOT) but getting pretty rough around the edges. The beds are definitely comfortable, the cleaning staff are lovely and the rooms are kept very clean. We intended to stay at a different hotel for this visit, thinking that we might like a sleeker environment but the particular stretch of beach, kind staff and amazing breakfasts brought us back to Cabanas Tulum.

The beach here is wide and clean. We loved being just a few steps to the sand. There are trees and lovely shrubs, lending a lush feel to the place. We felt totally safe and comfortable the whole time. As people who really love to travel and see new places, we nevertheless couldn't resist going back to Tulum -- where else can you find a clean, long beach with ruins nearby, great restaurants without the crazy resort-y tourist crush? We did hear that an additional road is going to be built from the town centre to the beach area, which will probably mean more tourists, more hotels and more restaurants in the vicinity -- not necessarily a good thing. For now, though, you can find privacy and quiet in Tulum.

Most of the reviews you'll read here are for the couples-only section of the hotel and it will soon become a separate place. The new rooms are truly beautiful and totally different from "the original hotel". I only hope that Cabanas Tulum will pour more effort into the upkeep and facelift so that it doesn't feel like a runner-up to their pride and joy, The Beach. We were happy with our stay and wouldn't hesitate to recommend this hotel and Tulum!

Hotel and make little improvements here and there, Cabañas Tulum has been one of the oldest Hotels on Tulum's beaches and since 1974 it has been known as a little hideaway for many people coming down to Tulum with or without their family. We insist on Cabañas Tulum's uniqueness and flair and don't want to compare it with our sister Hotel the Beach as it is very different in category and style.

The basic rooms are just that. We upgraded as soon as we got there and the difference was night and day. Our new room was minimalistic yet Eco-chic. The king bed faced a double glass door that opened wide to receive the warm ocean breeze and a spectacular view of the ocean. Our door stayed open practically the whole week. As if the view weren't enough we had our own private rooftop "bed" for sunbathing and a tub for cooling off or whatever. We had complete privacy on our rooftop day and night. It's another reason we chose to go back. Back downstairs we accessed the beach from our patio and could walk to a small patch of coconut trees where another beach bed awaited. the beach beds were simple yet the appeal is profound. There was room to snuggle or spread out. Another plus for this place is the amazing breakfasts they have to choose from and include in the price of the room. The service was always excellent and the staff very helpful and friendly. We rented a car so we ventured out and explored Tulum. After doing much research and comparing similar type accommodations in Tulum, my husband and I are convinced the simple things are what separate this place from all the others. Rather than chance being disappointed, we will continue to visit Cabanas Tulum when visiting this part of Mexico.
I should probably mention we did have to access our roof by going right outside the entrance to our room, walk through a little sand and up a flight of stairs. No biggie but it would be nice if there were at least a stepping stone. There is a pool that reminds me of a lazy river. We never swam nor did we see anyone else except a duck that called it home. Oh, well. We came for the ocean anyway. Kite surfing was very popular there if that's your thing the conditions were perfect. Enjoy!!!

For your information, you upgraded from a Beach Front Room to a Deluxe Superior Room which soon will be part of our sister Hotel The Beach Tulum. We have been sharing the same lobby for some time, however very soon the new lobby will be open and all Deluxe / Superior rooms will then no longer be part of Cabañas Tulum the new Hotel THE BEACH will have its own website, contact address, reception and staff!

This review is a bit extensive but hopefully helpful.

To get here: Arrive at Cancun airport and take the ADO bus (located in front of the airport) to Playa Del Carmen (45 minutes). This will cost you $11 USD/person. At the bus station in Playa buy a ticket on the ADO to Tulum (45 minutes to 1 hour)-- I think it was $4.00/person, or walk to Calle 2nd & Av. 15 to catch a collectivo (40 pesos/person but will run you more if you take up seats with luggage-- these are vans). Once you arrive in downtown Tulum, catch a taxi right outside the bus station and ask them to take you to Cabanas Tulum (70 pesos).

When you arrive they welcome you with a fresh drink and are very friendly/accomodating. They had our room ready to go about 30 minutes prior to check-in time. The room was exactly as it appears online- beautiful. The bathroom exceeded my expectations- awesome design and just cool to be in. The bathtub is huge with jets, and I cannot commend this resort enough for having HOT water. I mean as hot as you want it, they've got it. Our resort in Playa didn't have hot water.

We stayed in a superior deluxe room. It had a roof top soaking tub (also as hot as you want it) along with sun beds. We spent several nights up here as there was a meteor shower while we were there and the stars were amazing. The room was huge and had a large sofa and patio. The patios have hammocks and are literally inches from the sandy beach. We had an unobstructed view of the ocean for perfect sunrises and evening champagne on our deck. The french doors that open to the beach are huge and cool and they have bug screens. You can literally open the doors and run as fast as you can first thing in the morning across the beach and into the perfect ocean- it's out of a dream.

