I have been going to Villa Kiin for approx the past 6 years and have seen the place grow and change.
The place is safe, clean and the staff ( the ladies at the front desk and our pal Nicholas) do all they can, and what ever we needed....
The cove is simply divine, the water crystal clear, and a dream for people lie me who are good swimmers, but a bit timid...snorkle out to "the rock" and you will see so many fish! We would go to the supermarket downtown...really a village sort of downtown ,purchase crackers and feed the fish.....we eat locally, and can recommend Loncheria 2 blocks away for authentic mexican lunch and early dinner....also minions...on the bay side f the island...
we love villa kiin , and recommend it highly.....

We love Mexico and Isla, we loved this location (next to the beach and everything) and the garden courtyard. Basically for the price it was disappointing especially due to the fact that they give you the price of the room in USD and then you have to pay in pesos at there inflated 'bank rate'. This was not something I could foresee and would have brought travellers cheques to avoid this increase of about 17%. That would have been the only way to pay in USD and avoid this mini scam. I do feel that around every corner there was some kind of scam being played on us, it can be a problem in many 3rd world countries. Anyways when you are paying $100 a night for an OK room you really wish they weren't pulling something like that, I mean that is a fair price. For all the positives I have said I would go again but with the cheques for the room. I just wish the breakfast place let you self serve, it would be way less frustrating.

Room Tip: Mayan rooms had mosquitoes the family room had cockroaches choose Pakal.

POSITIVE: The only reason I gave this a 3 is because the lagoon is wonderful and the coconut grove gave the feeling of being in a jungle. We are NOT all inclusive people and rather enjoy rustic accommodations. We were on our honeymoon and looking for quiet, clean and a beach. NEGATIVE: First thing that happened was we did not see the 'rules' at the front desk informing people the beach chairs are not included. We had a nasty altercation with one of their workers who demanded we put the chairs back or pay $10. Explained we were staying there and should be included. Front desk informed us they aren't. The waves were coming up so high that we couldn't put our towels down on the sand or they would get wet and they still refused to accommodate. We did NOT stay on the beach again. Further down the North beach you can pay the $10 AND get soft drinks included. POSITIVE:The room (#4) was clean albeit really dark all the time but we really were only there to sleep and since it had a TV we were ok with this. NEGATIVE: The plumbing was an issue. The shower had NO water pressure and the toilet had issues with waste. We understand there is no real sewer/septic systems in place here and we placed our paper wipes in the trash can provided. The toilet STILL had issues. Imagine being sick to your stomach and not being able to flush your stomach contents down the drain. UGH. POSITIVE: WIFI was iffy at the best of times but there if you sat in the lobby.NEGATIVE: **DO NOT STAY OUT PAST 11PM** They lock all the gates and there is no one at the front desk to let you in. We found out the hard way at midnight. We had to squeeze through other areas to get to our unit. We were told to knock on the door when we inquired the day after however that didn't help us the night before when NO ONE ANSWERED THE DOOR! I wouldn't stay here again. It wasn't worth the price and since we refuse to pay for beach chairs at a place where WE ARE STAYING we will not return. SUCH POTENTIAL but very disappointing.

Room Tip: don't stay here. It has an amazing location but that is it! Very dark, poor plumbing, unfriendly...

The location can't be beat - practically private lagoon beach packed with tropical fish made for a first-time snorkeler's idea spot. Great for young kids, as the lagoon is pretty well closed in, and the "drop off" is so gradual that a short adult can walk all the way out to the breakwater without having to swim. Yes, there is a monolithic hotel directly across the lagoon, but there is still plenty of view and you get used to it after a day or so.The coconut grove in the courtyard and all around the hotel was lovely, as was the feeling of a mini-resort...until you get inside. :-( Villa Kiin seems to be riding on its awesome location to keep the guests coming, but when they arrive they are left wanting. We booked the "Family Room" 12 the "family room" of which there are conspicously no pictures on the Villa Kiin website - no separate spaces, just a double and a king sized bed (the king was reasonably comfortable, the double was strangely small and cramped for our teenage son) and the only option for "privacy" was to use a rope and hang an blanket between the beds. TV was small, no remote. Air conditioner worked great - quiet and efficient. But the plumbing.... the volume out of the shower was pathetic at best, and the temperature had "moods" depending on who else on the floor was using hot water. The toilet, however was unacceptable - barely flushed #1s... could not handle #2s. Had to call the custodian twice - second time we were given a plunger and told "not to put the paper in the toilet, put it in the wastebasket" Sorry, Villa Kiin, but there are just certain basic things that your tourist guests consider a bare minimum, and being able to flush toilet paper and waste are one of them. We understand that the plumbing has been there for years and will likely be difficult and expensive to fix, but considering the $100 CDN per night we paid and considering how packed this hotel is, you have to find the $ to fix this issue. (Halfway thru our stay, the septic or sewer connected to the hotel backed up into the street and it took 2 days to get it fixed) The promised WiFi did not work in our room (which was right off the "Reading Room", didn't work there, either...) and our son had to sit in the foyer to get WiFi. The kitchen was basically a joke apart from the 5 gallon jug of flitered water avaiable to fill up your water bottles... just a microwave, a sink, some plastic plates and cutlery and what seemed like a 12 watt bulb. Halfway through our stay a coffee maker showed up, with no filters. The maid service was great, front desk was friendly enough. Had an okay time (if we can put aside the plumbing) but wouldn't stay again unless the basic ammenities were upgraded, just to basic standards of "water flow".

Room Tip: Family room not worth the price, thatched huts seemed sketchy, try the "main building" roo...

We had a large group that could have been unwieldy. Everybody that worked there was great, and the lagoon is great for kids and adults to swim in without worrying about them floating off. There are different desires when folks come down to the Yucatan, and Villa Kiln caters to those that like the hip side of funky. Communal kitchens, nice sitting areas with hammocks and gathering places. It is not the place for the resort inclusive types, but we found it perfect for our needs. Adults and kids alike had a brilliant time

We just got back from a 4 night stay at Villa Kiin, and we'd love to go back year after year! We stayed in Room 4, and although I agree with several other reviewers (the room was a bit dingy and dark) we weren't there to spend a lot of time in the room, we were there for the beach and it did NOT disappoint! Honestly, this is probably the best location on the island. The private cove that the hotel faces is filled with tons of fish and other marine life and it is free snorkeling. Also, there is a great beach side bar and yoga school right across the street, so there is plenty to keep you entertained near by.

Beach chair rental isn't included with this hotel, but I'm not really sure it's included anywhere.

The service at Buho's is pretty terrible. But the juice, coffee, and toast are enough to start your day.

We recommend Rooster's for for breakfast and Lola Valentine's for Breakfast, Lunch, and Dinner (YUM!)

It's definitely not a 5 star resort, but it's perfectly quaint, quiet, romantic, and relaxing, which is just what we were looking for.

Room Tip: Bungalow rooms are the most charming, and closest to the beach.

This hotel is right on the North Beach. The rooms are musty and sprayed with a horrible smelling room freshener, and they certainly dont feel so clean inside.
feels very "crusty"
Paying over $100 a night, I really expected it to be at minimal clean. The staff was very difficult to communicate with and lacked friendliness. There were pretty much only interested in collecting your credit card info in case you stole the lock for the safe? The continental breakfast down the street was also less than. The joint venture they entered into with this place called Buho's was no better at customer service than they were at the hotel.

Room Tip: a room facing the bay would help deter the smell of the room "freshener"
