We love this place and have stayed here many times. The food is exceptional, the music and ambience in the evenings is perfect and the owners ,two Americans who have run this retreat for twenty years,are friendly and helpful. The rooms are comfortable and offer a range of different sizes.Sitting in the restaurant at breakfast and watching the world go by is one of my fave things to do. Highly recommended.

I just stayed her with my family for a week and would highly recommend it! The staff was super friendly and helpful making recommendations for restaurants, sightseeing etc..The atmosphere was laid back and relaxing. The rooms were clean and were swept out everyday, fresh towels and inns replaced as needed. There was plenty of hot water and fresh drinking water provided. We had a car to get in and out of town, but there was a small convenience store, souvenir shops and other restaurants nearby within walking distance. We had dinner at the restaurant and it was very good with excellent margaritas! Wifi was available in the restaurant, but sometimes I was able to get a connection when I sat on the beach out front, otherwise I just sat in the bar to stay out of the servers way. There was always enough chairs on the beach and wasn't super crowded. The beach was a little rocky and rough for us so we only waded in a bit, but saw plenty of people go in. We just went out and explored other beaches and cenotes for swimming. We checked out a number of other hotels on the beach for future trips, but nothing impressed us as much as Zamas. If we come back to Tulum again we will definitely stay here.

I stayed at Zamas for 2 nights and loved it!! It was my first 2 nights of a 2 week backpacking trip in The Yucatan. What a great choice! My room was right across the street from the beach and wonderful restaurant. My room was spacious and clean. The location is great too. Everything you need is in walking distance. If you want to get around a little faster, there is a place that rents bikes as well. I would recommend renting a bike and cruising around the area. There are some gorgeous beaches where you can be completely alone.

This is how we go there:
We arrived at cancun airport, hit the ATM to get pesos, exited, and immediately took the ADO bus to Playa del Carmen (140 Pesos pp). The ADO buses are located outside terminal 3 to the right, you can not miss them nor the employee selling tickets. There arent any direct bus service from the airport to Tulum, only from the other bus terminal in the city of Cancun. Bus ride from Airport to PDC took 1 hour. Bus was clean, had AC, made 1 other stop only, and had a bathroom
Once at the PDC bus station, there were no ADO buses running to Tulum, so we took the Mayab bus,which was 38 pesos pp. Cheap! These buses had no bathroom, were a little run down,had a urine stench, made alot of stops, was not on time, but had AC. We didnt care, we just wanted to get to Tulum. Once in Tulum, we walked to the San Francisco store (12-15 min walk with rolling carry on luggage). We bought ice, beer, and a foam cooler. From there we took a taxi to Zamas (70 pesos).
Now to Zamas:
We walked to the reception desk, and immediately greeted. Atmosphere was relaxed, the ocean was 3 different shades of blue, and great vibe. We had the last small beachfront bungalow on the beach(south end). Think there were a total of 4 or 5. There were 2 hammocks in front, a palapa with some wooden recline chairs, and some sun beds. The bungalow was clean, petite, steps to the water, and romantic. 2 bottles of water and beach towels were provided. There were outlets to charge your electronics, no converter needed. Light in the room was 24 hours. Very eco friendly. There was a fan above our bed. We didnt have a/c, and no need for it in January.And remember, do not flush the toilet paper down the toilet!
The ocean when first getting into was a little rocky, then it was soft sand. Water wasn't that calm, but not rough. Zamas is on a little cove, and not the best for swimming I would say.
We walked south on the road, which was busy, to see other hotels. On the way back, we walked the beach. Wow, that side of the beach was beautiful. Big was much bigger, ocean was better for swimming, but it was crowded. The walk from Le Zebra to Zamas on the beach took about an hour. The walk was amazing. Def recommend doing it.
We ate at Zamas. Food we ordered was excellent. We only ordered the BBQ chicken pizza (120 pesos), guacamole (65 pesos). Pizza just wasnt crispy, but still very good and fresh.
The margaritas with Don Julio were amazing. All alcohol and fresh lime juice ( 90 pesos), well worth it! 70 pesos for a regular margarita.The beers were 30 pesos. Very affordable place to eat and drink, especially for being on the beach, the romantic atmosphere (at night) and the freshness of the food/drinks.
We only stayed for 2 nights, which was enough for us. We wanted to explore different areas of Riviera.
Only cons I can think of were the mosquitoes in the room at night. I know they are impossible to keep out. It did not bother us. We didnt use the net on top of our bed, and we did get bit. Our fault, but you are in tropical Mexico. Use the net! For not using repellent, not bad at all.
The beach definitely beautiful, but not the best for swimming. The road is busy, and if you do not like car sounds from morning til night, it may bother you if staying at the beachfront rooms. We didnt mind it at all.
Everything else, all pros. Definitely try to stay here for at least 1-2 nights if within your budget. Our small beachfront cost $370 usd total for 2 nights.
We are going to stay more south next time, just to have a better swimming beach and less traffic on the road.

Room Tip: all beach front rooms have the same view of the ocean, not to worry.

Just came back from a few days at Zamas and had a wonderful time.

Room:
We stayed at one of the Ocean suites across the road from the beach. The room was HUGE -- two kings and a single. This would be great for a large group. Our balcony faced the ocean and had two hammocks, two recliners and one lounger. It was a fantastic place to hang out. Also, I had read somewhere that because Tulum is off the grid, Zamas does not have power outlets in its rooms or fresh/hot water in the showers. Not true: our room had ample fresh, hot water and outlets.

Restaurant:
The food a the restaurant is delicious. Definitely give it a try.

Location:
This depends on what you are looking for. Zamas is in a lively location and is very walkable to other restaurants/bars. For this reason, it's not super quiet or remote, but it is very convenient.

Beach:
Not the best beach section of Tulum, but you can easily walk to other, better sections. We hung out at Ziggy and Akin beach clubs for our beach fix and then came back to Zamas for the food and live music.

Tip: Get a massage from Margo (margoinmexico@hotmail.com). She will come to your room, takes PayPal and is literally the best massage I've ever had.

I've been going to Mexico for decades, all over. I have had the full spectrum of Mexican experiences, a very few negative, 99% wonderful. Have been to Zamas dozens of times and have recommended it to almost all my friends; not to the ones that need air-conditioning, though.
This is almost a second home to me, so I am very biased in favor of the place, the owners and the employees.
I have read the reviews on this site, and they are pretty accurate - This is a special place; Mexico,Tulum, the World, are all changing...Zamas has stayed the same, an island in an increasingly busy and commercial universe. I think the reason is the "mom and pop" ownership. What you read about the place is essentially a commentary on this couple (and their daughters who split their childhood between Tulum and the States). This is a homemade, artisan phenomenon. I have, over the years, as I was relaxing in the open-air restaurant, near the check-in desk, seen countless first time guests arriving- exhausted, wary, confused. I've seen them change, literally overnight. The scene the night before they leave is often a very touching farewell. Marvelous and sweet.

Room Tip: I have stayed in every one. They are all different - some small, others huge. Loved them all.

My partner and I just spent 10 days in Tulum,spending the first 5 days at Zamas. I can't recommend it enough! Absolutely beautiful and tranquil. The staff is so friendly and helpful and the food was fantastic! We stayed in a room right on the beach which I highly recommend. We moved to a different hotel further North and we were so disappointed. It was really apparent how truly special Zamas is once we were at another hotel-we even tried getting out of our reservation to go back to Zamas. I would definitely go back to Tulum and I would ONLY stay at Zamas
