My wife and I spent 7 months renting one of their apartments. We enjoyed the spacious living area, large kitchen and bedrooms. The building is kept clean with a great garden area. Manuel, Isabel and their sons are fantastic hosts and can help you with any request. They are like family to us now! Very easy location to access all that Tulum has to offer. We definitely would stay here again in the future. It was a great place to get the "real" feel for the local culture. A tip for future renters, the Super Poot at the end of the street has the COLDEST cervezas in Tulum!

We travel regularly to Tulum for diving and was sent to this hotel when our regular place was full. We stayed here for two weeks in Dec of 2012. We had a large two bedroom condo styled room with a private entrance on the second floor.

The spacious bedrooms are separated by the small bathroom. Each bedroom has its own air conditioning (that we did not use) and a ceiling fan. The full size kitchen is lightly equipped with a few pots and pans but does have a full set of dishes. The kitchen was also equipped with a microwave and drinking water dispenser.

The living room space is oversized. There are two uncomfortable padded concrete benches that are meant as couches. There is not a TV nor did we have the need for one. There is a small built in dining table that suited our needs to breakfast and writing in journals.

The bad part. There was not any hot water for the first two days as the water heater was off. In the two weeks that we were there, the hotel ran completely out of water twice. No showers. No flushing toilet. That's pretty bad.

The hotel does come with internet...if you like standing on the balcony to get any reception. There is no reception in the room due to the weak (probably cheap) router that only broadcast the wifi signal as far as the outdoor balcony.

It rained hard a couple of times in the two weeks that we were there. The entire roof drains on to our back balcony and the floor is sloped in to the apartment instead of in the garden. So that means the entire kitchen floor was covered by about an inch of water. Twice.

The good part. The live in manager, Emmanuel and his wife, are super nice. Got on top of the out-of-water situation pretty quick. When the kitchen was flooded, they quickly came and squeegeed the water out (the fact that they owned several floor squeegees tells me that this is a common occurrence). The hotel is on the edge of town which means it's pretty quiet for sleeping. There are a lot less horn honking bread buskers that come by every 10 minutes. The walk to town only take five minutes and we did it daily for our dinners.

While I wouldn't jump at recommending the place to everyone. If you are in a pinch, this place will work. I do note that there are three other hotels that I am very familiar with in the same area that charges exactly the same price with significantly better product. Two of them has a swimming pool. At least one of them provides a light continental breakfast. All three are of similar proximity to the town and charges the same daily rates. We would have chosen the other places but again, we were left with little choice given our last minute travel plans.

We came back to the Mayan Riviera to do some more diving and decided to stay at Posada Tulipanes again. The court yard area is grown up with the new plants we saw last year and the place looks great. Manuel the manager attended to our needs and the staff kept our room very clean and spotless. They have installed a new water pressure system and the added pressure made the showers even better. We would recommend these spacious 2 bedroom apartments to anyone. The kitchen is well equipped and we often made breakfast before venturing out for the day. They have added WIFI, so we were able to surf the net and check our email back home. Thanks for making our stay exceptional.

I stayed at this hotel with my husband and our 2 children. The kitchen and living room were very large and the two bedrooms also spacious with fan and a/c. We did find the beds a little narrow. The fully equipped kitchen was very handy. The location is quiet yet close enough ( about 10 min walk ) to the centre. The staff was friendly. We paid 900 pesos which we found very reasonnable in Tulum.
We ate at a very good restaurant close by The Camello, their fried fish is wonderful !

My wife and I enjoyed our stay at Posada Tulipanes for a week in January.
We found great restaurants such as Azafran, Tacos Diaz, Pollo Bronco etc.
We enjoyed the ruins at Tulum and Coba abd the beaches and cenotes around Tulum
It would have been better if we could have stayed a week longer.
The roms were spacious, quiet and well maintained. We would highly recommend this place to friends and we will hope to return in the future.

I went to Tulum with my wife on a get away trip. We were going to spend most of our money and time knowing the area, so we just wanted a cheap place to stay that was centrally located but not so in the middle of things that we'd be kept up with all the noice. This was perfect. The place felt very safe and the rooms were clean, with daily maid service. The staff was very friendly.

My husband and I went in November this year we had a incredible, the place is very clean, very personalized service, the place is in an area where you can walk on the beach is clean, the truth my husband and I will return to this place every year.
because we liked a lot, I recommend it 100%, my relaxing and natural environment.
