“Fantastic!”

Absolutely loved the location of Las Iguanas. Close to town but yet far enough to feel somewhat isolated. Beautiful water right below the pier. Snorkeling was great. The home is quite adequate..was not lacking whatsoever.

“Sweet!! Has it all for us!”

This place was "THE BOMB" for us, wanted to bring more folks along to join us...just amazing, has it all & will definitely be back!! Can't wait!

Very nice for a week this house was built strictly as a rental not really livable for a long period of time but for a week or two it's fantastic

“We love this villa!”

This is the third time we have stayed at this villa and we love it!! It is an older house but it has everything you need, right down to the slammer glasses! The upstairs suites are spacious with two beds in each room along with a full bath. There are two bedrooms downstairs, one quite roomy and the other is just a bunkroom with a very small bathroom. Downstairs there is plenty of room to sit and read, play cards or even watch TV if you feel the need to. The pool is a salt water pool that gets refreshed once during the week and is perfect. The palapa down by the water is a wonderful place to sit, have coffee or just relax. There is now table and chairs and lounge chairs on the upper deck which was a suggestion that we made last time. It is on a side road so very little to no traffic noise. It is about 2 miles to downtown so you can walk if you are energetic. There is a lot more parking downtown than there used to be so if you rent a car it is easy to park. Overall we are planning on coming back again next year and cant wait!!

Thank you for the review Knutson family! You are absolutely correct. This is an older house, with some quirks, but the location can't be beat. Directly on the ocean, large pool, beach area. We're glad you enjoyed your stay overall!

“Large ocean front villa with beautiful views, great snorkeling”

We rented this villa May 14-20th, 2016. I can't say enough about the property management (Victor) and the housekeeping. Victor met us at the airport and after we got our rental car, we drove to the house to meet him for an overview and keys. Both Victor and housekeeping (Naomi) were very attentive, the house was kept extremely clean with services each day. The saltwater pool was cleaned 3 times during our week long stay. The views are amazing - right on the ocean, there's a small lagoon and walk out area to see the fish, a ladder to climb into the water to snorkle. There weren't any life jackets available, so we purchased some and left those behind. There is no covered or gated area to park your vehicle if you rent one. I was concerned to leave our car parked out front each night, but all seems pretty quiet in that area of town and we didn't have any issues at all. The harbor is very close by - there was a fishing tournament going on while we were there. One note is that there is no washer/dryer with this villa. Victor was very helpful with getting some of our clothes cleaned for a very reasonable amount. I would classify this home as being handicap accessible - there are ramps and even to the pool area, there is a ramp where a wheelchair could be used to access the patio and pool area. The only thing that gave us any issues were the locks on the gate in front and the sliding patio door - they always seems to get stuck and required us to put effort into unlocking them. A/C in each room worked fine - one room upstairs was a bit hot and we let Victor know so they could put freon before the next visitors. We had a total of 4 people and this home had more than enough room for us. I would definitely recommend this location for those that don't need a sand/beach front location and is traveling with a large group.

“Location, Location, Location!”

This is a nice and secure home on the ocean just north of town by the marina. It has four bedrooms and four baths, a salt water pool, air conditioning in the entire home, and the greatest place to have an adult beverage, any time of the day.
Victor was the house manager and any call made to him was answered and anything we needed he was there to help. The housekeeper did a marvelous job and the place was always clean. Quentin serviced our pool and that is the guy that should be running the operation in Mexico. He was kind, spoke great English, and knew what was going on.
As said in the other reviews....the house could use a little TLC. It is an older home. There was one air conditioning unit that sounded like a DC-3 taking off and could use a new set of bearings and the towels do need to be replaced as they are a little thin.
I have stayed in nicer homes in Cozumel but never one with such a great area to hang out right on the ocean. The house is secure and is built for a family vacation and I am sure many great memories have been made here. There is a pool table in the home and parking for a rental car. The location is excellent as most places on the island with about a 10 minute drive to the airport. Also the internet worked great.
If you rent this place with the understanding it was not built in the last 20 years you will be fine. It is a great home. The water pressure in the showers was probably the best I have had on the island. I would definitely rent this unit again and hope to in the near future.
one more thing. It is possible this place could be used for wheel chair access. There was a ramp to get up and down and the downstairs bath had rails and a restroom that appeared to be accessible.
