This was a fantastic place to use as our base of operations while we did site seeing around Mexico. The rooms were very affordable and clean. We had AC, TV, and free wifi. Took about a minute for the water to get warm in the shower, but then it was all good. There is a little bit of traffic noise, but that didn't bother me.
The owner and staff really are terrific. They took time to tell us about the area and make recommendations, but they weren't at all pushy. They really struck me as honest people who enjoy what they do.
The hotel is on the main road through town so you can walk to shops and places to eat. It's a short drive to the beach and the Tulum ruins. It's also on the highway that leads to the Chichen Itza and Coba ruins.
I was afraid this place was too good to be true, but it was exactly what I expected. If you don't need to be right on the beach and aren't looking for fancy, I'd highly recommend this place.