The pools are beautiful but we spent all of our time at the beach. Next time we will use the pools but this time they were building a new entrance to their hotel near the pool-- which looks awesome, I can't wait to see the finished product on our next visit. The grounds are impeccable.

Ziggy beach club/bar/restaurant is affiliated with the hotel and is directly next to the hotel. You can charge stuff to the room which is convenient. Here's where things get better: the food is amazing! Best food I've ever had on vacation anywhere. Our next week in Playa was such a disappointment compared to the food at Cabanas Tulum. It is all very fresh, never gave us stomach problems, and is very authentic. We ordered the fish tacos, tequila shrimp tacos, tuna nachos (won tons layered with fresh ahi!), and one night had a lobster dinner. The dinner was awesome. Jose, the restaurant manager put on a great show for us- really pulled out all the stops and made a flame filled dessert show right in front of us and just for us (we were the only group there that evening).

Every morning you get free breakfast off of the menu. Such a great deal! Great things to choose from (try the ham & cheese baguette or croissant and don't miss out on the fresh fruit shakes!).

Another great thing about this resort-- it was never crowded. Enough people to socialize if you wanted to, but few enough people that you never had a problem getting a table, a drink or service. Their restaurant is very open, sort of an indoor-outdoor and very cool. There is an outdoor pool table in the sand. The bar has swings around it which are pretty fun to sit at.

The ocean here is amazing. The most beautiful beach in the world. No crowds or smell like Playa Del Carmen. Just perfection. We carried our beach loungers down and put them half in the water and there wasn't a person next to us. It was straight out of a corona commercial and the fabulous servers at Ziggy's just kep the drinks coming-- very well priced by the way! Two-for-one all day long on the beach, you can't beat that. Making beers about $2 and margaritas $4. The food is a little more expensive but you totally get what you pay for. I'm still dreaming of those tuna nachos.

Freebies: beds on the beach, chairs, umbrellas, whatever- you don't pay for the beach stuff. Very nice. Bottomless chips and pico de gallo at the bar (the good kind! warm with fresh oil). Fresh beach towels at the front desk whenever you need them. Fresh drinking water at the front desk whenever you want it. We even received a free bottle of champagne in our room since it was our honeymoon- very thoughtful.

Check out their website- they have nightly events going on and will accomodate you in anyway. When we arrived it was just us and one other couple that wanted to do the tequila tasting but Cecilio at the bar was awesome and really entertained us with his tequila knowledge.

Other great things: shops/restaurants/bars/kite-surfing rentals/snorkeling all nearby. Walking or bike riding distance (the hotel has a couple of bikes to use for free).

I can't say enough great things about the staff, they really went out of their way to accomodate us and make sure that we are/were happy in every way. I love this place!

Tips: bug repellant. Put it on early and often. Just because you can't see them doesn't mean you aren't getting bit. It rained a little while we were there and this brought out the mosquitoes one night who gave us no mercy. Rent a bike. Just get one the day you arrive and lock it up at the front desk- use it whenever you want to visit the nearby sights. Get a massage! Their prices are great- $80/person for 90 minutes. You can't beat that. I wish we'd have done it but just doesn't get around to it. We had friends there who did though and they do it right in your own room. Wake up early even if you don't want to. In the winter the sun sents a little after 5:00pm so make the most of your sunshine by getting out there early!

We're already planning our next stay :)

Room Tip: deluxe superior rooms have rooftop decks with soaking tubs. All rooms are nice!

There are many things to see and explore when coming to Tulum, I suppose the most impressive thing you described here are the never crowded beaches and the stunning Sea View, waking up with this backdrop surely reminds you to be in paradise or in a very famous beer commercial :).

I highly recommend the Cabañas Tulum!! I booked here for a week on the recommendation of a friend. The staff was amazingly nice and helpful. Thank you, Rafael, Sandy, Mayomi, Tanya and Adrian and everyone else!

Our room was a superior deluxe, ocean front. So incredibly peaceful. I walked up and down the beach and our little slice of heaven was by far the best. The breakfast included at the Bistro restaurant was delicious and a definite plus.

One of the best vacations I have ever taken and I plan to go back!

P.S. I do agree with a previous reviewer that little foot basins to wash feet at the front and back of the room would be ideal.

Me and my husband visted Cabanas Tulum 3 times within last 18 months and we are going back next week. Beaches in Tulum are magical and Cabanas Tulum has very good value.
The hotel was renovated and new rooms were built and open in August 2011. They are very modern with electricity and AC. The bathrooms are clean and have both showers and bathtubs.
The Delux rooms have amazing views at the ocean and Superior Delux rooms have additional roof deck with a bathtub.
The Breakfast offers good variety of food although the service could be better. Sometimes they are very slow so if you are hungry in the morning get ready for 30 min wait before you get your eggs.
Every time we had airport transportation ordered through the hotel and we were not disappointed.
The restaurant is good and if you want to try more local food then there are lots of options within walking distance from the resort.
I highly recommend this place, it has the most beautiful beach in Tulum.

Room Tip: Seuperior Delux room is overkill, you will never use the roof deck.
