Nice and quiet, with a feng shui garden full of charm, palms and flowers, large swimming pool and enormous palapa with meditative music. Good place for rest, meditation and inspiration as well. Large, clean rooms with fridges, fans and aircon (which when I stay in Mexico I do not prefer ;)). Separated enough from the main 307 road, but all Tulum's best restaurants and tacoeires in a range of a short walk. Just one of the best places to stay on the Riviera Maya and sure the best one in Tulum.

Villas H20 is a beautiful, comfortable, and quiet place to stay in your visit to Tulum, but there is NO SIGNAGE for the hotel. If you are driving from Carrillo, it is the very first right after the police check point, follow signs for Don Diego de la Selva. The street it is located on is not on any map of Tulum, so please do yourself a favor and do not miss staying here, but do not forget to call on your way for directions.

After 45 minutes of lost desperation, we arrived ready to fight with the proprietor. I am ashamed I forgot the name of Thor's owner, but he was kind and calm, and so welcoming as he explained why the hotel is so difficult to find that we immediately forgot that we were upset.

As others have said, this is a "European" style hotel, meaning simple decor, small bathroom, and best of all, delicious strong coffee with your complimentary breakfast. In fact, this was the best coffee we had all trip! :)

BONUS: The taco stand across the street "Tacos del Rey" (The King's Tacos) are hands down some of the best I've had in Mexico, with the best nopalitos. Also, don't miss restaurant Los Aguachiles either.

Room Tip: If you are travelling in a group, I'm sure you could call ahead here and reserve several rooms and feel like you are in a private villa!

Stayed here for two nights and this place topped our expectations. We had a ground floor room that could accommodate 3 adults. Quite spacious. Not too much closet space if you are used to the US based chain hotels, but then this is not a chain hotel.

The service from the moment we stepped in was very personal. Right from the dynamic and efficient hostess, Tasha, to the rest of the crew. The outdoor pool was nice sized which was a pleasant surprise. In one section of the pool they have a 2 meter deep area - guess to practice diving skills - they offer diving coaching too by the the local pro.

The hostess gave us several recommendations on local eataries, which were SPOT ON!!

We commuted by cab and Tasha arranged a cab for us on most occasions.

Breakfast was basic but tasty. Other great asset was their landscaping. I went and shook hands with their gardner - which startled him but he definitely deserves kudos (or whoever is responsible for all that beautiful landscaping). Nothing is excessive here, everything is used optimally, which makes you feel good about your stay. May be some day the big chains can adapt this model.

Additional info: Rooms have an A/C and a dorm sized refrigerator but no TV (thank you). Wifi connectivity and signal was great. Rooms were spotlessly clean. Clean laundry every day. Beach towels available - just need to ask. Two excellent restaurants within one block.

We stayed at Villas H2O in April 2013 for 3 nights while visiting Tulum. We absolutely LOVED this hotel, the rooms are comfortable and modern and have a beautiful view on the pool below.

But the best was probably the kindness of the staff from the owner Min to the manager Tasha and the local staff. We were there with 2 young kids, a 2 1/2 year old and a 8 months old and they were playing with them and always making sure we had everything we needed. We couldn't have asked for a better service.

We would recommend this hotel to anyone, couples or families. It's close to Tulum center and within short driving time from the beach, cenotes and ruins.

One of the best addresses in Tulum guarantee.

What sold me at first was the architecture. The property design is exactly what I would build for my self given the means to do it.

The room was bright, clean, minimally decorated with good lighting at night. The king bed was great, towels were plentiful and there was free wifi (no TV). Biggest plus was the mini fridge in the room. There is a good quality a/c unit and a ceiling fan, as well as two big doors that open out onto the balcony / patio.

Overall the feel of the property is rustic and intimate. Very clean compared to other properties in the immediate area. It was close enough to town for me to walk or bike (I only took a cab when I came and left with luggage, $70 MXP round trip), but far enough away to put some healthy distance between the hustle of the plaza. The roads could use some work and bring a flashlight if you venture out at night, street lighting is rare until you get to the town about 500m up the main road.

The service was excellent; a simple but tasty breakfast was made fresh every morning to my liking, fresh squeezed OJ and amazing coffee. The staff were very pleasant and welcoming, but most importantly, they were genuinely happy to be there.

Tulum is a nice town with plenty going on around the main plaza area. It has a very special vibe that is hard to describe, but it just felt right. After hours on the weekends there are parties that go on all night and into the morning. Plenty of restaurants and spots to get a drink and chill.

Some con's that have more to do with the location and the hotel:
There is a police checkpoint on the main highway about 150m from the hotel, at night the noise from trucks stopping and starting can get obnoxious. My solution was to close the patio doors and turn on the A/C. It helped a lot.
In the afternoons there are some street peddlers riding around on bikes who honk their horns constantly to get attention - I got to used to it.
Roosters in start about 4:00 in the morning. It's a pretty rural town.

Room Tip: There are only eight rooms to choose from in two connected buildings, the top (3rd) floor isn't ready yet but when completed it will be a suite with a kitchen.
