In short, this is a nice hotel with a great beach, but it is on the pricey side compared to equivalent nearby options.
Location-wise, it is definitely on the best part of the Tulum beach, the beach front rooms have an amazing view, the hotel beach offers nice sun chairs and umbrellas, the breakfast included in the room price is totally fair, offering different choices and being served in the hotel restaurant with a great view, and the hotel staff are helpful and friendly and speak both English and Spanish. We had very nice dinner and some nice lunches at the hotel restaurant. We really appreciated the wifi availability, we could even connect to the wifi on the beach. Contrary to an eco-hotel we stayed at nearby, the rooms offer an electricity plug in the room, highly appreciated. For background information, this was the second hotel we stayed at in Tulum and we were here for 6 nights.

If you are considering staying at this hotel, you should know that many of the garden view rooms are located close to an electricity generator which makes an incredibly loud noise - anyone sensitive to sounds better stay in the rooms closer to the sea or to the hotel front desk (the noise warning applies to rooms 3-6 for sure, possibly also others). The rooms were spacious but a bit old, with no frills, which surprised us a bit considering the room prices. (The website says the rooms are for 3-4 people, but I wouldn’t recommend staying more than 2 adults in one room unless you are siblings or really close friends as there is only one room, and in the beach front rooms there is no door to the shower/wash basin area.) When it rained heavily one night, we woke up with large puddles of water in our beach front room, coming both from a leak in the ceiling/roof and from underneath the door frame because of the wind. Not problematic, but again, not quite expected at this price level. After the rainy/windy night I mentioned earlier, a lot of seaweed had been washed up on shore; during a walk along the beach we noted that many neighbouring hotels were removing it from their beaches, but the Hip Hotel only did something about it late on the second day.

All in all, we enjoyed our stay at this hotel very much, mostly because of the beautiful south Tulum beach, but I do think that the prices are a bit high for what is on offer, compared to nearby places.

(If you are reading other reviews, do note that the current owners, who also run the Ana y José hotel, have only had this place for around a year we understood from the manager, so any older reviews refer to the hotel under the former owners.)

Room Tip: The beach front view is great. If you are sensitive to sound, avoid garden view rooms next to the electricity generator.

A perfect blend of rusticity and beauty. Lay on your hammock, drink a beer, eat some shrimp tacos. For those who find it hard to relax, this is the place to do it. We did not wear shoes the entire time we were there. Bring a lantern if you have room, not much in the way of lights (although this is one of the few hotels with 24 hr electricity), WIFI is also a nice surprise. Take a walk down the beach, grab a drink, a great meal.

After a lot of careful research, we booked a three night stay at S&S Hip Hotel, and couldn't have been happier.

The round-trip private transfer from the airport was in an immaculate, air-conditioned van with uniformed driver. Much better than trying to arrange things on my own - it was reasonably priced, and very clean and safe.

When we arrived on property we were greeted warmly by the front desk, and they took us to our room. We stay in room 17, and friends stayed in 18 (the best rooms on the property appeared to be 16-17-18). The ocean front rooms are beautiful, and highly recommended. You won't hear anything but the ocean breeze, and it's maybe 50 paces to the beach chairs. It's a completely unobstructed view out your front windows and door.

As far as the room goes, we were pleased. There was towel service and cleaning daily, complimentary water, and lots of room for things. It's not a hut, and is a solidly built room. The hot water is in short supply, but the sinks, showers, and bathroom areas were all clean and well kept. There is also a safe in the room, and we could connect to the front building's wi-fi access. The beds were clean and comfortable, and the rooms were bug-free.

The restaurant was an unexpected highlight - what excellent food and service! The views off the deck of the restaurant were spectacular, and the included breakfast was very good. Homemade bread and jam, eggs, fresh cut fruit, and coffee (unlimited refills) and orange juice were all included in the room price. We also had a lunch there and several of our friends came back to that restaurant for lunches and dinners.

I would choose Hip Hotel again, and would love to go back soon. What an excellent value and location.

Room Tip: The ocean front rooms, 16, 17, 18 are by far the most desirable. They are close enough to the beach to get the ocean breeze and sounds of the waves, and you don't hear any other noise. Some of the rooms in the back of the property are too close to the road, and you'll hear traffic noise.

fantastic beach. nice, spacious, clean but still rustic looking room. Nice breakfast included. the water pressure and temperature were the major dissappointment, and to a lessor extent, the fact that the restaurant and bar close very early. But a very nice place to stay on the beach, and with good proximity for diving, snorkling and visitin the tulum and coba ruins and the bio sphere park.

Great romantic getaway. This area of Tulum is fantastic. The beaches here are much quieter than others as the hotels are smaller. And a walk down the beach in either direction will find other great restaurants and drinks. The restaurant here is nice and the staff is the best! Even the included breakfast is great, with eggs coffee and fresh juice. If you want all the comforts of home you might not like it, but if you're looking for a relaxing beach getaway with fantastic food all around this is your place.

Room Tip: Oceaview is a must.
